    HOME AUTOMATION SYSTEM (HAS)

    PART 1 - OVERVIEW

    SCHEDULE 0 - GENERAL

    PRODUCT DATA SHEET 0 - A complete system of home automation shall be designed,supplied, installed and tested for each home in this project (ITCC). The purpose of homeautomation is to increase the comfort, safety and energy saving. The HAS shall allow the userto monitor and control the house equipment and environment including:

    0.1 Lighting0.2 Curtains0.3 Parking doors, house doors and security

    0.4 HVAC0.5 Distribute audio to all room (optional)0.6 And others

    PRODUCT DATA SHEET 1 - The home user shall be able to monitor, control the houseequipment using different tools including:

    1.1 Intelligent Switch plates1.2 Wall mounted touch screen1.3 Remote control1.4 Laptop and PC with software1.5 PDA and smart phone with software

    PRODUCT DATA SHEET 2 - The monitoring and control can be performed form differentlocation including:

    2.1 Inside the home using LAN and WLAN2.2 Projects data center and control center using the project LAN, server and workstation2.3 Anywhere in the world using the internet

    PRODUCT DATA SHEET 3 - The contractor shall submit a full solution including:

    3.1 Server and software located in the data center of the complex

    3.2 Monitoring and control station located in the command and control center CCC of thecentral service building

    3.3 All component of all buildings. Test and commission the complete system for eachhouse and for the whole campus system.

    PRODUCT DATA SHEET 4 - All proposed control and home automation system shall be openprotocol, standard based system. Propriety systems are not accepted in this project.

    PRODUCT DATA SHEET 5 - Contractor can propose updated equipment than the specified.

    PRODUCT DATA SHEET 6 - All the wiring and installation, testing and commissioning are part

    (HAG) (supplied by others to each house). Due to rapid changes in home automationsystem, contractor can propose systems with better features. The specified feature andequipment are the minimum required for this project.

    SCHEDULE 3 - QUALITY ASSURANCE

    A. Electrical Components, Devices, and Accessories: shall be tested and labeled,by a testing agency acceptable to authorities having jurisdiction, and marked forintended use.

    B. The building automation contractor shall be a well established specializedcontractor with a minimum of 5 years of local and international experience in thefield.

    C. Personnel who are responsible fro the final testing and commissioning shall becertified from a recognized organization or manufacturer to perform the job.Certification are required for the following work (as minimum) (KNX/EIB,structured and network cabling, IT network and switches).

    SCHEDULE 4 - WARRANTY

    A. All component, system software, parts and assemblies supplied shall beguaranteed against defects in materials and workmanship for one year fromcompletion of date of the project and for acceptance date of the system

    B. Contractor to submit an optional warranty for 5 years and 10 years.C. Labor to troubleshoot, repair, reprogram or replace system components shall be

    The 7 touch screen are user friendly, aesthetically pleasing, easy to install andeconomical. The screen features a 800x480 pixel widescreen and can bepowered over Ethernet. It features energy efficient LED backlighting; no movingparts and requires no ventilation. The touch sensor is very sensitive and does notrequire a stylus to operate. From here you not only have full control of theconnected systems such as lights, curtains and AC, but also connectivity to other

    storage. It is automatically recharged when placed in its docking station or anoptional in-wall dock.

    The 3 Touch Screen features a bright 3.5" portrait LCD display with energyefficient LED backlighting and wide viewing angles. The touch sensor is verysensitive and does not require a stylus to operate. Designed for in-wall usage, itcan be powered via a standard Ethernet cable with the appropriate adapters. Inaddition to control and monitoring functions, it features five programmablebuttons which can be used to activate a range of user defined functions.

    The system shall have native application for Media Center PC that allows fromthe TV screen connected to the Media center PC to various Home automationfunctions (Lighting, shutter, HVAC, Cameras etc.). Monitor and Control devices& Systems in your home. Automatically adjust lighting and other systems whenwatching TV. Automatically pause your TV or movie when someone rings yourdoorbell.

    PRODUCT DATA SHEET 5 - Connect for I-Phone/I-Pod and other smart phone

    The system shall have a native application for Iphone, Ipod Touch and othersmart phone that acts as wireless Touch screen that allows control andmonitoring for the home automation system within the house and outside.

    SCHEDULE 3 - Server and Software

    PRODUCT DATA SHEET 0 - The home automation system shall have a complete infrastructureconsist of all of the necessary networking, security, server and software licenses to complementthe automation services. For all the villas and houses included in the contract.

    The solution shall be fully redundant. The equipment shall be located in the datacenter of the project. The workstation for monitoring, controls, configuration, helpdesk shall be located in the Command and Control Center (CCC) in the centralservices building.

    The system shall use the existing infrastructure (provided by other) in terms ofcooling, power supply, physical security and (IP) connectivity to the LANinfrastructure in the villas, houses and data center.

