INTRODUCTION / GENERAL INFORMATION

Thoreau said “Dreams are the touchstones of our character” and it was the dreams and unusual ability of one man to see things in a way that others could not, that brought this special home into existence. The unique character and vision of the late Ron Coffman can palpably be felt as one tours the house and property.

Coffman House is best described as ‘Relaxed Victorian’ in style. The ornate electric gate, created by a local metal artisan, opens to a circular driveway accomplished with thousands of cobblestones; the drive is framed with 12’ metal lampposts and an equally tall four-sided clock; the drive continues along the side of the house for parking near the rear entrance, where there is a three-car garage, connected to the house by a breezeway. Access can also be gained by a ‘service road’ just south of the main gate. At the center of the circle is a fountain, surrounded by a boxwood hedge. There are a little over four acres of mature, period appropriate landscaping flanking the home and grounds proper.

Great care was given to the design and construction of this 10,225 sq. ft. home. Even though it is large, each room draws you in with its unique character and warmth. There are ‘views’ in every direction and the layout provides the changing light of each season to illuminate throughout the house. The house is primarily wood frame construction, supplemented with metal beam supports in three areas to strengthen the overall structure, additionally supported by installing sheer panel in several areas. The house was covered in Tyvek, then one-half inch plywood sheer panel, then a 30 pound felt vapor barrier, and finished with TruWood Cottage Lap siding (a Weyerhaeuser product). The exterior is further decorated with scalloped siding in the gable ends; fluted window trims; raised panels around the larger more elegant windows; specialized exterior window trim design; decorative transition cladding with drip edges; and a significant amount of carefully designed in old world brick trim. Specialized gutters were extruded on site and installed on the entire exterior of the house. A five-color paint scheme was decided upon to complete the Victorian appearance.

The rooms of this home share detailed crown molding specific to each room, with the exception of the log room. The latter has its own unique trim, which will be described in its own section. Each room also has 9” base moldings, painted in ‘Coffman White’ which was custom mixed for this project by Benjamin Moore Paints. All electrical plugs, phones, internet, central vacuum and television are designed into this base, rather than the walls.

Most interior doors are a solid wood 7’10” door and were built on site from poplar wood. Each door includes raised MDF panels, leaded glass or beveled glass. Period Brass door knobs and backplates and Baldwin hinges were used in an ‘old world’ style. In the case of double doors, the owners designed and built into the doors, a unique latching system that pins at the top of both doors without a manual latch which is normally used to hold one door in place. Most door frames are crafted from over 140 pieces to create an intricate and detailed finish. Bead board used throughout the house is individual tongue and groove poplar, which was crafted and installed one board at a time.

GENERAL INFORMATION, CONT.

All cabinets, door frames, doors, moldings and other trim work were built on site in the custom wood shop, with the exception of the front entry and the living room fireplace details. Those were purchased from the prestigious woodcarving firm “Enkeboll”. Throughout the house, specially designed leaded glass doors were fabricated by a local glass artist. First floor ceilings are 8’8” in the kitchen, keeping room and office, and up to 11’ in height in the formal living room; second floor ceilings are 10’ and third floor rooms are varying heights because of the slope of the roof, but 12 - 14’ at the peaks.

Bathroom fixtures include Santec Oro Brass and Delta Select faucets. The beautiful and interesting period light fixtures are from Roy Electric Lighting, Rejuvenation Lighting and Wilshire Lighting as well as other high end fixtures.

All walls are smooth texture, which requires very straight and even walls, and tedious attention to detail during texturing; this accommodates the proper appearance for the wallpaper that exists in most rooms. All ceiling medallions are created from plaster.

Hardwood floors, with the exception of the office over the garage, are Cumaru, a Brazilian Teak, known for its hardness (3 times harder than red oak). The floor was selected in 5” planks for its old-fashioned appearance, charm and color. The floors are finished in a satin oil modified polyurethane for a soft, aged appearance.

All windows are wood, and were manufactured by Pella; known for their quality, innovativeness and energy efficiency. Casement windows include ‘interior’ roll-up screens; a feature exclusive to Pella. Most windows are dressed with Hunter Douglas brand ‘Silhouettes’ for shading. In the industry, Hunter Douglas is considered to be the premier or ‘Mercedes’ of window coverings.

