It's the time of year for fresh starts, revitalized energy andoptimism - and that applies to the metro Denver real estate market as well.A strengthening National economy is finally beginning to positively affectColorado's economy - as well as our local Denver real estate market. That

being said, our future looks bright! With Spring just around the corner, our real estatemarket is already off and running! I'm happy to report that activity and interest from both Buyers and Sellers beganheating up more quickly than usual this year - a strong signal that there is more comfort with the Denver Real Estatemarket and, that now is the time get back in the game! Favorable market conditions (low interest rates, reasonableproperty prices, ample supply etc.) should continue to attract serious buyers to our marketplace … Perhaps now isthe perfect time to buy that special home you’ve always dreamed of owning?

A home represents so many different things to each one of us. For some, a home may simply be an investment. Forothers, it may represent a sense of security or perhaps even success. For most, "home" is that special place where weraise our families, develop our dreams and nurture our souls. Currently, the average rate for a 30 year fixed mortgage is 6.5%. A year ago the average rate was around 6.75%.Although we still expect the 30 year fixed mortgage rate to average under 7% for the balance of 2007, there is strongspeculation that the Federal Reserve Board may begin to raise interest rates sooner rather than later - especially givencurrent economic conditions.

Based on historical trends, there's compelling reason to believe that we won't likely see rates at this level again in ourlifetime. Did you know that a 1% increase in rates decreases your purchasing power by 10%? Wait a few more yearsand interest rates could easily climb to 10% (or more) which likely means significantly less purchasing power andless house for the same mortgage money. Waiting could actually cost you the chance to buy your dream home!

When you think about the house that you live in now, do you believe that it has been a good investment for you?If so, why not allow yourself to consider the possibility of a new home - your dream home - as a sound investmentfor the future? There is an ample inventory of wonderful homes for sale - right now; however, the real estate marketis rapidly changing as savvy buyers move into the marketplace to take advantage of today's incredibly low interestrates. So, if you're thinking of moving, now is the time to get serious about finding your perfect home. Unlike balmy spring days when the light is get-ting longer and lawns are getting greener, winterbrings bare trees, brown lawns (or dirty snow banks)and a dearth of sunlight. All in all, listing a homeduring the winter months calls for creativity and abit more effort than prime selling season.

On the bright side, sellers typically have lesscompetition during the winter from other sellers,and buyers may be highly motivated if they’re outbraving the elements to look for a home.

If you can’t wait until spring to put out a “ForSale” sign, here are some suggestions for makingyour home more appealing to buyers during thewinter season.

1. Banish snow and ice. If buyers can't get toyour home without risking life and limb, it simplywon't sell. Keep your walkways and driveways free ofthe frozen stuff so your home looks like it's beingmaintained. If you are frequently out of town, con-sider hiring a service to regularly plow the drivewayand shovel the sidewalks.

2. Set timers inside and out. Put your indoorand outdoor lights on automatic timers so yourhome looks bright and welcoming when prospectivebuyers drive past, even if you’re not there. Make sureyour outside lighting around the front door looksparticularly inviting.

3. Watch for wet feet. Consider asking buyersto either remove their shoes or slip on paper“booties” over their footwear before touring thehouse. This not only shows pride of ownership onyour part, but also protects your newly cleaned car-pets and floors.

4. Think warm and cozy. Adjust your thermo-stat to a warm, welcoming temperature before show-ings. While it may be tempting to turn the heatdown to save on energy costs, buyers who come inand aren’t comfortable won’t linger. Gas fireplacescan be turned on to add a little ambiance, but don’tleave a wood-burning fireplace going without super-vision.

5. Wash your windows. Windows can be eas-ily overlooked by sellers when preparing a home, butwinter’s strong southern light can reveal grime andmake it look like the home hasn't been well main-tained.

6. Make the most of natural light.Encourage showings during high-daylight hours,and have your curtains and blinds cleaned andopened as wide as possible. Dust lamps and shades,and use the highest wattage bulbs your lamps willsafely accommodate. If you must show your homeafter dark, turn on all the lights.

7. Go for the festive feel. Greet buyers as ifyou’re expecting them as guests at a very specialparty. Set the dining room table for a lovely dinnerwith friends, and have a plate of cookies and warmcider waiting.

8. Play soft background music. To create asoothing atmosphere, tune the radio to a classicalmusic station so it can be heard quietly in the back-ground. Buyers may stay around to look a littlelonger.

9. Give the home a nice aroma. Buyers lovethe scent of chocolate-chip cookies, cinnamon rolls,freshly baked bread or apple pie, but too much scent(from air fresheners in every room, for example) canmake buyers question what you’re trying to hide. Ifpet odors are a concern, air out your home andreplace drapes, carpets or rugs before showing it.

10. Focus on the comfort factor. Helpprospective buyers envision themselves living happi-ly in your house by setting an inviting scene. Puttinga warm throw on the sofa or folding back the thickcomforter on the bed can help people feel like they’reat home.

Many times people prefer not to sell their current home prior to closing on the purchase of a new home.In order to use the equity in your current home, you might want to consider the following:

The first and usually the easiest means of bridge financing, is a Home Equity Line of Credit or HELOC as it isknown in out industry. As long as you are qualified, and your home is not yet listed for sale, there is equity in theproperty that nearly every bank in the land will be more than happy to give you a HELOC with few or no clos-ing costs. This money can then be used as a down payment for your new home.

