Specification.Accommodation.The building comprises of five floors of office accommodation above a ground floor retail space. The common parts include a communal bicycle store with space for 5 bicycles, located off of the main entrance lobby, and 2 individual shower/changing rooms located on the fourth floor.

The entrance to the offices is located on Alie Street which gives access to the stair core and bicycle store, and leads directly to the lift lobby which gives access to the upper floors. The entrance is level with the pavement and is designed to give access to the disabled.

External Envelope.The external envelope consists of glazed curtain walling to the front elevation which curves around the side of the building. The rear elevation is comprises grey terracotta cladding tiles.

Window cleaning to the curtain walling is by long pole.

The plant is located on the first floor roof, which can be accessed via a door on the first floor landing.

Access Control.The entrance doors to the building are secure and are controlled by an audio/video entry system linked to colour monitors within each office. Access can also be gained using a fob key in combination with a proximity reader, which will release the door maglocks. The proximity readers will be incorporated within the entry system panels. The fobs will also be programmed to control access to individual office doors, the bike store and the communal showers.

The lift car interior is finished using mirrored and brushed stainless steel panels with recessed downlights and matt carpet, Ebony Earth by Amtico flooring.

The toilets and shower rooms are finished in a clean and contemporary style. The floor and wet areas are tiled in textured concrete grey porcelain tiles with black glazed ceramic brick-style tiles to walls. Lighting is provided using recessed LED down lights.

Contemporary white ceramic sanitary ware is installed in combination with single mixer chrome taps, hand driers and accessories. The waste system is accessible for maintenance.

Office Floors.Metal raised floor system; 31mm medium grade, gravity laid (on pedestals), metal deck floor (Ref. RGG600). 100mm void and 600mm x 600m tiles from ‘Kingspan’.

Specification.Mechanical Services.Heating and cooling is provided by means of VRF systems with exposed fan coil type units throughout the floors, together with roof mounted condensing units.

Fresh air ventilation is provided to the office spaces by individual exposed heat recovery units throughout the floors, the fourth and fifth floors share a unit. The system is designed to give a minimum fresh air rate of 8 l/s/person.

Landlord’s toilet ventilation is provided at a continuous rate of 6 air changes per hour. Shower facilities are intermittently ventilated on |a PIR switch at 8 air changes per hour and tenant’s toilets on the fourth floor are intermittently ventilated on a PIR switch at 10 air changes per hour.

All water services to the building are provided from a new booster set which provides supplies throughout the building. Domestic hot water is generated electrically in a cylinder at ground floor level and is circulated throughout the building.

The design criteria of the HVAC systems are as follows:

Specification.Electrical Services.

The offices have an allowance of 55 kVA. The power is distributed around the building via a new main switch panel which is complete with suitable outgoing ways to provide separate supplies for lighting and power on each floor, power and lighting to landlord’s areas, supplies to mechanical services plant, supply for lift and supply for fire alarm panel.

Each floor and the landlord’s areas have separate metering to ensure occupiers are only charged for the electricity they consume operating their heating/cooling, lighting and small power. The lighting and power distribution board and supply to each floor are sized to accommodate the tenant’s power requirements. Wall mounted cleaner’s sockets shall be provided within the core areas.

The building has a complete lighting installation including the provision of emergency lighting to BS 5266 using self-contained luminaires.

A Fire Alarm to provide type L2 cover throughout the building in accordance with requirements of BS 5839 is provided.

Disabled alarms are provided in the accessible WCs.

Communications.
