    I was talking recently with one of our former custom builders of the year. His bus

    ness is going strong despite the endlessly dismal economy. Its clear he knows

    great deal about running a topflight construction companyone that continue

    to win the scarce projects in play even when

    its not the cheapest bid on the table. Hes also

    the first stop for the best architects in town,

    because they know hell build their most de-

    manding designs carefully, properly, and ef-

    ficiently. Most of his success stems from whathe does actively to stay at the top of his game

    and from some things he doesnt do.

    Despite the fact that hes one of the finest

    craftspeople in town, he makes sure he isnt

    overpriced compared with his top competi-

    tion. He doesnt want to be the lowballer nor the gouger. So, he regularly shop

    prices for subs work and materials. Another part of what makes him so good

    he doesnt just build a beautiful home, he puts together the highest performing hous

    he can. He isnt a green builder, per se, but he knows that unimpugnable energ

    efficiency is a mark of excellence in construction. And, perhaps most importan

    he is extremely sensitive to the project timeline. His high-end clients certainly wa

    the job done well, but they also want instant gratification. No overruns in schedulor costor the ultimate cost is reputation.

    To the same end, whenever a former client calls with a problem, this custom

    builder answers promptly. Hes even got a handyman service to take care of thes

    and other tasks his clients ask him to do. More often than not, if it isnt covered b

    the warranty, hell go ahead and fix the problem for free anyway. His clients re

    sponse is always surprise and delight, and thats great for word of mouth. Hes ther

    for other minor projects his clients need done, as well, even though theyre not bi

    moneymakers. The result is, hes there and at top of mind for them when they decid

    to take on a larger addition, alteration, or an entirely new home. As we know, repe

    business has kept many of the best builders afloat in these trying times.

    Builders cant survive playing seek and hide from their clients anymore: sign th

    job and then run as far away from the relationship as fast as possible. If they do, th

    next job wont be theirs. Itll be his.

    Ask Mitch Handman how the economy has affected his company an

    he wont sugarcoat it for you. Business is, I would say bad, say

    Handman, president of Malvern, Pa.based R.C. Legnini. The residen

    tial side is very, very slow. Our retail work has slowed to a crawl. Ou

    office interior work has stopped. Ecclesiastical projects are providin

    a flying buttress for his volume. Theres lots of church work and som

    synagogue work, Handman reports, adding with a laugh: We kee

    praying here. But even appeals to a higher power have their limits

    our guys in the last 14 months. But the market that taketh away also giveth to those able to spot an opportunityand Handma

    sees one in rental properties. Ive been actively going after foreclosed buildings, he says. The same conditions that are hammering

    residential constructionunemployment, tight credit, and a glut of foreclosed propertiesalso have created, in his view, the mothe

    of all buyers markets. Handman has bought and renovated eight small multifamily properties, all of which are now fully occupied

    While residential sales have slowed, Handman observes, rentals remain strong, at least where we are. The folks who go to wor

    every daythey need a place to live. Handman has invested in real estate before, but when values skyrocketed years ago he

    cashed in his chips, expecting never to get back in. Current prices, though, are too good to pass up. In our lifetimes, were not going

    to see values like this again, he asserts. The only problem is youve got to have a fair amount of cash, and theres not an unlimited

    supply of that. But Handman says builders who muster the wherewithal can kill two birds with on

    stone, building their own portfolios while keeping their crews busy. People in our business know wha

    a good property is; we know what a good location is. While builders everywhere recalibrate the

    retirement plans, Handman actually may have improved his prospects of a graceful exit by directing

    resources toward income producing investments. I never made any money in the stock market, he ob

    serves. Over the years, Ive always made money by owning properties because its something I know.

