I don't want to pay an agent’s commission. Won't I net more money if I sell my home alone?It would appear that way. But according to statistics, the median selling price of a home sold byowner was 15.4% less than agent-assisted transactions*. That means in most cases, agents paytheir own commissions, and sellers still receive more money than if they had done all the workthemselves. So typically with an agent, you net more money and free yourself from all the paper,details and legalities involved throughout the process.

Are there things we should do to our home to help ensure the maximum price?Yes. There is a benefit to making sure your home looks its best prior to offering it for sale. There arealso small remodeling jobs that will pay off at resale. Even if you choose to sell your home withoutassistance, I would still be happy to advise you about specific improvements that will increase yourhome's marketability and value.

If I listed with you, how would you advertise my property?I don't just list homes; I market them. I will make sure your home is marketed to potential buyersaround the clock, 24 hours a day, 7 days a week. As part of my marketing action plan, I willcustomize a marketing plan to reach buyers most likely to purchase your home. I know how tomaximize the power of the Internet for my clients, while also using traditional methods includingnewspaper ads, brochures, yard signs and direct mail.

Will you be present at all showings?At open houses I, or a member of my team, will be there. For showings, potential buyers willbring their own agents to see your home. Most buyers prefer only their own agents be present whenevaluating a prospective new home.

If I worked with you, would I have any responsibilities during the marketing of my home?Your primary job during the sale of your home will be to keep it neat and clean for showings and open houses. A large part of a homes appeal involves staging, which is everything from furniture placement to home fragrance. I will advise you on how to stage your home well, giving you easy tips and quick fixes to maximize your home’s appeal. Other than that, I will handle all of the advertising and marketing, screening of prospective buyers, offer evaluations, negotiation of terms of sale and management of your closing.

I am a native of Polk County, Florida. I was raised in Davenport and ended up attending high school at Harrison Performing Arts Center in Lakeland. I attended PCC, FSU and settled at USF where I obtained my Bachelor’s in Economics.

Shortly after graduating college, in March of 2004, I got my Real Estate license. I have been on both sides of the real estate business as a Realtor and also as an investor. I enjoy all aspects of the business from helping homeowners avoid foreclosure by negotiating short sales on their behalf, helping first time homeowners purchase their home, helping investors realize profits in real estate, and assisting equity homeowners get top dollar for their home.

I am currently serving as a member of the Agent Leadership Council at Keller Williams Realty of Lakeland as well as serving as President-Elect for the Women’s Council of Realtors Lakeland Chapter.

Real Estate is more than just a job for me, it is my career and my passion. I am a full time agent and focus on great communication with all my clients. Home Warranties Can Aid Buyer & Seller Many home purchasers erroneously assume that the Seller is always somehow liable when there is a defect or failure found in the home’s cooling, heating, plumbing, electrical and/ or appliances after the Buyer moves in. Unless otherwise provided for in the contract provides that heating, plumbing, pool & equipment, electrical, etc. be “operative” on or until date of possession, disputes can always arise as to when the breakdown occurred, who is responsible, how the repairs are to be funded, and when they are to be made.Home warranty plans go a long way to alleviate these risks and concerns. For a modest price (currently basic coverage is $349 to $435, slightly more for optional coverage), Seller can provide to Buyer a one year warranty covering, specified heating, plumbing, electrical, water heater or appliance breakdowns. Coverage under most plans commences at closing (although some can be made to commence during the listing period as well). In all cases, there are important limitations and exclusions (example: appliances/ systems must be operative at commencement of coverage).