Most banks will charge a fee of $300 - $500 for an early payoff on the HELOC. This is a relative bargain com-pared to the high costs of a true bridge loan, saving you hundreds if not thousands of dollars. In fact, your realestate professional may advise you to obtain a HELOC prior to listing your residence for exactly that reason. Inaddition, the HELOC gives you, the seller, an ability to draw needed cash for such things as repairs to prepareyour property for marketing, earnest money on your new home and emergency cash for any other unforeseenneed.

This can be a winning strategy and one I would love to discuss with you. BALANCE OF SPICES/MARINADES IN SEVERAL MAIN DISHES. BELOW ARE A FEW OF MY FAVORITES THAT I HOPE YOU ENJOY.

ROAST LEMON/GARLIC CHICKEN

It is hard to make chicken special but this isan amazing way to have chicken be flavorful,moist and easy! Prepare this for a specialmeal (I made it for Christmas) or for thestandard once a week regular. – Serves 1 …OK 4

Preheat oven to 425 degrees

1 roasting chicken – (the larger the better, left-overs are great on a salad)3 lemons – 1/4 cut3 heads of garlic – cut in half (leave on exteri-or skin)Bunch of fresh thyme whole and on the stem2 tablespoons melted butter3 strips of bacon1 cup white wineKosher salt and pepper to taste

1) Wash chicken and discard the giblets ofteninside the, place the chicken on an elevatedgrate in roasting pan.

2) Salt-pepper inside of Chicken, stuff the cav-ity with thyme, 1 lemon and 2 garlic; tie legs

3) Baste Chicken with butter, salt and pepper;lay bacon over chicken; put remaining lemonand garlic in bottom of pan and bake for 1hour.

4) Remove bacon from the top of the chickenand add white wine to the bottom of the pan;bake for 30 more minutes to finish and brownchicken.

5) VERY IMPORTANT STEP-Remove andcover with foil for 10-15 minutes, this timeseals all the delicious juices into the meat!

6) Cut and serve … the bottom of the pan hasfabulous flavors if you want to deglaze and pre-pare a gravy … you won’t need it with thischicken it is so moist! Yum

GRILLED RACK OF LAMB

If you are a Lamb lover – and even if you aren’tthis is a true 100% fabulous every time Lambmarinade I always look forward to. Serves 4

2 Frenched racks of lamb (“Frenched” is a termused to describe a rack that has been trimmedto expose the rib bones)

Marinade Ingredients:4 tablespoons extra virgin olive oil2 tablespoons Dijon Mustard1 tablespoon Soy sauce2 tablespoons fresh lemon juice

1 tablespoon fresh thyme de-stemmed andchopped2 tablespoons fresh rosemary de-stemmed andchopped2 cloves garlic minced_ teaspoon salt

1) The morning of dinner mix all of the mari-nade ingredients in a small bowl, be sure all theolive oil is thoroughly mixed with the remain-ing ingredients; Place the 2 rack of lamb in alarge zip lock baggie, I have found this to be amore effective way to marinade because it pro-vides you the ability to ensure the marinade iscovering all the meat, pour all of the marinadeinto the baggie and thoroughly cover all of thelamb.

2) 1 hour prior to grilling remove the lamb andset on counter. Meat that is prepared rareshould start at room temperature to avoidundercooking.

3) Fire-up the grill to medium-medium high(375-400 degrees if you have an external ther-mometer)

4) Remove the lamb from the marinade bagand place on platter, wrap bones tightly withfoil to prevent burning; Grill 8-10 minutesper side for a perfect medium rare 140 degrees.

5) VERY IMPORTANT – Remove from grillcover with foil and let rest for 10-15 minutes,this will seal in the juices and continue to cookanother ~ 5 degrees.

ASIA GRILLED HALIBUT

When Halibut is in season (out of seasonHalibut taste the same, the texture is not asfirm) I prepare this dish sometimes twice aweek. If you haven’t cook any Asian meals, thefirst trip to the grocery store (Safeway by I25and the Lowry Albertsons have the best selec-tion) will seem overwhelming, trust me, onceyou try this you will venture out with these sta-ple Asian ingredients on many dishes and saladdressings. Serves 4

2 pounds fresh halibut filetMarinade Ingredients:1 tablespoon lemon zest1/3 cup freshly squeezed lemon juice1/4 cup dry white wine3 tablespoons cooking oil2 tablespoons soy sauce

1 tablespoon oyster sauce1/2 teaspoon Asian chili sauce3 scallions – minced1 tablespoon finely minced ginger2 cloves finely minced garlic

1) Combine all marinade ingredients (this canbe done up to 8 hours before beginning finalsteps

2) Fire up the grill to a medium heat (350degrees if you have an external thermometer)

3) Spoon marinade over Halibut 10 minutesprior to grilling, any longer and the lemonjuice will begin breaking down the fish firm-ness

4) Brush grill with oil to prevent sticking, cook10-12 minutes without turning; turn up theheat on the grill to high for 3 minutes tobrown the top. Remove from grill, prior toserving separate the fish from the skin.

Youcan boil them, steam them, or grind them intoflour for breads or pastas. As long as a grain'sthree natural components remain in their orig-inal proportions, the product is defined as"whole grain".
