• Private development on the Court Square West Block.• Height of a redeveloped bulding would not exceed 153’-180.’• Includes active ground floor uses.
Building model showing private development on Court Square West.
• County building of at least 300,000 square foot.• Provides consolidated county functions in one building.• Height is 20 stories.• Involves combined redevelopment of County owned Court Square West
site and public/private AMC Theater site.
Shadow study at Summer Solstice, 12:30 pm.
• County building combined footprint = 36,600 square feet. • If buildings were the same height they would be 9-10 stories or 155’
to acheive 300,000 square feet. Heights can be modified between buildings to achieve design objectives.
• Buildings can be connected fully or arched over N. Uhle. St.• Eastern Building can include a ground floor cultural facility.
Building model of a County building on Court Square West extended along 14th St. N. The tower is 245’ tall to the West and 65’ tall to the East.
Sketch of a potential redevelopment of CSW. Standard Height- Shadow Study of a combined CSW and AMC building at 4:00 PM

Considerations• Activates west side of square.• Potential source of revenue to support development of the square and underground
parking.• Building not visible from the National Mall.• Increases the potential for additional uses at Courthouse Plaza.• Redevelopment allows for coordinated improvement of gateway and access at N. Veitch
St. and 14th St. N.
Considerations• On axis with other County buildings on Courthouse Rd, provides a direct relationship and
line of sight between County Administrative and Judicial functions.• Opportunity to solve long term county administrative needs on partially county owned
land. Efficient footprint for consolidated County functions.• Require some level of public/private partnership to redevelop AMC Theatre.• AMC Theatre could be replaced on-site.• Allows for improved treatment of N. Veitch St. and 14th Rd. N.• Building unlikely to be visbile from the National Mall• Building shadows would impact the square in late afternoon.
SHADOW STUDY: SUMMER SOLISTICE8:00AM-5:00PM
SHADOW STUDY: WINTER SOLISTICE9:00AM-4:00PM
Shadow study for Winter Solstice, 9AM - 4PM
Considerations• Provides a direct relationship and line of sight between County Administrative and
Judicial functions. Opportunity for a ground cultural facility fronting the square.• Opportunity to solve long term county administrative needs on entirely county owned
land. Efficient footprint for consolidated County functions.• Allows for improved treatment of N. Veitch St. and 14th Rd. N.• Building shadows would impact the square in late afternoon; exact distribution of
building height may make the building visible from the National Mall• Frames the open space in the square to the north.• Building heights can be varied along 14th St. to reduce visual impact.
Shadow study at Summer Solstice, 4:30 pm.