There is a speaker system throughout, that extends to the arbor and pool house. The Cat 5 (Internet wiring), TV and phone wiring in all rooms terminate in the equipment room on the third floor. While wireless is used in many homes and applications, (as well as this one) this home has two offices set up, and hardwire is still the more efficient and predictable form of transmitting and receiving data. Each floor of the house has its own electrical panel. The electrical system is backed up by a 35 KW diesel generator and includes a 35 gallon tank. A security system exists throughout the house and has external monitoring. A two-motor central vacuum system is installed throughout the house and terminates in the garage.

Wood burning fireplaces, one in the formal living room and one in the Log Room on the second floor, are served by dual stack chimneys. These chimneys were built using a form designed by the homeowner/builder, Ron Coffman. He created a “jig” used to accomplish the remarkable ‘twisted’ side-by-side stacks…highly unusual and truly beautiful. Uniquely designed ‘saddles’ bridge the chimneys which display river rock inset into the brick to enhance the overall presentation.

A continuous circulating hot water loop throughout the house provides hot water to most locations in just a few seconds, if not instantly. It is powered by a Polaris high efficiency water heater (boiler). Another HTP boiler is used in combination with an air handler system to create forced air hydronic heat for the first floor. The second and third floors are heated by Trane propane heaters. The first floor has early 1900’s vent cover grates from Reggio Registers covering all air input vents. Seven Trane air conditioning units drive the air throughout the house which is sectioned into several zones per floor.

There are 5 wells on this 100 acre property. One well is 100% dedicated to providing water to the house and is fed through a high end fully redundant water purifier and softener. A separate well provides water to one faucet in the kitchen, and extends to some of the hose bibs throughout the property. This well also serves as a backup to the dedicated house well and can be accessed by a flip of a switch on the purifying system. Additionally, there is a backup well that supplies water to the landscape system.

The landscape system is primarily supported by a sophisticated pumping system from the irrigation ditches of Rogue River Valley Irrigation District.

ENTRY

The entry foyer is tiled in highly polished Crema Marfil Marble, bordered in Rossa Levanto Marble, a burgundy color. A two story arched set of windows lights up the entrance into this home. The grand staircase is specially carved mahogany handrails that angle into multiple planes, rather than being purely symmetrical, capping spindles painted in Coffman White. The staircase was created by a Master Stair Builder, persuaded out of retirement for this endeavor. Carpeting in a soft rose color, with a pattern of roses, leads to the south side of the library landing, carpeted in the same product. Double doors mark the entry to the formal living room; another set frame the entrance to the formal dining room; and the third set opens to the ‘Parlor’. There is a small arched door under the staircase which offers unexpected storage. The door frames were customized, using Enkeboll Acanthus wood carvings. You can rest assured that great pride was taken in every aspect, from material selection, to procurement, to production, to consistently provide you with a superior product.”] The custom leaded glass patterns in each of the doors were fashioned by a local glass artist.

A handsome brass and glass Wilshire chandelier graces the 22’ dome over the foyer, made accessible by a chandelier hoist that will lower the light for cleaning and bulb replacement. Above the chandelier is a shell patterned half dome created from wood on site, hand painted in white and trimmed in gold. From the dome, the ceiling is divided with painted wood beaming that frames embossed white anaglypta wallpaper. A band of mahogany wood defines the two-story high walls at the second story level.

LIVING ROOM

The eleven foot ceiling of the formal living room is bordered with dentil molding and adorned with complex multi-crown boxed beam detailing. The center of the room showcases a nine-piece plaster ceiling medallion, which supports an ELK European chandelier. The chandelier is a solid brass, 27 light, 24 karat gold-plated fixture, enhanced with an engraved tan alabaster globe.

The fireplace is designed with Enkeboll carved cherry acanthus pillars, stained in mahogany. An intricately framed panel above the mantel is created from flame mahogany. The remaining portions of the fireplace were crafted from cherry and fabricated on site; the fireplace opening is framed in Rosso Levanto Marble. The fireplace is a gas supplied, wood-burning fireplace with an indestructible log set. The vent covers on the fireplace were created by a local artisan.

The window treatments were meticulously designed and crafted specifically for this room, in 4 fabrics, incorporating fringes and tassels to enhance the ‘vintage’ presentation.

Audio system speakers are hidden in door headers, and the bass is inset in a subfloor vent and covered with a heating vent plate.

Access to the rear deck can be gained through double French Pella doors.