    The doldrums that stalled the construction industry in the past three year

    have forced many builders to rework their retirement plans, but Finley Perr

    remains right on course. I sold the business to Allison [Iantosca, Perry

    daughter], Bill Cosman, and Brad Gardner three years ago, says the Boston

    area custom builder and remodeler. Since then, he adds, theyve been good

    enough to employ me as a business development/sales guy. Smart move. I

    his last turn at the tiller, Perry has helped his company maintain headwayand even growin the slowest residential constructio

    market in a generation. Weve had to really look at the margins, Perry says. Every single [subcontract] is getting three bids

    We can identify the trade partner that is most suitable to do the work, but we also push hard to get the

    right number. Maintaining the bottom line has meant ramping up volume. After a decade of comfort-

    ably averaging $5 million in annual work, Perry reports, the company has billed $8 to $12 million in

    each of the past three years. Before the real estate crash, the company diversified into maintenance

    and repair work, which now accounts for some $2 million in volume. Most crucially, Perry adds, Weve

    had a big, two-year project that started for us in March 2009, which gave us the sense that we would

    have cash flow to cover our overhead. The company owes its steady progress in large part to Perrys experience and standing i

    the high-end Boston market (a stalwart of the local building community, Perry is a past president of his local HBA and served as

    state representative to the NAHB). But he credits the new management team as well. Allison has run this great sales and market

    ing effort, he says, and Cosmans interest in high-profile new-home projects opened a rich new market for a company that bui

    its reputation on luxury remodels. The combination, Perry says, has created great opportunities for us. Not the least of whic

    is for Perry to make himself scarce. Clients are already looking to his successors, he notes. And they dont need me from a busi

    ness management point of view. The proof is in the companys largest current project, a major remodel of a high-profile home o

    Bostons Commonwealth Avenue. Bill, Brad, and Allison have really done a marvelous job, Perry says. I go in there as a tourist.

    side, Zack / de Vito Architecture. Zack

    a registered contractor, runs BuiltForm

    while he and de Vito share leadership du

    ties at the architecture flrm.

    The pair has faced a constant cha

    lenge, though, in the way they marke

    themselves. It was always a dilemma,

    Zack says. Wed be telling people th

    advantages of having the design and buil

    sides integrated, but then wed be presen

    ing ourselves to them as two companies.

    He and de Vito have decided to take step

    to change the way the flrm is perceived

    Theyre now starting to present themselve

    as simply Zack / de Vito, an architectur

    and construction flrm. We want people t

    know theyre getting a seamless integration of services, he adds. The flrms ar

    chitecture staff, which previously had bee

    separate from the building staff, will act a

    design/build project managers, handlin

    design and also overseeing construction.

    As the economy has worsened, th

    flrm has been able to take on more design

    build projects than in the past. In 200

    or 07, out of 30 projects, we would onl

    build three, four, or flve of them, Zac

    says. Now as much as 40 percent of it

    Jim Zack has tried not to be a builder. As a teenager he worked on construction

    sites, learning carpentry and eventually going to architecture school at the Uni-

    versity of California, Berkeley. My interest in architecture evolved out of my

    background in construction, he says. In school, I was kind of a shop rat. After

    graduating he practiced as a designer/builder, but eventually felt he wanted to

    focus purely on architecture. Fate, however, had other plans. Whenever I turned around,

    we found ourselves making things, he admits.

    Zacks wife and partner, Lise de Vito, also has a hands-on background, with a degreein flne arts from the Rhode Island School of Design (along with an architecture degree).

    The couple has practiced together since 1997, but for the flrst couple of years they spent

    most of their time designing rather than building. They specialized in custom residential

    projects in their home city of San Francisco. The making of things was a side thing for

    Partners Jim Zack and Lise de Vitoalso husband and wiferun their owndesign/build firm in San Francisco.

    addition currently under construction. The

    flrm is designing and building a few restau-

    rant projects, which have helped make up

    for the recession-related drop in residential

    work. Its also open to doing build-only

    projects. Additionally, Zack / de Vito offers

    supportive building services, in which

    it creates specialized elements like cabi-

    netry or staircases but leaves the overall

    construction to an outside contractor. Ofcourse, the flrm still designs projects en-

    tirely built by others, such as a new house

    under construction in Napa, Calif.

    Reasons for Zack and de Vito to keep

    up the fiow of design/build projects abound.

    Building provides them with another rev-

    enue stream. They also believe building a

    project themselves has the po-

    tential to save time and money.

    Theres a certain efflciency

    to the process, says de Vito.

    Our construction team has

    worked with us for years. We

    dont have to describe every-

    thing in as much detail. Its

    nice for both the client and the

    architects to be able to con-

    tinue the relationship theyve

    already established during the

    design process. And on occa-

    sions when the flrm develops

    its own design/build projects,

    it provides an opportunity to

    try out new products, building

    systems, and materials.

