Most Americans plan to stay home this summer insteadof going on a vacation. If you’re one of them here’s a guide to “vacationing on premises.”

Take dedicated time off and don’t feel guilty.

SSttaarrtt cclleeaann aanndd eenndd cclleeaann.. If you don’t have a housekeeper, use the money you will save stayinghome to pay someone to thoroughly clean your house. Then don’t lift a finger. When yourhome vacation is over, have the personal back to clean again.

Unplug. Turn off the cellphone, BlackBerry and laptop. Pretend you’re unreachable.

Make your home a resort. Outside, create an outdoor room with chairs oriented toward the bestview, comfy cussions and an umbrella. Move potted plants around to create outdoor walls. Add alittle music, set up a mini bar and put a paper parasol in your drink. Inside, turn your bathroom intoa spa with scented candles, nice bath salts and loofa sponges. Hire a masseuse to come to the house forthat little something extra!

Stay our late on a weeknight. If you normally don’t stay out weeknights because you have to work or school thenext day, break out and get weeknight theatre tickets, or let the kids close down the amusement park on a Tuesday.

Take day trips. Do what tourists do when they travel to Colorado. Go to the Zoo, Botanic Gardens, Denver’s beautiful ArtMuseum, a Rockies game, Pikes Peak, the Sand Dunes, Estes Park or countless other beautiful and enjoyable options.

Enjoy the fact that this summer, you’ll have no bag to pack and lug, no airport hassles, no jet lag, no reservations to book, no itineraries to plan, no hotel expense, no dog and plat sitter to hire and few but bites.

Dear Friends & Neighbors...Although we’ve all been taught that it’s neither wise nor fair to judge a book by its cover,the truth is that’s exactly what potential homebuyers do when they catch a first glimpse ofyour home. I have seen homes that are spectacular on the inside languish on the marketbecause the owners have neglected to pay close attention to one vital aspect of their property: curb appeal.

Curb appeal is vital to any home’s chances for a successful and speedy sale, especially in a competitive market.Buyers absolutely need to be wowed by their first impression of your home…or they may never get out of the carto see what’s beyond the front door.

As homeowners, we all become accustomed to the way our home looks, including the little things that oncebothered us, but that we no longer even notice. Maybe you replaced a few broken steppingstones last spring and leftthe old ones sitting by the side of the house…and maybe they’re still there. Perhaps your front door has an area wherethe paint is peeling, and the pots of petunias at your entryway have wilted in the heat.

The best way to see your home anew is simple: Go across the street, turn around and take a good look from abuyer’s point of view. Your home should say “Welcome” at the very least and “You’re going to love me” ideally.

Here are some suggestions for creating curb appeal, from no-cost, simple steps that require nothing more thana few hours of your time to those that are more involved and more costly. When considering these ideas, keep inmind that any improvement to your home’s appearance will also enhance your enjoyment of living there and add toyour home’s value.

• Paint your front door a rich, inviting color like red, charcoal or chocolate brown. Add a new screen, newhardware and shiny new kick plates. If the bottom half of your security door is smudged with sniff marks fromyour dog, wash it until it sparkles.• Place pots of healthy, colorful flowers near your entryway and add an inviting café table and chairs or a porchswing.• Keep your lawn neatly mowed, edged, watered and free of weeds. If your lawn is beyond help, invest in newgrass seed or sod. • Trim overgrown bushes and remove any dead or sickly shrubs, trees and flowers. • Pick up toys and bikes and store them out of sight before a showing. • Hide ugly trashcans, and make sure your yard is devoid of pet waste. • Replace burned-out exterior bulbs or, if your budget allows, purchase new light fixtures for the porch andgarage. • Stain your faded deck so it looks fresh and new.• Repair any broken fencing and paint or stain the entire fence if it is fading or peeling.• Repair or replace a cracked sidewalk or driveway.In addition to these basic exterior improvements, you’ll find some fabulous ideas in this issue for transforming

your home’s outdoor space into a real showstopper. I hope you have the chance to sit back, relax and enjoy these lazydays of summer, whether outside or inside. Last year, when the American Institute of Architects released the results of its annual survey onhome-design trends, almost two-thirds of the architects surveyed reported an increase indemand for outdoor living spaces, including outdoor kitchens, patios and decks — a dramat-ic increase from the previous year.

