As the sun sets over Wildwood
Farm’s 150-acre backyard wetland each evening, hundreds of wood ducks, mallards and geese land in the
golden sunlight. Truly a waterfowler’s paradise,
Wildwood Farm represents a once-in-a-lifetime opportunity. Miles of equestrian trails thread its 533 acres of open fields, wetlands, and forests.
Its total 300 acres of wetlands could not be replicated today.
Located just 40 minutes south of Atlanta, in the quaint town of Concord, Georgia, Wildwood Farm combines easy city access with an
extraordinary wingshooting habitat. The dating of archeological artifacts
found on the property indicates that Native Americans used this land for more than 10,000 years—due largely to its generous water supply.

THE
RECREATION
Careful water management and the addition of a half-mile dam equipped with controls for lowering
or raising water levels have transformed this property into lush wetlands, inviting large populations of waterfowl and fish. With its ponds and healthy stands of planted waterfowl foods and oaks, Wildwood Farm competes with the best habitat in Arkansas, Louisiana and other flyway areas in the
United States as a sporting destination. Depending on the season, this licensed shooting preserve, currently used privately, welcomes
thousands of mallards, wood ducks, black ducks, pin-tails, blue-winged teals and sand-hill cranes, as well as quail, turkey, dove and deer. Hunting blinds and more than 250 wood duck boxes dot the ponds.
Fishing also plays an important role at Wildwood Farm. The farm’s ponds have been stocked for over three decades, so it’s not unusual to pull more than one 10-pound bass from its waters, or to catch the enormous Georgia Giant breed of hybrid bream.
In the late summer, dove shoots are a Southern tradition. Wildwood Farm includes a dove field with all of the attributes necessary for a successful shoot. A managed habitat, coupled with a strong pre-release program, provides excellent quail hunting opportunities. The farm is equipped with a barn,
workshop, on-site kennel facilities as well as a duck hatchery. Golfing is within five miles of the farm. World-class restaurants, shops and museums are within 40
minutes in Atlanta.

CONSERVATION OPPORTUNITIES
Wildwood Farm represents an excellent
conservation easement opportunity for the individual passionate about maintaining wildlife habitat and preserving open space.
Based upon rapidly increasing waterfront
property values in this region, and the proximity to Atlanta, a conservation easement on Wildwood Farm could
generate a tax benefit in the millions of dollars and set aside these beautiful, rare wetlands for future generations.