    At the couples own home

    in San Francisco, for example,

    they experimented with a pan-

    elized wood building system.

    Completed in 2009, the house

    has won design honors in mul-

    tiple awards programs, includ-

    ing the C H Design

    Awards. The panel system

    turned out very well, de Vito

    says. It was an amazingly

    quick process. She and Zack

    are planning to use a combina-

    tion of wood and metal panelson another two-unit develop-

    ment project that should be starting con-

    struction soon. Its a hybrid panelization

    that uses partial wood-frame panels, and

    also aluminum-skin foam panels, like the

    walls of a walk-in freezer, Zack explains.

    He and de Vito have enjoyed develop-

    ing small residential projects, and theyd

    like to do slightly larger onesas soon as

    the market improves. I would love to take

    it to the next scale and do an eight- to 10-

    unit building, Zack says. He and de Vitoalso hope that theyll be able to keep up

    their current ratio of design/build commis-

    sions once things get busier. In a sense

    weve sort of been forced back into what

    we started doing, de Vito says. Were

    hoping that wont change. We enjoy the

    process as a whole.

    Zack and de Vito sometimes develop theirown projects, which gives them a chance

    to experiment. The pair successfully used apanelized wood building system for theirpersonal residence in San Francisco.

    This eastern Long Island retreat, dubbed Northwest Peach Farm

    for the orchard that surrounds it, was designed to enhance th

    rituals of everyday life, says architect Paul Masi. And for thowners, a Manhattan couple who use the house on weekend

    year-round, that includes a celebration of cooking and dining

    Theyre into good food and wine, Masi says. He cooks, so the kitchen became a central hub. Masi and partner Harry Bates devote

    a substantial amount of interior real estateand considerable ingenuityto a room that combines the arts of cooking and dinin

    in a way that elevates both experiences.

    More cook-in dining room than eat-in kitchen, this shared

    space conceals equipment and food storage behind flush redcedar panels and in stacked cabinets that hide in plain sight.

    The preparation area revolves around the needs of the chef, Masi explains. He wants everyone to be

    gathered around and having fun while hes cooking and being sort of serious about what hes doing. The

    long island the chef shares with his audience serves as both an intimate stage set and a sophisticated work

    environment. Its polished concrete counter was cast with integral tracks for a heavy mahogany cutting board,

    Masi points out, so when he pulls something out of the oven he can put it down and slide it over to the sink.

    Above the opposite counter is a stainless steel shelf that can be preloaded with ingredients for the task at

    hand, then swept clear when the cooking is done.

    But in this kitchen, the details that dont show are as important as those that do. Two large refrigeratorshide in a bank of red cedar cabinets. A backsplash of quartzite tiles lapped in a shingle pattern rises into a

    skylight shaft, anked by vertical cabinets that read more like structure than storage. The reveal below the

    island counter rim discreetly conceals a continuous power strip. It has all these amenities, Masi says, but

    theyre all built in. For its owners, the result is a room that turns everyday events into something special.

    A large skylight makes the living

    area feel like a courtyard, andclerestories brighten the mastersuite behind it. A shade inside

    the skylight protects the ownersartwork from direct sun.

    Living in a former

    storefront isnt for

    everyone. But it

    works out just fine for the owners of this building on a Seattle street cor-

    ner. Thanks to some creative spatial boundaries, they live and work happily

    from homewithout worrying about the neighbors staring in. The wife, apersonal assistant, and the husband, a real estate and software developer

    whose clients often come to the office, had been living and working there

    full time in awkwardly divided space. They asked Seattle architect Tyler

    Engle for a gracious new design that also would showcase their art collec-

    tion.At 1,543 square feet, this house is fairly small. Fitting multiple pro-

    grams into the compact interior easily could have made it feel crowded,

    but the floor plan flexes for both openness and privacy. Inside the plate

    The Public/Private House Street Smart

    is the wifes office. Directly behind that is what Engle calls the shipping containeran ipe-clad core housing a powder

    room on the left and a kitchen in the center. Thin steel blinders bookend the kitchens parallel counters, partially hiding