The popularity of outdoor cooking and entertaining — and the creation of spaces specificallydesigned for those purposes — is huge and growing. “The home is increasingly becoming a destinationplace,” says Linda Hanford, marketing manager for Toll Brothers, a luxury homebuilder based in Arizona.According to Hanford, instead of long family getaways, many homeowners are investing more money intheir own backyards. In fact, Toll Brothers’ homes now include options for front-yard courtyards, back-yard pizza kitchens and outdoor entertainment centers. Hanford says demand is increasing for outdoorspaces that create an escape from everyday life without actually leaving home.

Backyards have become multipurpose outdoor rooms, and homeowners are styling their outdoorspaces similar to their interior ones. Let’s take a look at some trends in outdoor living that you may wantto incorporate into your own home.

An Overall Plan

Although starting from scratch with new-home construction may be the ideal way to create an outdoor oasis,you can still carve out a great outdoor “room” by approaching it a lot like you would an indoor room.

When planning your outdoor space, invest in a thoughtful and coordinated placement of decks, equipment,furnishings, accessories and plantings to create an attractive, functional whole rather than a random collection ofitems such as a fire pit here and a waterfall there. The increased demand for outdoor kitchens is a natural extensionof our passions for gardening, cooking and entertaining. No longer isthe lonely charcoal or gas grill sufficient for many homeowners. Good news: Outdoor furniture is getting a lot fancier and a lotmore comfortable. You’ll find pieces in a myriad of styles, from countrychic to sleek and modern, all made to stand up to the elements. Roomychairs and loveseats, daybeds, and stylish dining and lounge sets are justa few of the possibilities.

Today’s homeowners are experimenting with color and design foran individual look that reflects their character. Swimming Pools

Nothing looks as inviting on a scorching summer day as aturquoise-blue swimming pool beckoning in the back yard. Yet there aremany conflicting points of view when it comes to swimming pools andresale value. Some say that swimming pools are an out-of-date amenitythat potential buyers shy away from, while others argue that they are anecessity, especially when it comes to homes in upscale areas.

If no one in your neighborhood has a pool, chances are you won’trecoup the cost of adding one when you sell. On the other hand, whenyou add a pool to a large property in a wealthy neighborhood, chancesare good that the investment will pay off. Homebuyers in upscale neigh-borhoods often expect every amenity imaginable, so if your house does-n’t have a pool and every other home in the neighborhood does, youmight be in trouble when it comes time to sell.

The bottom line: If you want a swimming pool, buy a home witha pool for your own enjoyment, not as an investment.

Landscaping

Mature landscaping not only adds beauty to your home; it can alsoadd to your property value. A recent study indicated that trees added$9,500, or more than 18 percent, to the average sale price of a residencein a suburb of Rochester, New York. Other studies show that propertyvalues of homes with trees increase by 5 percent to 15 percent whencompared to properties without trees (depending on species, maturity,quantity and location).

In addition, a U.S. Department of Energy study reports that treesreduce noise pollution by acting as a buffer and absorbing 50 percent ofurban noise, and a Texas A&M study revealed that trees help createrelaxation and well being.

So what’s not to love about trees? Nothing, especially if you’reDenver Mayor John Hickenlooper. His plan to plant 1 million trees inthe Denver area by the year 2025 will create an influx of canopy in themetro area that will increase the amount of shade by 18 percent. Thisincreased shade will help decrease the amount of energy needed to runair conditioners and increase the amount of oxygen in the area whilereducing carbon dioxide and other greenhouse gases in the air.

