The 2017 West Virginia timber price report includes the average price paid for standing timber for 2015 and 2016 within five tax regions of the State. These prices were determined from the information provided on questionnaires which were mailed to sawmills, loggers, consulting foresters and large landowners, including the Monongahela National Forest. Statistics from sales in which Division personnel assisted in managing and marketing were also included, whether they were from private or State Lands.

This report should be considered as a fair estimate of timber prices during the years listed, and to show changes in stumpage prices from year to year. The prices may or may not be indications of the actual price of a tree today. The price of standing timber is dependent upon many factors. These include species, size of trees, size of stand, distance from mill, accessibility, and the market conditions of the product made from the round wood.

Comments:

Stumpage prices remained fairly steady throughout 2016 with slight seasonal variation based on supply. Most respondents characterized the markets as sluggish with demand being low. However, most respondents stated that the highest grade logs moved fairly well throughout the year. Low grade products typically used for railroad ties, and mine material were very difficult to move with prices that were extremely low. Overall, this seems comparable to the decline in coal mining, and the related railroad activity as well as the strong Chinese export log market.
