Give us some details about your personal background. Alice : I’m 38 and the eldest of five siblings. I grew up and did my schooling in Klang. I’m married with 2 sons, a 7-year and a 4-year old. I graduated from HELP External Degree Program by University of London with an Economics degree, majoring in Accounting. I worked in the IT industry, specializing in the distribution of hardware and software, for 10 years. During the first 8 years, I was attached to a Taiwan-based multinational, progressing up to lead the South-East Asian operations, distributing OEM (Original Equipment Manufacturer) digital cameras and associated computer software. I was then head-hunted to join a US-based multinational as the Country Channel Manager, taking care of distributors in Malaysia. As the children were born, I found that I needed a more balanced working life and consequently joined a leading mutual fund company as an agent. I had already been an investor in this company 6 years earlier. I’d worked my way to my current position as Group Agency Manager. This has proven to be a very good decision as I now have more control of my time and I’m more productive. I also have more freedom to do essential things that create results and carry weight. i-Care : This must have been a challenging period for you. Alice : Yes, it was a big shift in mindset for me as I moved from being an employee to being an entrepreneur. I learned to sow the seeds to establish my business. When the going gets tough, you need tenacity, drive, determination, financial backing and passion to pull you through. It is important to be open to critique and willing to listen, without being defensive. An entrepreneur must be able to take risks. I’ve been often asked, ”What if I don’t make it?” No matter what we do, there’s always a risk. Don’t spend too much time thinking about not making it and thinking about problems and their prevention. We should think positive and ask what needs to be done to be successful. If we fail, we can still go back to work, but at least we’ve tried. We should take the bold step forward and see what life could be. If I can lead an extraordinary life, why live a mediocre life? i-Care : Were there any other factors that helped you make this adjustment? Alice : My husband joined me a year after I went into the investment line. I also have a good support group as I’m active in church activities. I wanted a cohesive family unit while being successful at work and this drove me forward. i-Care : What do you do to relax during your free time? i-Care : When did you move to 1BU and what triggered this shift?

Alice : I moved here from Puchong in 2008 when my family expanded. We wanted to stay in a central location that also had privacy. i-Care : You joined the JMC in 2012. What spurred you on to volunteer as a committee member and then take on the Treasurer position?

Alice : I received the newsletter that year calling for owners to volunteer as JMC members. I was thankful that we had an effective and successful JMC. I felt that I could also contribute.

I had a good mentor in Poh (Kok Kian, our earlier multi-term JMC Treasurer) who patiently briefed me on the accounts. I studied them in detail and found them to be well managed. I was then able to brief on the Accounts at the last EGM. i-Care : How do you think our condo can improve?

Alice : Our condo is in tip-top condition. I’ve found that it’s often not the system that needs improvement, but more the people. For example, when some residents use the gym, they do not wear proper gym attire. In one instance, an old man worked out in his casual shoes, saying it was more comfortable in them. There was also a lady who used the treadmill in fit-flops. After weights and dumb bells have been used, they should be placed back in their correct place and not left all over the gym floor. Some weightlifters drop the weights heavily on the floor. The mindset and attitude of gym users, both locals and foreigners, must be changed to conform to gym etiquette and rules. i-Care : Fully agreed. We don’t have people to police the gym, so we should all play our part and be more civic-minded. Moreover, safety is always the best policy. Thank you, Alice for sharing your story with us. In July 2014, Aqua Zumba classes started in our 1BU swimming pool, led by John, a licensed Zumba instructor. We had a good turnout and sessions have been held every Tuesday from 7pm to 8pm.

The benefits of this form of exercise are many. You can have a serious workout without hurting your body, especially if you have joint concerns. Aqua Zumba helps improve blood circulation. You can torch those calories while boosting your energy levels. Let your hair loose and have the ultimate dance fitness party set to Latin and other rhythms. It’s a great way to meet your neighbours. Most of all, it’s FUN!

Extraordinary General Meeting 2014

The EGM was held on 16th

March 2014 with 49 owners attending. As the haze was very bad that day, the usual venue was changed to the Multi-Purpose Hall. The agenda was as follows:

1. Evaluate the suitability of paying a honorarium to 1BU Joint Management Committee (JMC) members for time and effort rendered. If suitable, debate the criteria to qualify and quantum for the honorarium and identify conditions to resolve issues that may arise when paying honorarium to JMC members

2. Consider and accept as appropriate the proposed 2014 budget

3. Propose and accept the automatic continuance of spending authorisation for normal monthly expenses, but prohibit any expenditure for any renovation or up-grade, thus provide for legally spending money before a new budget is adopted.