    The system shall have the minimum requirement and features:

    0.1 Monitor, control, graphic display of all the villas and housing.0.2 Can be operated, updated over LAN and WAN.0.3 Integrate door video entry system by supporting the SIP protocol and enabling both

    audio and video from the home to be routed over standard VOIP networks.0.4 Provide secure remote access and monitoring for home owners from range of mobile

    devices, such as iPhone, without requiring any static IP address or customconfigurations of the home owners router or firewall

    0.5 System shall use IPsec UPN tunnels, the home automation controller shall maintain asecure link to the data center via available LAN

    SCHEDULE 5 - Control of Lighting, Shutter, HVAC (KNX/EIB system)

    PRODUCT DATA SHEET 0 - A system based on open protocol (KNX/EIB) shall be used tocontrol lighting ON/OFF and dimming shutter and blinds control HVAC, FCU control and otherequipment control and monitoring.

    The system shall have all the hardware and software necessary to interface withhome master controller and to the Facility Management System (FMS) at higherlevel.

    The system shall allow monitoring, control and configuration of its componentsfrom each individual home, form the data center and via internet through thehome master controller.

    PRODUCT DATA SHEET 1 - Features

    All the wiring, boxes, accessories for the system are included in the scope.

    Contractors shall coordinate with the general building contractor.

    The lighting control system shall provide ON I OFF control of light fittings(Fluorescent, Incandescent, Neon and HIDetc.) for all the lighting circuitscontrolled by the system.

    The system shall permit the user to turn ON / OFF individual loads and group ofloads, and to set pre determined lighting patterns via switches, time clocks,building automation system and other automated control devices.

    System programming shall be implemented via a PC or Notebook locatedanywhere in the system and having access level passwords, any device in the

    system shall be accessible for programming from the PC location without theneed to manipulate the device locally.

    The bus cable shall be laid in the building in the form of a linear, star or treestructure similar to the power mains. Systems requiring fixed wiringconfigurations shall not be acceptable.

    Each device in the system shall be addressable via a software programmablephysical address. Any device in the system shall communicate with any otherdevice via software programmable group addresses (telegrams). Each individualdevice will respond to only those group addresses for which they areprogrammed to do so. There shall be an EEPROM storing the physical address,group addresses & other software parameters for every device, thus making itintelligent. No centralized processors or centralized memory storage devicesshall be permitted.

    Each of the devices shall have a built-in push button along with a LED. The LEDshall lit in the event the push button is pressed and if there is power to thedevice, thus depicting that the device is communicating in the system.

    In the event of power failure or bus wiring failure each of the system devices(switching modules and dimming controllersetc.) shall be programmed to attaina fail-safe position (controlled circuits to become On, Off or As it is, Laststatus)

    The system shall have the capability to control relays via switches equipped with

    IR receivers as and when required.

    3-gang and 5- gang switches equipped with infrared receivers shall transmitcommands to the system upon receiving a signal from a hand held infraredtransmitter (IR remote control). The same switches will be connected to thesystem via the two-wire bus cable.

    Each switch button shall feature two status LEDs; green indicating ON and redindicating OFF with a possibility to reverse them via software.

    The system shall incorporate a diagnostic module that shall scan the system forany faults in the bus wiring and display an alarm LED in the event of faults in thewiring.

    The system shall be expandable and flexible, i.e. new components could beadded to the system by attending them to the two-wire communication bus andsetting their physical address and parameters by the programming software.

    PRODUCT DATA SHEET 2 - Codes and Standards

    All devices in the system shall comply with one of the international standardslisted below and should be manufactured in accordance with EMC guidelines andthe low voltage guidelines where not in contradiction with Local Power Authoritiesrequirements:

    PRODUCT DATA SHEET 3 - System Components and Characteristics

    3.1 Lighting control modules (Relay controllers)

    Lighting control modules for On/Off switching shall be DIN rail mountedconsisting of either four (4) or eight (8) individually programmable integralrelays (contactors). The output states of each of these relays shall bedisplayed on the front. Each of these relays shall be latch-on type withmanual operation (override) possible even without power to the system.

    The relay control modules shall receive its operating power supply fromthe same bus cable without any other power supply. It should not operateon any 230/240 V AC supply to avoid possible fire hazards.

    Each of these contactors shall be rated 16 A/AC1 together with an inrushcurrent carrying capacity of 500 A suitable for switching loads with highswitch-on peaks. The contactors should also have a capacitive load ratingof at least 200 microfarads. Additional contactors shall not be used tocontrol any of the lighting circuits.

    Each of the lighting control modules shall have its own individual addressand shall be capable of being programmed from a PC located any wherein the system for the purpose of changing parameters without the need toaccess the module locally.

    applications to suit site requirements for e.g. staircase lighting functionthat switches Off the relays after a preprogrammed time from the time ithas switched On. The application for which a relay has beenprogrammed shall apply irrespective of the signal from which it iscontrolled.

