INTRODUCTION

The Development team of AG Real Estate specializes in the research, finalizing and/or renovation of new office, residential or mixed use projects. It is active in Belgium, Luxembourg, France and Hungary.

This team of 35 people consists of “Development” project managers and “Construction” project managers who follow projects from beginning to end with the internal support of juridical, financial and fiscal specialists of AG Real Estate.

The Development team focuses on 4 axes: URBAN REDEVELOPMENT, TURNKEY PROJECTS, SUSTAINABLE COMMUNITIES & PUBLIC/PRIVATE PARTNERSHIPS.

The Development department is particularly proficient in “Build to Suit” operations dedicated for one occupant and in multi-occupants projects management. The capacity to finance projects with its own resources is also a major argument to strengthen customer’s confidence. Since 2009, the “sustainable development” became a leading impulse for every new project and a team was especially set up to focus on these new green technologies.

AG Real Estate is a 100 % subsidiary of AG Insurance. It is the largest real estate investor and developer in Belgium, also specialized in asset and car park management.

“ The architectural development of Anspach was the subject of special attention. On the one hand, the architects wished to rethink volumes and functions, to bring forward-looking solutions, guaranteeing a lifestyle out of the ordinary.On the other hand, the project comported a significant proportion of existing buildings facades that had to be harmoniously integrated into the urban area. Some of them were signed by great names in architecture in Belgium: Polak (Bishop Street), Petit and Olive (Boulevard Anspach), Victor Horta (Gretry Street). The exterior architectural concept is therefore concentrated on the design of the angles of the building, so as to aesthetically modernize and harmonize them with the existing facades. With regard to interior design, the building has been completely redesigned, both in terms of organization of functions as their accessibility. The Belgian artist Vincent Strebelle occurred occasionally on some items. He made a beautiful poetic touch to the railings of the balconies of exterior facades. The designer has also decided to cover one of the gallery walls with nearly 95 polished stainless steel mirrors of 3 meters in diameter, for a unique aesthetic experience. ”

The story of the ANSPACH property starts more than 200 years ago with a small company called “Grand Bazar du Boulevard Anspach”. The company owned only a few houses on the Boulevard Anspach.