PARLOR

This is a cozy room with built-in painted cabinets that include a section for the television with pocket doors that slide back into the cabinet. There are storage shelves and drawers surrounding the television cabinet and includes room for media, games, and dvd’s. The central sound system is located in this built-in cabinet, and houses discreetly placed audio and video components for a top notch entertainment experience that doesn’t detract from the room’s design. The room includes a 5.1 surround system. The top of the cabinet is adorned with custom leaded glass panels with access lights behind the leaded glass. The walls are adorned with wallpaper that coordinates with the cheerful plaid draperies and compliment the crochet-like appearance of the carpet. A separate French Pella door allows access to the front porch. This is a very quiet and peaceful room in the house when the doors are closed off to the other rooms.

FORMAL DINING

A generous room, that easily accommodates 10 to 12 guests, is dressed in unique and beautiful satin wallpaper, accented by chair rail around the perimeter of the room. The coffered ceiling displays special crown molding inside the coffer as well as around the ceiling line. The room is illuminated by a brass chandelier with glass globes, and dual light wall sconces. Double French Pella doors access the rear deck.

INFORMAL DINING /KEEPING ROOM

So named, because a keeping room is an area just off the kitchen of a home and is used as the informal dining. Keeping rooms date back to Colonial times when heating was an issue in the rest of the house, but the Keeping Room received warmth from the kitchen stove. Today, names such as ‘family room’ or ‘great room’ might be applied, depending upon the geographical location. In Coffman House, this room has a gas fireplace surrounded by built-in cherry cabinetry and shelving. Audio system speakers are built into the upper cabinets. A staircase in this area accesses the east side of the second story library landing, and continues with a ‘switchback’ to the third floor.

KITCHEN

Elegant, custom designed painted cabinets give an old-fashioned feel to this kitchen. All cabinets are ‘flush-mount’ to the face of the cabinets which are more difficult to accomplish because of the precision required. All lower cabinets are enhanced further with decoratively carved columns at all major corners and curves.

The ‘Bake Center’ is intended to look like a separate piece of furniture, is constructed in cherry with bowed front upper cabinetry. The work surface is capped with a bowed piece of granite and is complemented with a two-burner cooktop to assist in baking needs. The bake center is finished with custom designed backsplash tile in a rooster motif. Tile countertops contribute to the ‘period’ nature of the kitchen, along with the vintage appearance of a ‘Heartland’ sub-zero type refrigerator. An additional Sub-Zero Refrigerator, trash compactor, dishwasher, Viking professional six-burner stove with griddle, and new oversized sink all assure the most up-to-date conveniences. In order to stay more true to the period, a microwave was deliberately not built in to the kitchen but was placed, with intention, on the counter near the refrigerator. There are other sections of the kitchen which can also accommodate a microwave convection oven.

Hidden in the cabinet work throughout the kitchen are six cutting boards which were deliberately made to be unobtrusive. All cabinets include adjustable pull-out drawers, for 100% access to every square inch of cabinet storage.

KITCHEN, CONT.

The island houses cookbook display shelving on one end and accommodates three barstools at the other end. Both ends are finished with individual bead board. Hovering overhead is a large, oblong range hood housing a custom built copper insert with two lights and a fan. The exterior of the hood is enhanced with crown molding, bead board and a special curved molding along the base. A vegetable sink is included on the island.

For ambiance, the cabinets are lit at the top; for practicality, there is undercabinet lighting. Additionally, the audio system is mounted at the top of the refrigerators to eliminate visibility. The cabinet end of the Heartland refrigerator is decorated with curved shelving and a display cabinet pull out drawers designed in an old “general store” motif. All cabinets are enhanced with turned columns at areas where cabinet fronts change elevations to create interest in the kitchen.

The oversized pantry, located just off the kitchen proper, offers variable sized shelves and storage. Shelves are finished with moldings and elaborate detail. The tile countertops are comfortable in function as well as beauty; the window allows light; wallpaper adds to the cheerful presentation and all is enclosed by an etched glass door. A back-up electric water heater is located in the pantry, and it contains the rear-access water hook-up for the sub-zero refrigerator.

To the left of the pantry door is a built-in desk with granite top and mahogany edge. The TV area is built in above the desk, with doors that recess into the cabinet. On each side of the television are display shelves.

A half-wall separates the kitchen from the keeping room, and accents a door that leads to the front porch and propane hook-up for grilling. The half-wall contains storage and display shelving behind antique glass doors. This unit is finished with bead board and a column. If the kitchen is the heart of the home, this heart beats true.

