They received an excellent of- fer within 24 hours of listing the prop- erty and got more money for their home than I thought they could. Meanwhile, two other neighbors have had their homes listed for a lot longer and don’t have any offers. What did these neighbors do right? Just about everything. Here are eight things you can do to increase the odds of selling fast, even in a slower market: CLEAR OUT THE HOUSE CLUTTER No matter how long you’ve lived in your home, it probably has too much stuff that’s accumulated over time. Before you list your home for sale — before you even have agents walk through and do a comparative mar- keting analysis — you should clear out the clutter. Remove half your clothing, some of your furnishings, and the old toys and books your chil- dren have outgrown. Prune your “collections” and strip out anything too personal. Our neighbors rented a storage locker that was delivered to their home. CLEAN UP YOUR HOUSE While our neighbors’ house has always been spotless, they went into overdrive to make sure the house was really clean. They hired people to do a top-down scrub of the property, so that every inch was gleaming. GET YOUR HOUSE IN TOP SHAPE Our neighbors hired their long- time contractor to come in and touch-up paint on their porch and in- terior walls. They cleaned the carpet, and repaired sticky doors and other items that weren’t really working properly. The house had a fresh, new- paint smell and showed off beautifully. DON’T NEGLECT THE GARDEN Our neighbors’ Realtor brought over some potted plants to give a visu- al lift to the front door and back pa- tio. Then the gardeners removed ivy from the property and gave the back yard a special trimming. MAKE SURE YOU INCLUDE THE GARAGE AND ATTIC When our neighbors were showing the property to the family that ulti- mately made the offer, the buyers wanted to make sure they could fit their cars in the garage. In five min- utes, everything came out of the garage, and the buyers were able to drive in their car. By cleaning out the garage ahead of time, our neighbors were able to comply with this request in short order. HIRE THE RIGHT REALTOR Our neighbors had already bought a house. While they ultimately used the same agent to sell, they wanted to carefully consider their options. They had several different agents tour the newly staged home and provide a comparative marketing analysis (CMA), which included a marketing plan and suggested list price. They spent hours discussing which real es- tate company offered the best website displays and the various prices the agents thought they could get for the home. IDENTIFY YOUR FUTURE BUYER It’s important to remember why you bought your house and what attracted you to the location. Use that insight to create a strategy to will market the property to that buyer demographic. Our neighbors’ buyers turned out to be residents of the same community who wanted to live nearer to the train, buses and school, to give their own children more autonomy as they move through grammar and high school. Those are all things we enjoy about our location as well. DON’T GET GREEDY If you’re lucky enough to get a good offer soon after listing your property, consider it carefully. If the offer is above the minimum amount you’d happily take for your property, you should consider taking the money and running (especially if the offer is “clean” and doesn’t have a lot of con- tingencies). Agents always say the first offer is the best offer. As a seller, your goal is to think straight enough to recognize a good offer when you get it — and get the deal done. “What’s wrong with the tree?” is a questionfrequently asked in our office at this time ofthe season. And for the most part, the answeris: tree scorch and symptoms of lack of winterw a t e r.

Winter is a tough time for folks to think ofwatering trees, what with all of that chillyweather and bare branches. But roots dehy-drate in dry soils, and this past winter was bonedry. Here’s the surprise for most people: the re-sult of no winter water is seen in mid-summer,when trees struggle with scorched leaves.

Yes, it seems counter-intuitive, but if youdon’t have the roots to support a lush canopy,the leaves lose water faster than the stuntedroot system can replace. This means leavesbrown for seemingly no reason and drop fromthe tree.

If your tree is starting to look peaked in thesummer heat, check the leaves. Look for evenlydiscolored spots, typically from the tips inward(although not always). The discolored area hasno rings, halos of colors, or spores — if you seeany of those things, you should suspect fungusor bacteria.

On pines, the needles will brown with norings or banding, becoming brittle and dry. De-ciduous trees may loose a bit of canopy at thistime as well, in response to high heat and lowwater. This is normal, but if the tree loses a lotof the canopy, it’s probably under too muchstress.

Other culprits besides lack of winter waterare low relative humidity, wind, soil with highsalt concentrations, compacted soil, new con-struction near the tree, and plastic weed barri-ers. In short, anything that interferes with thetree getting water. Near where I live a shockingsight caused me to swerve to the curb, hop outof the car and take photos. Several Lindens and

honeylocust trees were in full fall color, bril-liantly yellow against the blue sky. In early Oc-tober this might be a cause for joy, but when ithappens at the end of July, it spells trouble.

Disease, insects and herbicide are all possiblesuspects being considered by Ken Wicklund,City Forester in Longmont, who had also beenout to examine the trees. Though he doesn’tyet know the cause, he took a moment to urgecaution on using weed killers around trees.

“The problem is the amount people use; theygive the weeds a little extra spray to be sure tokill them,” he said. “And some are really harm-ful to trees.” Care should be taken when usingany product in your landscape; read and followthe label instructions.

Don’t forget the effect of heat reflected frombright surfaces, especially on conifers. Light-colored siding gets hot, particularly on southor west sides. Symptoms become obvious fol-lowing hot, dry weather in late summer. Ever-greens may have tip dieback of needles, pro-gressing from the tree’s top, moving downwardand from outer branches inward.

You can’t cure the tree, but you can help itbe healthier next year. Try deep watering to adepth of 12 to 18 inches once a month in sum-mer and winter. Organic mulch under treeshelps reduce moisture loss, but avoid polyethy-lene plastic under mulches — use porous weedfabrics instead.
