In fact, Development Counselors International’s “Winning Strategies in Economic Development Marketing” survey, which questions over 300 corporate executives from across the country, recognized Tennessee as the fourth best state for business climate. The Tennessee area, and ultimately the Nashville MSA, is attractive to companies for its friendly communities, low operating costs and attractive business culture. The market is reflecting this positive outlook on the local business strength and future. The article “Back to Business?“ in CIRE Magazine delves into the topic of companies looking outside of primary markets such as New York City, Los Angeles and Chicago. Instead, companies are targeting secondary cities for relocation and expansion where they can find great office space for reasonable prices. Nashville is benefitting from this trend as one of the most attractive secondary cities. market. As companies take advantage of the current market and new office space becomes available, the issue of parking and public transportation, especially in the Downtown submarket, will become major factors in bringing business to Nashville.

Other major developments in the market include several new additions to the market such as the Container Store (a 30,000 square-foot space) and Nordstrom (a 3-story, 149,000 square-foot space) at the Mall at Green Hills. Also, Tractor Supply Co. has expanded and signed a lease for a 66,085 square-foot space in Westwood South in addition to their corporate headquarters in Brentwood.

In addition to these new leases, several office buildings are currently under construction. The Trolley Barns at Rolling Mill Hill had its official ground breaking ceremony and announced the Entrepreneur Center as a future tenant. Boyle Investment Company broke ground on the final phase of the Meridian Cool Springs office development. It will be a seven-story, 175,000 square-foot Class A office building that is expected to be completed by the end of 2012.

Congratulations To Our New CCIMs

This past October, four of our brokers went to Phoenix, AZ to take the CCIM designation final exam. We would like to congratulate Shane Douglas, Charlotte Ford, Chris Grear, and Radley Hendrixson for joining this elite group.

A CCIM (Certif ied Commercial Investment Member) is a recognized expert in the commercial and investment real estate industry. The CCIM lapel pin is earned after successfully completing a designation process that ensures CCIMs are proficient not only in theory, but also in practice. This elite corps of CCIMs i n c l u d e s b r o k e r s , l e a s i n g professionals, investment counselors, asse t managers , appra isers , corporate real estate executives, property managers, developers,

After serving a one-year term as SIOR’s Vice-President, Terry E. Smith, SIOR, CCIM, Partner of Colliers International in Nashville, TN , was recen t l y e l ec t ed President-Elect of the Society of Industrial and Office Realtors (SIOR). The induction took place during the SIOR Fal l World Conference in Chicago, Illinois in late October.

A graduate of the University of Tennessee, Smith has over 30 years of commercial real estate experience specializing in industrial and office sales and leasing. During this time, Smith has been responsible for the zoning, planning, development, and sale of over 300 acres of mixed-use land in Hendersonville, TN. Additionally, he has represented numerous owners and users in the acquisition of industrial and office properties throughout Middle Tennessee. Furthermore, Smith has provided corporate real estate services for companies with real estate needs throughout the country.

An SIOR member since 1992, Smith has served on the Board of Directors since 2006. Previous SIOR leadership positions include President, Vice President, Treasurer of the East Tennessee Chapter, and Mid-South Regional Director. He has also served as the President of the Greater Nashville Association of Realtors and President of the Commercial Division of the Tennessee Association of Realtors.