LOG ROOM / FAMILY ROOM

Warm and inviting, this upstairs family room is decorated by half logs, tongue and groove pine ceilings, beam and stone work. The wood-burning fireplace has a gas feed and is framed by river rock. Large, hand-turned acorns decorate the beam work that highlights the architecture of the ceiling. The small but convenient kitchen offers a ‘Heartland’ enameled electric stove, dishwasher, microwave, and small refrigerator. Hickory cabinetry is finished in a stain of the same hue as the logs, and topped with porcelain tile.

MASTER SUITE

Just inside the entry to the master bedroom foyer is a specialized clothing storage closet and separate linen closet, with lights that switch on upon opening the doors. The room is large enough to accommodate a king sized bed, dressers and display cabinets, and a seating area with sofa and chairs. Exclusively designed crown molding houses the hidden return air and air delivery systems. Ceiling moldings surround a center plaster medallion. Elegantly fashioned drapery complements the wallpaper in this room, and a large oval leaded glass window in the west wall overlooks the gazebo and allows evening sun into the room.

MASTER BATHROOM

Warmth and comfort are added to the porcelain tile floors of the master bath through a system that heats the tile. The bathroom suite includes an entry where a customized cherry vanity accommodates ‘his’ and ‘her’ sinks. The sinks are separated by a storage area behind doors on the upper half and drawers and cabinets on the lower portion. The heated, oversized master jet tub which completes this entry room, is surrounded by custom tile. The fixtures are Santec Oro Brass and are quite elegant and include a hand shower. The front of the tub surround has removable wood panels for access to all under-tub plumbing. Across from this tub is a cherry wood breakfront-style towel and storage cabinet. Storage drawers and doors surround a full-length mirror, elegant trim detail finishes the tops of this piece, and all surfaces are finished with a marble top.

The shower room includes the commode and an electric coal-simulated brass heater built into the wall. The shower is an open, walk-in style surrounded by columns at the entry and has two separate shower control areas. Porcelain tile is used on the walls and floor of the shower. The front wall of the shower is a large curved etched glass.

MASTER BATH, CONT.

The bathroom also contains a design original; a breakfront towel cabinet that later became patented. The upper portion of the cabinet contains bath towel storage; the lower cabinet is topped with a beautiful green marble and when the lower cabinet is pulled out, reveals a three-towel hanging rack. A curved plant shelf follows the line of the shower to accent the ceiling line of the room. A leaded glass window high on the interior wall between the shower room and the master closet, is part of that ‘system’ of windows that draws light from an outside window to the interior of the closet and other third floor spaces.

MASTER CLOSET

The master closet has ample built-in drawers, shelving and hanging space, but is highlighted by the detailed finish work on all shelves and edges. Included is storage space for an ironing board and a stepladder used to reach the upper heights of the closet. The closet interior spans to the third floor, where an exterior window, on an outside wall, moves light into the closet and through a leaded glass window in the third floor hallway. The entire closet is beautifully wallpapered and accented with a chandelier at the third floor level, as well as light bars on the sloped ‘rakes’ of the closet.

SECOND FLOOR OFFICE

The entrance to this space offers heated granite floor, with a bookcase and special picture display area built into the entry area. Wood paneling surround in this entry gives a hint of what is to come in the main office. Stained glass highlights elegant curved-top wood pocket doors that grace the entry. On the office side are two columns that enhance this entry. Designed around a Circa 1880’s bank theme, this room is lavishly outfitted with cherry paneling, chair rail, cabinetry and oversized, concave crown and ceiling moldings, and wainscoting of raised wood panels. The wood-paneled ceiling houses a six foot diameter dome, crafted in eight stained-glass panels; each panel is different but has continuity with the next. These panels were four years in the making, but worth the wait! Air flow enters in behind the dome to an outtake that sits in the cupola. Glass windows in the cupola bring light in from the exterior, through the dome, lighting the panels. The computer desk and cabinet were designed in the style of the woodwork of the room, along with book shelves, file drawers, printer cabinets, and keyboard drawer. Front doors slide back into the desk cabinet to offer easy access. The floor in the room is Brazilian Cherry. A coffee bar and sink is built into a closed cabinet, with a television included in an upper cabinet. A hidden door behind a bookcase opens to an outside balcony. The staircase leads to an exterior door and the entrance to the garage. A small built in safe with an actual safe door is located in the small pass-through between the office and the bathroom.

