OFF-MARKET PROPERTIES

Austin’s popularity continues to grow as more and more people move here daily. With such a large and continuous population influx, real estate inventory can be hard to come by. That’s why at 24th Street Investments we know the importance of off-market listings and keep ourselves tied into a network of local brokers and owners who have access to pocket listings that never surface to the open market. As a full-service brokerage we also have access to information about future projects in our development and construction pipeline and can even help our clients build a property that best meets their investment needs if they can’t find what they’re looking for.

WHY INVEST AUSTIN

EMPLOYMENT OVERVIEWA study performed this year by financial website Wallet Hub named Austin as the #1 large city in terms of economic growth since the 2008 recession. In addition, Austin has been named the #1 Best City for Future Job Growth (Forbes), #1 Best City in Texas for Jobs (Glassdoor), and has the highest Job Creation Index score for U.S. metro job creation according to Gallup.

The most recent (April 2015) employment forecast from Moody’s, Economy.com, shows the economy continuing its positive trajectory in 2016 and 2017 with an average increase of 33,600 jobs a year, with job growth continuing into 2018 and 2019. Forecasted annual increases in the Austin MSA employment for 2015 through 2025 are expected to average 2.16%.

HOUSING DEMAND OVERVIEWRapid population growth in Austin and other U.S. cities is almost always attributable to the immigration of people from other areas because of job opportunities. Austin’s demonstrable growth in employment and an unemployment rate of 3.1% makes Austin an extremely desirable place for people seeking new employment opportunities. In 2014, the City of Austin reported that approximately 110 people per day are moving into the Austin area and 45 people per day are moving into the city limits of Austin. Median Housing values in the Austin area have continued to increase, up 9% from May 2014 through May 2015 (Austin Board of Realtors®).
