• Prices up 136% since recession low in 2010

• Far fewer homes for sale

PRICESThe average price of a home sold in 94086 increased 15% to a new record high of $1,624,918. Since the recession and the most recent low in 2010 when the average price was $684,879, the average price is up by 136%. The median price (half of all homes sold above and below this price) also set a new record at $1,625,000, 16% higher than in 2016. Additionally, a new record was set for an individual sale at $2,525,000 for a new home in Washington Park that sold for 5% more than asking price. An incredible 91% of all homes sold for more than list price.

PRICES BY SCHOOL DISTRICTThe average price in 94086 in the Sunnyvale School District was $1,594,359, up 13% from 2016. Homes in the Santa Clara Unified School District sold for an average of $1,667,194, an increase of 18%.

NUMBER OF SALESThere were 128 sales of single-family homes reported through the Multiple Listing Service in 94086, far fewer than in 153 sales in 2016. The low number of sales is directly attributed to the low number of homes available for sale. There were only 143 new listings, the lowest number on current records going back to 2001. There has been a steady decline in new listings since 2010, which has directly resulted in the steady increase in prices.

LENGTH OF TIME TO SELLIt’s no surprise that with demand like we had, that more than half of all sales were in 8 days or less. This is the lowest number in current records dating back to 2001 when the median days on market was 35. Only 10 of the 128 sales were on the market more than 3 weeks.

• Prices up 120% since recession low in 2009

• Number of sales increases

PRICESPrices increased to dramatic new highs with the average reaching almost $2 million in 94087. Increasing 17% just since 2016, and 120% since the recession low in 2009, the average price of a home sold in 94087 was $1,978,846. The median price (half of all homes sold above and below this price) also set a new record at $1,919,000, 15% higher than in 2016. Additionally, a new record was set for an individual sale at $4,000,000 for home with sub-dividable land not far from Apple Park. An incredible 89% of all homes sold for more than list price in 94087.

PRICES BY SCHOOL DISTRICTThe average price in 94087 in the Santa Clara Unified School District was $1,798,391, up 18% from 2016. Homes in the Sunnyvale School District sold for an average of $1,961,375, an increase of 18%. And, in the sought-after Cupertino School District, the average price was a dramatic $2,060,685, an increase of 16%.

LENGTH OF TIME TO SELLMore than half of all sales were in 9 days or less, about the same number of days on market we have seen in the past 6 years as demand remains incredibly high. Only 30 of the 304 sales were on the market for 3 weeks or more.
