EASTERN PODIUM ELEVATION

The Easter podium elevation of the proposed development,faces the neighbouring Zenith apartment building. Thelower part of the podium will be screened by existing,established and well maintained planting on theneighbour’s property. Only a secondary service pathconnects the pool area to the tennis court along theproposed development. None of the recreational areas ofthe Zenith Apartments boarders directly onto the proposedpodium.

The existing building on the subject site shows blankbrickwork walls towards the Zenith apartments. Only thefloor levels are articulated with darker brick.

The future development locates mainly secondary and utilityfunctions (tanks, pump room and corridors) on the easternend of the podium. The articulation of the podium elevationwill be achieved by imprinting the same geometrical patternas on the south facing shear walls, and adding a balcony tothe conference room that provides a relief in the elevation.The balustrade on the second podium level is of solidnature, to allow for platers along the edges of the terrace. Aplanting canopy on the podium roof will complement theexisting vegetation on the neighbour’s property.

Only a secondary service path connects the pool area to the tennis court along the proposed development. None of the recreational areas of the Zenith Apartments adjoins the proposed podium.

The future development locates mainly secondary and utility functions (tanks, pump room and corridors) on the eastern end of the podium. The articulation of the podium elevation will be achieved by imprinting the same geometrical pattern as on the south facing shear walls, and adding a balcony to the conference room that provides a relief in the elevation. The balustrade on the second podium level is of solid nature, to allow for platers along the edges of the terrace. A planting canopy on the podium roof will complement the existing vegetation on the neighbour’s property.

The scale of the new podium on the eastern edge is approximately 2 levels only, with appropriate landscaping.
