HVAC• 8:00am to 6:00pm, Monday through Friday and
8:00am to 1:00pm on Saturdays• Cooling: Chilled water will be supplied by three
(3) (2 active, 1 stand-by) 800 ton water cooled centrifugal chillers located on the 19th floor Mechanical Equipment Room. Capped and valved outlets will be provided at every perimeter column for tenant connection as well as one supplemental valved outlet in a mechanical room on the floor. Space shall be served with underfloor air via six (6) 9,500 Air Towers located in dedicated mechanical equipment rooms within the building core.
• Heating: Perimeter hot water capped and valved outlets shall be provided at every perimeter column (except corner columns) for tenant connection.
ELECTRICAL• 5.5 watts per USF demand load, exclusive of the
Base Building HVAC.• Two (2) busducts serving the floor will be fed up
from distribution switchboards on Level 6 and will serve typical electrical loads including air towers, and general office lighting and power.
• The incoming service will be comprised of two (2) sets of six-compartment transformer vault installations with two (2) sets of five (5) Con Edison installed transformers arranged in a second contingency configuration
• A submetering system will be provided to meter tenant consumption.
EMERGENCY GENERATORPower and lighting are fed via two (2) 4000A busducts. These busducts are backed up via standby power using three (3) 2500kw diesel generators (2 active, 1 standby) located on the 19th floor in sound attenuated enclosures, and have sufficient capacity to support the full load for the 18th floor.
BUILDING MANAGEMENT SYSTEM (BMS)BMS uses direct digital central control technology (DDC) to monitor, control and optimize the operation of the HVAC systems and life safety functions of the HVAC systems.
TELECOM• Full redundancy will be provided with three (3)
telecommunications points of entry in diverse locations.
• Distributed Antenna System (DAS) to be provided with space allocation for multiple carriers.
RESTROOMS• The restrooms will be newly constructed and ADA
compliant• The restrooms will serve an office occupancy of one
(1) person per 100 USF• There will be two (2) restrooms per floor, one (1)
men’s restroom and one (1) women’s restroom
ELEVATORS - DESTINATION DISPATCH SYSTEM• Passenger: Two (2) 3,500 lb passenger elevators
operating at 1,000 ft / minute with 7'-01/2" by 7'-0" clear inside dimensions
• Service: One (1) 6,000 lb capacity service elevator operating at 700 ft / minute with 10'-6" by 6'-4" clear inside dimensions
