Current Status: A meeting was held with the Marketing department to discuss current scope and signage that will be removed with the efforts of the NAU sign shop and new logos that will be approved and designed by the NAU marketing department.

30 Day Look Ahead: The Old NAU logo was removed from the Student Union, Babbitt Admin Center, South Union, Student Academic Success facility Gateway student success, Blome, HLC and the Bookstore. . NAU paint Shop will continue to remove the Logo based on the current budget of $50,000 and per marketing, Project Manager will contact outside vendors for removal of old logo in locations around campus that are outside of the NAU paint shop's resources. The next buildings slated for removal are academic facilities based on walkthroughs and a priority list sent to PDC from the Marketing Department.

This project authorization is a yearly allocation to provide maintenance and repairs on campus-wide streets. The streets identified for pavement restoration, maintenance and replacement are Dupont Street, Huffer Lane, and San Francisco Street from the San Francisco Street Parking Garage to the NAU Sky Dome. A portion of the funding will also be used to repair potholes and asphalt maintenance in various other areas around campus on NAU Streets.

Justification: This project is for the maintenance and repairs for the NAU mountain campus major streets and transportation pathways to preserve the operations and functioning for transportation efforts.

Project Phase: Close Out

Current Status: President's Update: The asphalt maintenance scopes for NAU parking lots P2b, P3, P13A, P15A, P22, P28D, P32C, P39, P41 and P61 have all been successfully repaired, re-striped, painted and re-signed. ADA upgrades have been made to parking lots P64 and P69. The Milton Property parking was conditioned and re-paved on October 1st, 2019. A final change order will be issued for approval in February 2020 in order to address pot holes/patching in NAU parking lots to utilize the last of account funding for 2019 scope. Additional change orders were issued for various upgrades to the ADA scopes and once processed along with final change orders, the project will enter the close out phase.

30 Day Look Ahead: Due to the COVID-19 impact to university projects, the 2020 scope is being cancelled and the remaining funds from the 2019 project will be utilized to perform repairs during the summer of 2020. Scope items will be identified by Parking Services and priced by the existing JOC contractor.

RTR's priced proposals have been inadequate and not in accordance with the JOC contract requirements. Negotiations have been underway and have been lasting weeks, causing a delay in the construction start.

(CBA Stairs Refinish) The first flight of interior stairs on the 3rd to 4th floor in the CBA building has been modified to meet the direction of the PDC Director and VP of NAU Operations for specific finishes. The boiler heaters for Facility Services and Building 98D need operations maintenance due to failures.

Justification: The Facility Services Boiler for the heating system needs a main regulator replaced and vented to atmosphere due to failure along with a secondary regulator requiring venting. Additionally, there are 12 boiler tubes dedicated to the building 77 boiler that needs replacement. The boiler tubes located inside of the boiler that heats the water in order to produce steam and heating to the facility have failed and have corrosion due to age and being original equipment, nearly 40 years old. The Engineering and Research Facility boiler has insulation for the piping that has failed, and needs to be re-insulated. This is causing major heat loss to the Extended Campuses (Anthropology) facility and corrosion of the lines that are no longer underground.

Current Status: McCarthy Contracting and NAU trades have helped identify the leak that is being caused by sink drains under the flooring of the BSL3 Laboratory. We have scheduled repairs and a plan to mitigate future leaks in the drains of the lab spaces.

30 Day Look Ahead: This leak has been identified through investigation with the BLS3 Lab refresh project. We have scheduled repairs and a plan to mitigate future leaks in the drains of the lab spaces. A revised CPA has been entered to fund additional repairs related to the leak discovery.

The Back-up Power generator at the Forestry Complex has failed and needs to be replaced. This project will be a cost-share agreement between NAU and the United State Forestry Service. The USFS will reimburse 50% of the cost, per the cost-share agreement.

Justificaiton: This generator is needed for emergency backup of all student and federal projects and research samples. There is a potential loss of research affecting grants and finacnial resources. The scope of this project is to replace the failed generator with a new system that will be split for two services. One service willb e dedicated to the NAU forestry complelx and the other to the federal side. The cost of this project was determined through contractor pricing under JOC.

This project is for the Gas Connection for a previous Hot Tap placement is deteriorating and needs to be replaced at the Tinsley Hall facility.

This gas connection is located in the tunnel feeding Tinsley hall and is currently at a high risk deterioration state, leaking gas and needs to be addressed as soon as possible. To avoid the corrosion and deterioration for the future, a polyethylene line will be replaced apart of the hot tap connection instead of the existing steel materials that corrode over time.

A PO has been entered to fund gas repairs at the North Plant to utilize the last funds from this project. The work will be completed in late May 2020.