    it from pass-throughs on either side, and pocket doors close off the core from the street view. The wood rectangle could

    have been moved forward or backward in the space, but we placed it in the sweet spot so it provides a buffer between the

    courtyard and the street, Engle says.The courtyard Engle refers to is an airy living and dining room at the houses cen-

    ter, where a 12-foot-9-inch-by-9-foot skylight, and the ipe wall, make it feel like its outside. Interior clerestories let light

    through to the master suite, entered through a pivoting door behind the living room. Four steps up beyond the bedroom

    is a second bath adjoining the husbands office, and an outside entrance.The husband, who uses a wheelchair, goes to

    work by going outside, up the sidewalk, and into the rear door. He wanted to commute, and thats his commute, Engle

    says. The concrete floors have a smooth terrazzo finish thats easy to maneuver on, and the hydronically heated surface

    makes the wheels warm to the touch.

    The gut-renovation of the 100-year-

    old building, once a drug store and

    soda fountain, immediately hit a snag.

    Excavation of the flimsy, 2-inch-thick slab reveale

    unstable soil, which meant digging down and refil

    ing with gravel. But in a building this old, there

    always a surprise lurking behind the walls. Whe

    you have a crisp architectural design, you can

    get away with crookednessthat was the bigges

    challenge, says builder Stan Christensen. We re

    framed the old side walls to get insulation in, an

    did a lot of furring and straightening to get thing

    level and plumb. Exterior improvements include

    replacing the Victorian paint job with a charcoal-gray color that

    respects the buildings form. I love this space because, with

    constraints, great things can happen, Engle says. It has as

    many uses as some houses we do that are 8,000 square feet.

    The hospitality suite at Paul Hobbs Winery is everything the surrounding production buildings are not: crisp, refined, and detaile

    to a T. Owner and international winery consultant Paul Hobbs stays here comfortably when hes in town, but the long, linear build

    ing also is a corporate meeting center and a stylish setting for wine-tasting events, often with food pairings by celebrity chefs

    Dubbed Lindsay House, it was phase two of a master plan for the 19-acre property, whose working buildings have barnlike

    shapes and pitched metal roofs. The form of the winery buildings is based on their function, says architect Howard J. Backen

    of Backen, Gillam & Kroeger Architects, Sausalito, Calif. The Lindsay House became a foil, a very simple wall. The house

    segmented walls express the floor plan. To the left of a formal foyer is the most public realma cozy, art-filled room for intimate

    wine tastings. To the right, two vestibules lead into a larger living/dining area. This room, where Hobbs hangs out, also can b

    arranged for corporate events. On opposite walls are a 750-bottle wine refrigerator for displaying sample releases, and a long

    slotted fireplace. Full-height pivoting doors flanking the wine fridge lead to a professional-grade kitchen. An office and Hobbs

    bedroom and bath are located behind the kitchen. The full-height doors continue when you enter the private area, Backe

    explains. You dont end up coming to a different aesthetic. Builder Jim Murphy and Associates (JMA) rose to the challenge

    Even flawlessly planned projects encounter conflicts, though. The day before the hot tar roof was to be installed, Hobbs decided

    the acrid smell would spoil the scheduled grape crush, so JMA tarped the building until the crush was over. We respected his

    wishes, Quesenbury says. When we understood the level of perfection he was requiring of us, he became easier to work for.

    To some, simplifying means downsizing. But for San Francisco designer/builder Loring Sagan, it means

    combining his professional and personal lives into one cavernous building. He runs his varied business

    venturesan architecture firm, a real estate redevelopment company, and a pottery studioout of a

    6,000-square-foot former bakery. Its an industrial space lined with desks and lit by a large skylight,

    but built into the soaring atrium is a pied--terre

    whose kitchen/dining area doubles as an office

    conference room. My wife and I dont live in the apartment full time, bu

    I take a nap here almost every day, Sagan says. After 20 years of build

    ing resort homes in Tahoe City, Calif., Sagan had begun searching for wor

    space in San Franciscos Hayes Valley neighborhood, a once-seedy distric

    on its way to becoming the cultural corridor it is today. The grungy building

    120 feet long by 27 feet wide, started life as a bakery in the 1920s and late

    served as a photography studio. But when Sagan purchased it eight year

    ago, it was part of a funky alleyway with a porn club next door. It was

    Some people specialize

    in preserving the rare

    and valuable, such as

    endangered animals,

    antique books, or important

    paintings. Washington, D.C.,

    custom builder Tom Glass

    focuses on saving an equally

    diminishing and beloved com-

    modity: old houses. Growing

    up in southeastern Ohio, he fell

    in love with the areas declin-

    ing 19th-century housing stock,

    and that passion never left him.