    Each of the relays shall be capable of being programmed with its ownOn and Off delays that shall be applicable irrespective of the signalfrom which the relays are controlled.

    Each of the relays should have current detection to measure the currentand to give alarm in case of over current or in case of any current drop.

    In the event of power failure or bus wiring failure or control module failure,each of the relays shall attain a pre-programmed fail-safe position (On,Off or As it is, Last status) at the time of commissioning.

    Lighting control modules (Relays controllers) shall be installed in adedicated Lighting Control Panel (LCP).

    3.2 Dimmers

    a. Dimming modules for filament type light fittings

    Dimming modules for filament type light fittings (such asIncandescent, Low voltage halogen, Halogen, xenonetc.) shalldirectly dim any type of those fittings. Additional ballasts /dimmable transformers shall not be used to dim any of theselamps.

    Dimming modules shall be plug-in type DIN rail-mounted self-contained with driver PCB, SCRs, filters and related circuitryproviding noise free dimming.

    Control module shall consist of two (2) independent outputchannels each capable of accepting Master and Salve powerextension modules to suite the load.

    Utilizing the possibility of plugging-in power extension unit, each ofthe two independent control channels shall be able to controldimming circuits with load up to 20KW / each simultaneously.

    Dimming controller shall be capable of being programmed to attaina fail-safe position in the event of power failure. On powerrestoration after a power loss to the system, the control systemshall automatically revert back to the particular setting (scene)selected in each individual area prior to the power loss.

    It shall be possible to customize and correct the dimmingcharacteristic curve of the lamp to suite the sensitivity of thehuman eye and to extend the service life of the connected lamps.

    preprogrammed value from 0 100%, additionally dimming shallbe also possible between preprogrammed minimum and maximumvalues.

    Dimmers shall receive power to operate the module by the two -wire bus cable.

    b. Dimming modules for fluorescent type light fittings

    Dimming modules for fluorescent shall be plug-in type DIN rail-mounted comprising of two-16A AC1 switching channels (latch-ontype relay) and two passive 0 10 Vdc channels for the highfrequency dimmable ballasts. Dimmers providing 1 10 Vdc (10 100 % brightness) signal shall not be acceptable.

    Each of the dimming modules shall be designed to operate theload as per the consultant approved load schedule.

    Each of the switching channels shall be used to switch the lightfittings On/Off while the corresponding 0 10 Vdc channel willprovide the control (dimming) for the high frequency dimmableballasts. Dimmers without latch-on type relay switching channelshall not be acceptable.

    Each of the channels shall be individually programmed to control acircuit irrespective of the other channel-controlled circuit.

    Dimming circuits shall be able to be switched on withpreprogrammed value from 0 100%, additionally dimming shall

    be also possible between preprogrammed minimum and maximumvalues.

    Dimming controller shall be capable of being programmed to attaina fail-safe position in the event of power failure. On powerrestoration after a power loss to the system, the control systemshall automatically revert back to the particular setting for eachchannel prior to the power loss.

    Fluorescent type light fittings shall be equipped with HighFrequency Dimmable Ballasts accepting 0-10 Vdc signal. TheseHigh Frequency dimmable ballasts should be an integral part of

    the light fittings and supplied by the light-fitting manufacturer.

    The dimming controller shall have 2 integrated terminals forconnecting a light sensor to achieve constant lighting controlfunctionality.

    3.3 System Power Supply

    The power supply module feeding power to the network shall consist of abuilt in back-up power to compensate short voltage interruptions of up to200 ms. This back-up power shall enable the system to put all actuatorsin a fail-safe position (either on or off or as it is) in the event of power

    failure.

    The choke-integrated power supply shall be suitable for DIN railmounting. This power supply shall produce and monitor the supplyvoltage for the bus. PS rating shall be 45 VA and shall have a 30 VoltsDC output and 230 Volts AC Input.

    3.4 Switches

    The low voltage system switches shall have indication for On and Offstatus with Red and Green colors with a possibility to reverse them viasoftware. In the case of circuits switched in parallel from multiple signals,the switch LED shall display the true status of the circuit based on thelatest signal sent to the particular circuit. It shall be possible to control anycircuit in the system from any of the switch channels to ensure allchannels are available for entire control of the system.

    Each switch shall be addressable and communicate with other systemdevices through a two-wire bus cable.

    Each switch should have current detection in each fold to measure thecurrent and to adjust the threshold current.

    Master On/Off switching shall be possible from any switch locatedanywhere in the system if programmed to do so (i.e. Guard room incommercial and public buildingsetc.)

    Switches shall be in 1,2 or 4 buttons arrangements per switch plate.Switch plate covers shall be of the screw-less design in white matt colorfor the approval of Engineer.

