Please be reminded to use cold water when operating a garbage disposal. Grease and fat should not go into the disposal. A rapid flow of cold water during operation and a full two (2) minutes afterward aids grinding, cleans out the disposal and carries the food waste through the drain lines to the main sewer. This prevents the waste from clinging to the walls of the plumbing lines and possibly clogging the lines. Occasionally grinding ice cubes cleans the hopper and sharpens the shredder. with one sales contract. The average price per square foot was $341. In February 2016 there was one sale, and the price per square foot was $343. Other activity for February 2017 included three new leases, five renewals and one sublease. The number of rentals is now 156 which is 22.19% of total units. This is up from 153 and 21.76% last month and slightly down from 158 and 22.48% in February 2016.

Design

The blue wool carpet in front of the midrise residential elevators on floors 45-65 will be replaced. The surrounding granite tile will also be cleaned and sealed before the carpet installation. The Management Office will notify residents when the installation is scheduled.

Exterior Spring plantings will be installed in April.

Engineering

There is progress being made to resolve the issues regarding the swimming pool. The HOA consultant’s report was circulated to all entities involved with the pool design and implementation, and all parties, including the consultants, met March 15th. Everyone agreed to have the HOA consultants prepare and circulate protocols to address resolution of pending issues in advance of a follow-up conference call the following week. We are hopeful that an implementation schedule can be developed shortly thereafter.

A proposal from the Design Committee for improved and more energy efficient hallway lighting was reviewed and endorsed by the Engineering Committee. New energy efficient brighter LED bulbs will be installed in the residential corridors. The new bulbs qualified for a generous energy rebate, and the conversion is projected to

save in excess $5,000 in energy costs per year. The new bulbs will require a receptacle conversion that will be handled by HOA maintenance staff over a ten week period.

Laundry (Ad Hoc)

We will renew the contract with our current laundry provider. All washers and dryers will be replaced with new equipment, except the high capacity Dexter dryers. See equipment detail below:

In response to requests for higher capacity equipment, six 21.5 lb energy star low water front load washers will replace six 14 lb top load washers on floors 47, 53, 56, 62, 65 and 68. Washers in every laundry room will be programed to provide an additional rinse option.

A Payflex machine will be added next to the existing VTM machine on the 44th floor to load cards using credit/debit cards. This machine will also allow the processing of refunds without Management Office involvement. One new laundry card per unit will be available from the Management Office preloaded with $3.00. Current cards will still be usable.

Management will notify residents regarding the installation schedule.

Rules Violations

The Rules Violations Committee reviewed a violation of House Rules

regarding Nuisance /Smoking in Unit. A recommendation was made to the Board for resolution of this alleged infraction.

Technology

Over the 40+ years since our building was built, there have been tremendous advances in technology. Many of these technologies have become an integral part of our everyday lives - the internet, personal computers, cell phones, email, instant messaging, building automation systems, etc. We laid cable for the TV about 30 years ago, so it is appropriate now to review our in-building and in-unit technology infrastructure. In evaluating and planning for the introduction of new and/or enhanced technologies within the building, it is important to develop an overall strategy and technology architecture so we can introduce new capabilities in an efficient, cost effective and integrated manner.

The Technology Committee is tasked with identifying a way forward for in-building and in-unit technology needs. The committee is focusing on the in-unit technology needs first. The committee is reviewing preliminary proposals from potential provider(s) of those services and comparing the offerings on price and quality. The committee is meeting at least monthly. The committee is composed of ten owners of varying backgrounds.

If you are having problems with connectivity to the internet through the wireless system installed by the HOA in 2013, please contact Wifient Support ([email protected]). The HOA pays a monthly service fee for maintenance of the system and troubleshooting individual residents’ connectivity issues.

Hancock’s “Little Free

Library”

This library operates by a “take a book, give a book” exchange. Books taken from our special children’s library should be returned to the miniature Hancock building library structure outside Potash. Thank you.

HOA Academy Awards Event

The HOA’s event consisted of two parts. The first part had a building-wide opportunity for residents to complete a ballot listing their selections in 6 categories. Congratulations to the prize winners:

1st place - Carol French 2nd place - Dr. Frank

Krumlovsky 3rd place - Lynne McCoy.

The second part of the event was a gala evening of viewing the awards ceremony on our video screens in a decorated Club 44. During the course of the evening, many of the 44 party goers had their pictures taken by our resident chronicler of HOA events, Carol French, as they trod our own red carpet. Eric Odulio engaged party goers with movie quotes trivia, and Nancy Brzezinski handed out special homemade HOA Oscars each time a table correctly identified the winner in each of the 6 major categories. The raffle winner of the door prize was

Terry French. At the end of the evening, a raffle was used to handout 3 goodie bags, donated by Nancy Brzezinski, to people who were among the diehard

viewers at the telecast’s conclusion. Snacks, cake, and good conversation made the event a pleasant evening for attendees.