    Hes devoted his 30-year-old business, Glass Construction, to renovating and restoring Wash-

    ingtons rich trove of historic residences.

    Several years ago Glass purchased a property in Virginias pastoral Rappahannock County,

    with the thought of one day nding an old house he could move there to use as his weekendresidence. The seed of the idea came from taking horseback rides in the mountains and high

    meadows out there, he says. Youll see a lot of old barns and farmhouses that have been aban-

    doned. There are getting to be fewer and fewer of them, because theyre falling down.

    Finally, he came across a dilapidated, 1797 side-hall Federal in Appomattox County, Va., a

    two-hour drive from his Flint Hill, Va., site. Moving it would prove a complicated process. The

    home hadnt been lived in since the 1930s, and it was too large and too far away to be transported

    whole. If we hadnt taken it then, in another year or two it would have collapsed, Glass says.

    The houses previous owner connected him

    with Richard Williams, an Aldie, Va.based

    restoration craftsman.

    Despite the houses fragile state, an im-

    pressive portion of its original structure re-

    mained intact. Mortise-and-tenon construc-

    tion, a typical 18th-century technique, held

    together its hand-carved timber-frame, as

    well as its doors, window frames, casings,

    and stair railings. The wood, of course, all

    came from old-growth forests. The resin

    in the wood was a preservative, so termitesdidnt eat it, Glass says. This wood sat

    out in the rain for 200 years and didnt rot.

    He, Williams, and a couple of others dis-

    mantled the house, using small sledgeham-

    mers to drive out the wooden pegs keeping

    it together. They numbered every item and

    formulated detailed drawings for the build-

    ings reassembly. The process took two

    weeks, at the end of which all the pieces

    were trucked to Williams workshop.

    Williams and Glass went over each

    item carefully, evaluating whether it

    needed to be repaired or discarded. They

    remilled replacements for pieces beyond

    salvaging, leaving them out in the summer

    sun to weather. In the meantime, Glass dug

    a foundation on his land. When he was

    ready, he and his three-man crew rebuilt

    the frame, essentially reversing the routinetheyd used to disassemble it.

    Rebuilding the roof and siding came

    next. Glass guessed the original roof con-

    sisted of cedar shingles, so he had new ones

    made. Using reproduction nails from a fa-

    vorite supplier, Tremont Nail Co., he and

    his crew attached the shingles to poplar

    skip sheathing. Glass also

    had beaded cedar boards

    milled to match the old,

    unsalvageable siding. Just

    as when the home was rst

    built, theyre nailed right

    onto the framethis time with house wra

    in between for greater energy efciency.

    S.C., changed his mind. At Drayton Hall,

    you could see the beauty of 200 years of

    weathering, he says. I realized it would

    be such a shame to lose this patina. He

    developed a hybrid approach inside the

    house, reproducing missing or damagedwood pieces and choosing to simply paint

    the new items, instead of faux-nishing

    them to make them look old. In contrast,

    he cleaned the remaining original wood-

    work, stabilized it with a clear, waterborne

    urethane, then applied a coat of clear poly-

    urethane. All of its nicks and imperfections

    are still visible, and it works with the fresh-

    ly painted areas to form a visual record of

    all the years the house has stood.

    drawings and helped with the permitting

    process while Glass ordered the materi-als and nishes, and designed the homes

    cabinetry and other new detailing himself

    Whether youre looking at the

    pavilion, or out from it, you

    should believe the structure has

    grown out of the woods that

    surround it.

    To echo the look of the trees,

    we cut standing dead timbers

    from the site and used them

    for our posts and beams. Then

    we added asymmetrical divided

    lights near the ceiling to emulate

    leaves and smaller branches.

    Now, the dancers can feel as if

    they were moving through the

    forest itself.