OFFICE BATHROOM

The theme of stained glass continues in this wood door at the entry of this room. Matching stained glass covers the ceiling lights. A patented towel cabinet serves as storage. The shower surround and floor are custom cut marble. The floor tile is heated by an underfloor system.

THIRD FLOOR

The entire third floor is mostly an open concept space for multiple uses. The entirety of the walls are wainscoted in poplar tongue and groove bead board, crafted and installed one board at a time. At the peak, the ceilings are 12 feet on the east end and 14 feet at the west end.

SEWING AND CRAFT AREA

Dropped ‘rake’ ceilings accommodate storage hidden behind the bead board. Two sections are dedicated to wrapping paper and supplies for gifts. The sewing/craft area alone houses five separate storage compartments behind bead board.

SOUTHEAST AREA

Currently used as a game room, and for many years as a child’s playroom. The ceilings are papered in a hot air balloon theme with a special balloon window treatment accent. There are built in book shelves flanking the double door entry. Again, hidden storage exists behind the bead board.

OLD FASHIONED BATHROOM

This room is dressed with a claw foot tub and pedestal sink. An enameled, switch activated gas stove is available for added warmth. The walls are wallpapered and the lower section wainscoted with oak tongue and groove bead board, painted for an old fashioned texture and appearance. This room is built into a dormer which gives it that old house attic feel and extra room.

WEST END THIRD FLOOR

The hallway leading to this section of the third floor has a leaded glass window which moves light from the master closet exterior window. Furnished as an extra sleeping and living quarter, this room boasts of an extra large window which looks toward Mt. Ashland with a beautiful view. The north end of this space houses the equipment room behind double doors. The room services the second and third floor heaters, phone equipment and security system, and base audio system for the house. The room contains built in shelves and houses extra wallpaper, light bulbs and other supplies for the house.

POOL AND OUTDOOR KITCHEN

A 35’ x 22’ heated pebble tech pool , approx 4’ deep that is the same depth throughout sits in its own area off the back yard. The pool area has ample space for several tables and chairs. There is a a pool house bathroom which includes a shower. Also included in the pool area is a kitchen area with a refrigerator, sink and countertop and space for outdoor grills. There is a unique windmill with a heated outdoor shower beneath that decorates the landscape of the pool area.

PLAY AREA

A fun-filled play area has been built with a slide that comes off the upper lawn level to the lower play area level. There is a tire swing and built-in swings. A play house sits under the bottom of the built-in slide. Other fun activities include a tetherball pole and a built-in crawl pipe. A mulberry tree graces the middle of the play yard to add shade from the hot summer sun.

FRONT PORCH

Off-white tumbled marble 4” tiles cover the wraparound porch and lead into the gazebo, with green tumbled marble tiles laid out in a well planned and executed patterning. The gazebo overlooks a large Koi pond, with circulating water for a soothing sound. The porch is framed in beautifully detailed posts and rails, and outdoor eating is encouraged by the ambiance as well as a propane gas hookup for a barbecue. Ceiling fans adorn the porch ceilings and external speakers bring audio to the porch.

BACK PATIO

The New Orleans styling for this patio offers wrought iron framework, supporting a mesh canopy, shielding from the summer sun, but still allowing light into the house. The patio floor is granite and the space is plumbed with gas, water and drain lines for a portable outdoor kitchen. A salt water hot tub sits nestled in a cozy corner between the arbor and back patio area. There is also a handicapped lift to allow easier access to the hot tub.

BARNS / SHOPS / GARAGES

Near the home exists a three story barn which has three separate sections on the first level. It includes a kitchen/break room, several storage rooms, and a sliding door garage area. Currently one section is used as an auto shop with a separate roll-up access at back of building. Another section is used as a wood shop. This barn can be used as any type of shop. The second and third floor can be used for ample storage. Three phase power to the barn is produced by a generator.

There is a hay and storage barn before you reach house complex with 2160 square feet inside the barn and an 1800 sq ft covered space for hay storage. The barn includes a 200 amp service. It is set up to handle cows.

GAS STATION / OFFICE

An old fashioned gas station sits across from the barn with two working 1950’s Polly pumps hooked up to above ground tanks stored behind the gas station in a covered section of the station. The station can be an office or display storage.
