The proposed building has the gym facility and outdoor terrace located at Level 3 (RL16.5).
This level is approximately two levels above the ground level of the eastern neighbour ‘Zenith Tower’.
The gym is actually set back approximately 11m from the centre of the eastern boundary with a breakout terrace on the eastern edge, being communal open space. The majority of the terrace perimeter is softened by screen planting. Any possible privacy impact is minimal. This places the edge of the gym approximately 21m from the nearest kitchen window of Zenith, ensuring minimal privacy or acoustic impact.
Further, there are no direct views into the balcony/living rooms of Zenith.

The articulation of the podium elevationwill be achieved by imprinting the same geometrical patternas on the south facing shear walls, and adding a balcony tothe conference room that provides a relief in the elevation.The balustrade on the second podium level is of solidnature, to allow for platers along the edges of the terrace. Aplanting canopy on the podium roof will complement theexisting vegetation on the neighbour’s property.
