Co-op Chair’s Introduction

Welcome to Hunters Hall’s Annual Report. This report covers the year from September 2016

to the AGM in September 2017. Statistics and financial information are for the last financial

year which ended on 31st March 2017.

This report has been designed to let our tenants, the Co-op’s Members, other stakeholders

and interested people know how the Co-op has performed over the year. Hopefully you will

find this an informative and useful read.

This year a lot was accomplished and at the same time it was quite a difficult year for the Co-op.

During the year the Financial Conduct Authority delayed us registering our new rules which the members

agreed in September and in October there was a difficult Special General Meeting .

In March / April 2017, both the Chair and Vice-chair of the Co-op resigned. As

reported in the Summer 2017 newsletter, in June 2017 the Scottish Housing

Regulator (SHR) issued a Regulation Plan for Hunters Hall. The SHR has decided that

they will have “Medium Engagement” with us.

We are now moving forward and since then the Committee has committed to

improving the governance of the Co-op and concentrating on delivering first-rate

housing services to our members.

On a more positive note, we spent well over half a million pounds upgrading properties installing new

windows and doors as well as replacing many bathrooms. All of the original windows at Hunters Hall have

now been replaced. Our feedback is that there is a very high level of satisfaction both with the new

windows / doors and with the new bathrooms.

In January 2017 the popular community skip service was re-started with the skip being placed outside the

Co-op’s office. I’m pleased to be able to report that this has been a success with none of the problems

experienced previously.

In December, Co-op volunteers organised and accompanied Hunters Hall children to the annual Panto trip

which was, as usual, a success and enjoyed by all.

Finally I would like to thank my fellow Committee Members for their time and effort. Without their efforts

the Co-op simply would not be able to continue.

A little about the Co-op...

Hunters Hall Housing Co-op is a fully mutual housing co-op owning and managing 201 properties in the Niddrie area of Edinburgh.

In the early 1980s the Edinburgh City Council Tenants of Niddrie House were very dissatisfied with their houses and the services they were receiving so they joined together to demand better housing conditions. In 1988 they registered as a landlord with the Housing Corporation (now known as the Scottish Housing Regulator) and the Friendly Society (now known as the Co-operative and Communities Benefits Society) and became Hunters Hall Housing Co-op Ltd.

At the time the Council did not have the money to improve the houses so supported the idea of changing the ownership of the houses particularly as the new housing organisation could then attract grants from the national government through the Housing Corporation (which later became known as Scottish Homes and is now known as the Scottish Housing Regulator). The Co-op bought the land and houses from the City of Edinburgh Council using both grant money from the Housing Corporation and money borrowed from the bank. Some houses were demolished including a multi storey block. Some new houses were built and others were substantially upgraded.

The Co-op asks for feedback from tenants on a regular basis throughout every year. Once

every three years, the Scottish Housing Regulator requires us to carry out a more

comprehensive review. We carried out one of these reviews in 2017. Some of the results of

the survey from this review can be found in the next few pages.

The two main problems identified were dog fouling and rubbish / litter.

Overall, 87% thought Hunters Hall offers good Value For Money and

only 3% stated that Value for Money was poor.

Annual trip to the Panto I have been involved in organising the Co-op's trip to the Panto at the Kings Theatre every December for at least the last 12 years. This is great opportunity for local young people to mingle with each other and to enjoy a day/night out to a pantomime which some have never been to before.

This trip is all organised in February/March each year and local businesses are asked for their help. The Co-op pays for the tickets and the coach but we do get help from our local Tesco in Niddrie Mains Road with items such as juice and crisps for the snack bags that we then provide during the panto.

We do this trip based on adult volunteers helping out otherwise we could not take 40 children to the Panto! All adults are police checked and their help is greatly appreciated. The trip has always been a great success with all having a good day/night out and having lots of fun, laughter and good memories.

We have seen young folks grow up and move on and look forward to some new faces this year so keep your eyes peeled for Panto letters coming through your doors nearer to the trip time. We hope to see you there. This year’s Panto is Cinderella and we are going on Friday 8th December…oh yes we are!