As part of MayorHickenlooper’s initiative, morethan 2,400 volunteers planted7,000 trees in seven days during theweek between Earth Day andArbor Day (April 21-28, 2007).Metro-area residents are encour-aged to plant Colorado-friendlytrees that are adapted to our semi-arid climate and will not use toomuch water. Homeowners are alsoencouraged to plant trees on thesouth side of the house and toavoid power lines. Five Steps for Planning the Perfect Summer Party1. Make a schedule with deadlines for party-related shopping, housecleaning and errands…and stick to it.

3. Create a fun goody bag containing a list of the wines poured at your party, a CD with a copy of the music you spin, a fun wine-bottle stopper, etc.

4. Head to your local farmer’s market for quick appetizers: cheese, fresh-baked bread, dips, just-picked fruits and veggies and other goodies.

SPICY GARLIC SHRIMP WITH ASPARAGUS &LEMON

I love all the ingredients in this dish! Evenfrozen 16-21 size shrimp is wonderful! Serves3-4

1lb shrimp – peeled, deveined, rinsed, andpatted dry

1 teaspoon kosher salt

¼ teaspoon black pepper

1 lemon

6 tablespoon extra-virgin olive oil

4 medium garlic, thinly sliced

¾ lb. (1 bunch) asparagus, bottoms snappedoff and cut into 2 inch length

1/8 to ¼ tablespoon crushed red pepperflakes

2/3 cup low-salt chicken broth½ teaspoon cornstarch

1 package fully cooked Linguini

Sprinkle the shrimp with ¼ tsp. salt and a theblack pepper. Using a lemon zester, gentlyzest the exterior of the lemon, and thensqueeze the lemon to get 1 Tbs juice.

Put a 12 inch skillet (preferably not non-stick) over medium-high heat for 1 ½ min-utes. Add 2 Tbs of olive oil and once it’sshimmering hot, add the shrimp in a singlelayer. Cook the shrimp undisturbed until theshrimp browns nicely, about 2 minutes. Flipthe shrimp and brown the other side about 1½ minutes. Transfer to a large plate.

Reduce the heat to medium, add the remain-ing 4 Tbs oil and garlic, cook until the garlicstarts to sizzle and turn slightly brown about

30-45 seconds. Add the asparagus, lemonzest and red pepper flakes, sprinkle with ½tsp. Salt and cook, tossing often about 2-3minutes. Add the chicken broth, cover withthe lid ajar and cook until the asparagus isjust tender 1-2 minutes.

In a small dish whisk together cornstarchwith 1 Tbs water and mix in with the aspara-gus mixture and bring to boil. Add theshrimp and cook for 2-3 minutes. Stir in 1Tbs lemon juice and ¼ tsp. salt. Toss overprepared linguini and enjoy

HOMEMADE PASTA SAUCE

Marla Petrini prepared this for me years agoand the fresh taste is fabulous! When diningout at an Italian Restaurant I often try toentice the Chef to prepare theirversion…Piatti’s in Cherry Creek does a won-derful job! This is very simple and inexpen-sive - no one will mistake this for anythingbut home made. Serves 4

Entire bag of Pasta – Individual preference, Iprefer the larger noodles that will hold a thicksauce

10-12 roma tomatoes – medium chop withseeds and skin left on

1 cup rough chop fresh basil

½ cup fresh mozzarella – I chop mine ¼ inchin diameter … larger is fine for more cheesein each bite

Garlic – Marla’s rule is 1 clove per person …again an individual preference… I might becloser to 2 cloves per person - is this why noone will sit by me at dinner?

1-2 tablespoon olive oil

½ teaspoon salt

1) Boil enough water to prepare pasta, addsalt to flavor the pasta and a dash of olive oilto keep the pasta from sticking together.Cook pasta al dente and strain.

2) In same pot used for pasta heat olive oil;add garlic for just a minute, don’t over cookgarlic, it will turn bitter; add tomatoes andcook for 2-3 minutes, they should be cookedthroughout but still have structure – no babyfood; now add the basil and mozzarella, gen-tly mix a few times and add the pasta to thesauce, mix together and serve with a saladand enjoy the rest of the evening!