The 1BU Joint Management Committee (JMC) hosted a farewell lunch for Abdul Rahman Sabar on

26th

June 2014, attended by staff from the Management Office, Security and Maintenance as well as

some JMC members.

JMC Chairman, Mohamed Johari, thanked Rahman for his 8 years of invaluable service as Rahman

had been with 1BU since the condominium started operations. Johari also presented Rahman with a

cash gift from members of the JMC.

Rahman then gave a short speech, informing that instead of managing the operations of a

condominium, he was moving on to face new challenges managing a farm recently inherited from his

late father-in-law.

Thank you, Rahman, for the service you have given 1BU and all the best for your new venture!

We generate, on average, 4 pounds of trash every day, which is about 1.5 tons of solid waste per year.

We can actually recycle 75% of our waste, but we hardly recycle 30% of it. Food waste generated in a

year amounts to 21.5 million tons, which if composted, can reduce as much greenhouse gases as taking 2

million cars off the road. One recycled aluminium can saves enough energy to play an album on your

iPod while 100 recycled cans could light up your bedroom for 2 weeks.

In our continuing effort to have a green environment, we encourage you to separate your unwanted

materials and recycle. At the same time, we are helping the disabled as proceeds from the sale of your

items go to the Beautiful Gate Foundation for the Disabled. This organization has placed 5 sets of 3 bins

each in separate blocks as follows :

• Block A : Car park exit on Level 3

• Block B : Car park exit on Level 2

• Block C : Car park exit on Level 3

• Block D : Car wash area on Level 5A

• Block E : Car park exit on Level 2A.

The 3 bins are colour coded for easy identification of recyclable items :

If you walk into our 1BU Management Office, you will most likely be greeted by one of our friendly girls at the front desk, Adell Wai. Adell joined as an Administration Assistant in January 2013. A warm welcome to 1BU, Adell!

i-Care : Hi, Adell. Thank you for agreeing to see me. Let’s start from the beginning and talk about your childhood and youth.

Adell : I was born on 3rd

February 1982 in Segamat, Johor. I grew up and attended primary and secondary schools there. After finishing my SPM in 1999, I studied Hotel and Catering in Hotel Flamingo, Kuala Lumpur because I was interested in meeting up with people. I graduated after 1½ years in 2001. i-Care : Yes, that’s an interesting line to be in. Did you work in the hotel industry?

Adell : At that time, the hotel business was doing badly and jobs were hard to find. I joined an F&B outlet that sold strudels. After 2 years, I moved to Starbucks, which was a more friendly work environment and provided better benefits. But after about 3 years of midnight shift work in Genting, I wanted a 9 to 5 job.

In 2005, I joined a hair saloon (A Cut Above) as the cashier while attending to and scheduling appointments for clients. I worked in their 5 branches, including in Mid Valley and Pavilion. After 4 years, I worked in their office for another 2 years. During this time I got married and my daughter was born. I worked part-time so that I could spend more time with my family. As my daughter reached 6 years old, my husband encouraged me to focus on full-time office jobs, so I joined 1BU in January 2013. i-Care : How do you find working at 1BU?

Adell : Office work is more routine than my previous jobs. I enjoy working here as my

colleagues here are friendlier. Teamwork here is very strong.

I find that the standard operating procedure at 1BU is well defined and definitely better than the one from the condominium where I stay.

Residents are generally nice and friendly, but I sometimes meet difficult tenants who are very demanding and hard to please. i-Care : What kind of difficult situations did you encounter?

Adell : With an overnight pass, house guests of our residents can park their car in the Visitor lot at most 2 weeks. Once a resident demanded for 6 weeks overnight parking in a very angry tone. Thank goodness, we have a good boss in Ben who dealt with this problem. i-Care : Yes, residents have to understand that you are there to help them according to the guidelines set down by Management. They should not vent their rage on any of you at the front desk.

Were there any instances that brought a smile to your face?

Adell : Once I helped a Japanese resident, who was not so fluent in English, to apply for the Unify service. She was so grateful that she bows and smiles whenever she sees me. This makes me feel very happy. It is small gestures and tokens of appreciation like these that encourages us to go the extra mile for the residents. i-Care : What are your main duties as an Administrative Assistant?

Adell : Apart from attending to residents, my duties include filing and answering phone calls. i-Care : What do you wish for in life?

Adell : I’ve spent 10 years doing operations work and don’t mind spending the next 10 years doing more routine administrative work. I’m happy working here and glad that I’m part of the 1BU team.

I would like to have my own dream house as my family now stays with my in-laws, have another kid and have more vacation time. i-Care : Thank you, Adell for sharing all about yourself with us and for your contribution to 1BU residents. Keep up the good work!