This project is for a chilled waterline for the NAU AC building on the NAU Yuma Campus is failing and needs to be replaced.

Numerous repairs have been made to this waterline in the past few years to correct leaks, piping, excessive corrosion and failure. The chilled water system is now deteriorating and needs to be replaced. The chilled water piping currently snakes through the building until it gets to the roof so every leak impacts the operation of the building itself. This failure of the chilled waterline is also causing repair issues for the Air Handler units that feed the AC building from the excessive corrosion.

This project is to for the Fire alarm systems and control panels for the Babbitt Administration (#51) and the Engineering and Research (#98C) facilities need to be replaced.

The fire alarm control panel serving the Babbitt Administration facility is operating on a outdated Fire-lite model which is restricting fire detection and security monitoring. The original installation of the system, both detection and notification, has been reconfigured multiple times due to remodeling of department spaces and movements inside the facility and is no longer properly designed and code compliant for the spaces it is serving. Additionally, the existing fire system does not have compatibility with a voice system or paging from the NAU Police Department and is also operating on an analog phone line, while most other systems on campus have and internet protocol connection. The manual pull stations for fire alarms in the facility are mounted too high exceeding the ADA and fire code requirement and need to be corrected as well as bring compliant fire alarm notification to the mechanical room in the basement. The Engineering and Research facility has had various remodels of occupying department areas and the current coverage of the fire alarm system is non-compliant. This alarm system layout is no longer properly sufficient for notification and detection and needs to be redesigned and updated with compliant fire alarm equipment.

A change order will be issued for approval for some scope items requested by the NAU fire Marshall in order to pass inspection.

The scope of this project is to replace exterior wall tiles at the University Union. The tile finishes on the east side of the Union are failing and falling off, creating a safety hazard for pedestrian traffic on walkways and entrances under these tile systems. This initial CPA is to fund a concept design from a principal designer to create a solution for replacing the tile system. A revised CPA will be entered in the future after a procurement method has been selected for pricing based on design for construction.

The existing tile has been compromised and is beginning to fall off the wall. The exterior sheathing may need to be removed, dependent on what is currently installed and what would be most compatible with the new material. The existing exterior ceramic tile wall finish is failing from what appears to be water intrusion. Water streaking can be observed at locations where the upper roof drains directly onto the ceramic tile. This presumably is causing the tile grout to deteriorate at an accelerated rate causing voids in the grout that is allowing water to infiltrate behind the tile. It is unknown if a sealer was ever applied to the grout at the time of installation or if it has been applied regularly after completion as part of a maintenance program. It appears as though most water intrusion has occurred through grout joints, but there are other possible areas of intrusion that can occur at flashings, around doors and windows, and at coping caps. During the freeze and thaw cycle, any water located behind tile will freeze and eventually lead to failure of the tile adhered to the wall surface. This condition is creating a hazard as several pedestrian sidewalks are directly impacted by areas that are failing.

Current Status: The first site is going well and all inspections have passed. We coordinated with all personnel about ACC hand dig requirements. There were two utilities that were not marked through NAU blue stake and these will be repaired and the site completed on time by February 1st. Permit request for the first site has been submitted. Contracts have been issued to contractor we are waiting on bond and a preconstruction meeting was scheduled for 1-7-20 to start the project.

The first site near SAHPC will be submitted for permitting by the end of next week. We will get the JOC under contract for the work and then get the fiber in that location installed prior to CORE starting the major project.

Verizon Contractor has put in Blue Skate requests that can not be accomplished because the CPA has not been funded.

Meeting with Verizon Monday October 28th for coordination and starting of work.

Permits were issued and work will start soon. There will be a schedule provided on locations and impacts of work in the near future as well as submittals to be processed

30 Day Look Ahead: The Cell towers are being finalized in the next week and final sign off is being requested. The fiber pathway is halfway completed. We are on scheduled and we are trying to coordinate an earlier start on the Cline Library location so that we can be completed with that work prior to camps in July.