    Dimming control shall be via local dimming switches having 3 and 5-gangswitches with built in infrared receivers for accepting remote control anddimming signals from infrared transmitter. The dimming switches shall beflush mounted into a standard (3 x 3) GI back-box.

    Each of the switch channels shall respond in such a way that if the switchis pushed with a short-push, the circuit shall switch on at a pre-programmed brightness. If the switch is given a long-push, it shallrecognize it as a dimming command and shall keep dimming up or downuntil the depressed button is released.

    Further, these infrared switch channels shall also be capable ofgenerating light scenes if programmed to do so. Each of the switchchannels shall be programmed to generate two light scenes giving amaximum of 6 Scenes for every 3-gang switch.

    The assignment of discrete intensity level for lighting groups shall beeither by use of the Manual Dimmer Control Plate, Infrared Transmitter ora Hand held programming Console or PC.

    3.5 Timers & Time controllers

    A Controller device consisting of at least 100 timer channels (groups) inthe form of lighting scenarios shall control circuits (such as switchinglighting on/off, dimming lights up/down, open/close shuttersetc.) on aparticular network group (line) to have local standalone operation. It shallbe possible to send signals from one controller channel in one network to

    circuits in another network if programmed to do so. This is to ensure thatall timer channels are available for control of all circuits in the system.Each controller shall be capable of being programmed locally with timerprograms for any of the 100 channels combined together, without theneed to connect a PC. Each of the channels shall have a manualoperation function to over-ride the channel to On or Off irrespective ofthe time programs.

    The controller shall have a built-in EEPROM to ensure that the timerprograms and control groups are retained even in the event of powerfailure. This controller device shall be in addition to the BMS PC basedsoftware time schedules to ensure uninterrupted stand-alone operation ofthe system at all times.

    3.6 Contact Input Units

    The contact input units shall communicate with the two-wire bus. Theconfiguration of the control input units shall be done via a programmingPC located any where in the system through the bus line withoutdisturbing any of the other devices operation.

    The contact input units shall provide either two or four contact inputcapability. Each contact shall be configurable to control any individual orgroup of circuits.

    Contact input unit (Binary Input Module) shall be selected and capable toreceive 230 Vac, 24 Vac/dc or a floating contact (free of voltage contact)as per site requirements

    3.7 Movement Detector

    The movement sensors shall have a built-in lux sensor with an adjustable

    set point so as not to switch On circuits even after detecting movement

    due to sufficient natural light. There shall also be an adjustable Off delay

    on the movement sensor from 1 sec to 16 min. to ensure that circuits are

    not switched Off immediately. Further, the movement sensor shall

    incorporate an On-Auto-Off switch for maintenance and local override

    purpose.

    Movement sensor detecting angle shall be 180 or 220 degrees to give

    proper coverage as per site requirement.

    3.9 Blinds Shutter Control Module

    Plug-in type DIN rail-mounted suitable for controlling up to four (4)

    independent 230 Vac or 24 Vdc drive mechanisms.

    Shutter controller shall have four (4) independent channels, each with 2

    switch contacts for up/down control.

    Each channel contact shall be rated at 6 A per switch contact.

    The control module shall have a safety feature that avoids any possible

    damage to the drive mechanism due to sudden changes in direction.

    Mechanism protecting shall be via identifying a fixed time base for

    determining the pause between changes in direction.

    It is recommended to have the blind shutter control module from the same

    manufacturer of shutter, shutter motor and shutter module to guarantee

    smooth operation.

    3.10 Light sensors (Twilight Switches)

    A Twilight Switch capable of switching lighting circuits and other loads

    shall be used. The brightness range of the Twilight Switch set point shall

    be adjustable from 2 to 1000 lux or as agreed with the consultant/client at

    the time of commissioning. A light sensor shall be connected to the switch

    controller to detect daylight.

    In the event more than one group of lights has to be controlled based on

    deferent switching set points a light value switch capable of switching up

    to three lighting groups shall be used where each individual channel has

    a separate switching set point. The brightness range of the set points

    shall be adjustable from 2 to 2000 lux or 20 to 20000 lux as agreed with

    the consultant/client at the time of commissioning. A light sensor shall be

    connected to the switch to detect daylight.

    It shall be possible to over ride the circuits controlled (based on

    brightness) via timer channels of the TP controller.

    3.11 Infrared Remote Control

    The infrared receivers built in the 3-gang and 5-gang switches shallaccept signals from the remote control units (transmitters), which shalloperate on replaceable batteries. The remote control unit shall havedifferent channel buttons to switch ON the various circuits at differentlevel of brightness with separate dim-up and dim-down buttons. Each ofthe Remote control channels shall respond to the Manual Switch channelin the same manner as described in the above in point (4. Switches).

    4.1 Addressing/programming Mechanisms.