This project scope currently includes partial funding for the start of the design development process utilizing $400K of FTA Grant Funding provided through an IGA Partnership with NAIPTA. The scope of work includes the start of the design process utilizing the findings and conceptual direction informed by the prior Feasibility Study. Note that all expended funds within the $400K budget will be reimbursed to the project within a Month of payment as per the IGA criteria. Also note that this funding will not cover the entire cost of the design and additional funding will be necessary. We are now estimating a total design cost of approximately $800K and Construction Administration Cost of $200K.Original Project Scope: NAU partnered with NAIPTA for a project feasibility study of the McConnell Drive corridor to enhance safe pedestrian and vehicular access to the campus and adjacent streets while improving access to and the flow of bus transit along McConnell Dr. This feasibility study is intended to identify opportunities for Transit Improvements and Pedestrian Safety Improvements to minimize congestion & confusion of all modes along the McConnell Drive Corridor on NAU's Campus. Based on the project chartering meeting between NAU, NAIPTA, and WLB, there are 3 boundary phases for the study along the McConnell Drive corridor. Phase 1 is from the ADOT/NAU Property Line to the pedestrian bridge crossing McConnell Drive at The Suites, and is the primary focus and scope for this feasibility study. Phase 2 is from the ADOT I‐17 Bridge to San Francisco Street, and Phase 3 is from Beulah Boulevard to Lone Tree Road. Phases 2 and 3 will be considered with Site Analysis to understanding their relationship and impacts on the feasibility of the Zone 1 conceptual options, as well as allow NAU and NAIPTA to engage other potential stakeholders. NAU has selected the design professional WLB to provide a project Scope Feasibility Study including the following services: 1. Prepare a topographic survey of the 1,400 lineal foot Phase 1 corridor 2. Meet with NAU/NAIPTA to identify the project goals 3. Prepare a Site Analysis to understand the constraints within the project corridor 4. Meet with stakeholders to review Site Analysis and discuss options for the realignment 5. Prepare a scoping plan for the corridor with options 6. Stakeholder meeting to review draft scoping plan 7. Prepare a final Scope Feasibility Study documenting the site analysis and scoping plan with recommended next stepThe Scope Feasibility Study will allow NAU to determine the construction project scope as well as coordinate and develop partnerships for the project with the other stakeholder. This CPA Budget includes the total cost of the above services by WLB Group only.

This change would alleviate long-term staff costs to manually open the building, and will provide better security for students, staff, faculty, and the public who attend activities In the building.

This was also not included in initial pricing and the project may not be able to afford this within the $2MIL budget.It was decided to expand the storage area to the entire BOH kitchen area. Current Status: The project manager and design team are finishing programming with ITEP, AIS and ETC for final floor plan. The design consultant completed the structural analysis of the building in preparation for the construction documents. The older side of the building (buffet) is identified as not occupiable in its current state. In order to repair this, it would far exceed the $2M budget. As such, the project team is working space management to identify if the occupancy can be reduced to occupy solely the pawn shop side. Current plan is to issue construction drawings for the hard bid to include alternates for the roof replacement and structural repairs, while focusing on the less costly renovation of the pawn shop side for the base bid. Hazardous material inside of building removed.

The devices are broken down in to yearly maintenance of approx. 28 units in a four year cycle. NAU’s cost to maintain these devices during their maintenance cycle is divided in to the following categories annually:

1. Battery replacement of 20 batteries annually (Battery life is 4 years). 2. Replacement of expired Defibrillation Electrodes.3. Replacement of Ready Kits (Ready kits contain materials used during a rescue). 4. Average of 2 two new AED’s a year.

Detailed Scope

The scope of this project is to identify, install and test a LED retro light fixture so that we can change the Metal Halide bulbs that burn out in 1.5 years. This will allow us to install one set of three LED bulbs and do a photometric comparison of the existing lighting conditions.

Project will be broken up into (2) parts A and B. Part A will be for pre-construction services and 100% CD. Part B will be for the construction work in place as follows: Refurbishing the existing HVAC and electrical systems. This project will also include renovations to public spaces such as kitchens and lobby, as well as a new fire alarm system that meets all current code requirements for pillow height sound and intelligibility.

Fire Life Safety Scope of Work to be finalized per deferred submittal, but with a budget allocation.

Bore/Trench from the N. side of Butler to the tunnel system located under Wettaw. Install inner ducts inside conduits back to building 24 for connectivity.

Scope adjustments have made numerous times since the PI. The follow scope adjustments have been made are going to be re-priced by the selected JOC. 1. Trenching across Butler Ave will not be in NAU scope of work and will be the responsibility of City of Flagstaff. This was decided to reduce cost and liability to the project with unknown utility infrastructure under Butler Ave. 2. (3) spare conduits were discovered from Printing Services Building to a box on the east side of Wetta Building. The cost will be reduced since trenching across Dupont Ave. will no longer be required.

Project Phase: Construction

Current Status: Construction is in progress with isolation valves installed and demolition complete. Trash dumpster will be removed this week and windows on the third and fourth floors will be replaced. A punch list walk has been scheduled for this Friday 6/26/2020 at 10:00am with the contractor and ResLife. The remaining portions of the work will be walked the following week.

30 Day Look Ahead: PO approved and WesPac Construction is the General Contractor for the project. Project to start on 6/8/2020.
