Useful Tips When Buying your Property in Croatia

2. Real Estate selection - meeting our teamWe will create a specific portfolio of properties matching your earlier advised requirements by price, location, size, type of property, etc., for you to consider. We will typically start the viewing process with a market presentation and overview, over a coffee, in our office in Dubrovnik. Once you have had a good look around and gained a feel for the market - and numerous cappuccinos later - you can let us know if there is anything of particular interest that you have viewed and would like to follow through further. Property viewings in Croatia not only enable you to look beyond the pictures and plans on paper, but also to get a taste of the Croatian lifestyle.

1. Coming to CroatiaOnce you decide to come and visit Croatia, we will gladly help you arrange your travel and accommodation, car hire or offer impartial advice on the best way to get around Croatia. Upon your arrival in Croatia, our team on the ground will be happy to meet you at the airport, if you choose, and advise you of the itinerary for the viewing trip.

3. Property ViewingsProperty viewings are an important and enjoyable part of the purchase process, and our sales agents will take good care of you to experience this segment of the purchasing process and get a feel of the properties in person. Purchasing a property in Croatia is a simple process and we do everything we can to ensure your purchase runs as smoothly as possible. An outline of the process is set out below, but please contact us for full information. There are different processes for resale (properties already completed) and off plan properties (properties under construction).

4. Negotiating the purchase price andconditionsAfter finding a property that suits your requirements, the next step towards purchasing a property is negotiating the price and conditions of the purchase acceptable to you and the seller, with our assistance. We manage the negotiation process and help to achieve the desired price and conditions suitable for both of the parties.

6. Signing of the reservation agreement &Leaving a deposit to reserve the propertyWhere the seller and the client agree the terms of sale, the client will usually sign a standard reservation agreement and place a deposit (usually €3,000 - €5,000) to take the property off the market. This is typically a non-refundable deposit so please read the terms of the reservation agreement carefully and ask about anything that is unclear. With the reservation deposit paid, you can now relax and the property is yours where the terms of the reservation agreement are met on your side. If you are serious about buying property you should certainly bring the cash with you to allow you to place a reservation deposit while in Croatia. Attractive properties which come to the market are often sold quickly.

7. Property PaperworkYour lawyer is responsible for carrying out a detailed check of the documentation relating to the property, in order to obtain a clear image of the legal perspective of the property and to ensure it is ready for sale. There are no grey areas when purchasing a property in Croatia - everything is `black and white` when you use an experienced agent and tested lawyer.

5. Lawyer & Power of AttorneyWe strongly recommend that each client who decides to progress to purchase appoints a lawyer licensed in Croatia to act on their behalf. We are happy to provide a list of lawyers with whom our clients have worked successfully in the past. But the ultimate choice is yours.

8. Signing the purchase contractContracts are then drawn up by your appointed lawyer and the seller. All Contracts will be signed either by you the buyer personally or by your appointed lawyer, once approved. Every contract is signed and verified at a Notary office. Please note the costs of Notary services as detailed below.

9. Registering You as the new owner in thecadastre (Ownership registry)Once the main sales and purchase contract is signed, and the full price of the property is paid, the seller provides the client with a document (locally called clausule intabulandi), which gives the right to register the client as the new owner of the property. Your lawyer will follow this process through until you receive title deeds in your name.

10. Financing your propertyFinancing of real estate purchases for non residents in Croatia is available through a number of partner banks. Please contact us for more information about the loan amounts and maturity.

Real Estate T ransfer Tax (RETT)From 1st January 2019, when buying a resale property (a completed property) from a private individual, the Real Estate Transfer Tax (RETT) is reduced to 3% of the value of the property (to replace the former 4%), and this is payable by the buyer.

Please note that this RETT value is assessed on the market value of the property as determined by the local tax authority. The property value for the RETT tax calculation will not be less than the price stated in the sales contract.

The Tax Authority confirm that the purchase price is in accordance with the market value of the property, after which the Buyer will receive an invoice for the amount of RETT. The Buyer is obliged to make the payment within 15 days from receipt of the invoice, otherwise an interest rate will apply.

Where the Buyer is purchasing a new / off plan property, which is being sold for the first time, from a developer who is a VAT paying legal entity, the buyer will be exempt from RETT on the full sales price. Your lawyer will ensure this is stated in your contract.

The tax on tourist rental income on a registered rental property depends on property owner`s citizenship and if the person is registered in the VAT system in their country of origin. Please contact us for further details.

Buying privately or through company? Citizens of the EU and many other countries can purchase property as private individuals as would a Croatian citizen. It is neccessary to register a company when buying forest, agricultural land, vineyard, etc.

Useful Tips When Selling your Property in Croatia

Once the decision is made to put a property on the market, every seller wants theirs to sell fast and for the best price possible.

Well, to make that happen, the agent has to play their part but the role of the seller is even more key.

BUYERS NEED TO BE IMPRESSED!

In a market where buyers have quite a bit of choice, buyers need to be blown away with the offer – and they are either wowed by breathtakingly beautiful and impressive properties or by incredibly good value which shouts out – THIS IS A GREAT INVESTMENT OPPORTUNITY! Almost everything which falls short of either of these categories is hard to sell and, has a lot of competition. Yes, often it makes sense if a house is old and has not been updated and renovated to do a big overhaul. Yes, it is costly and requires a great deal of energy but it cannot only make a huge difference to the sales price achieved, but also, the difference between selling and not selling at all. Start with asking us for a valuation for the house as it is now and, what it might be worth once renovated to some degree or entirely – and then the answer will be clear.

Besides this, there are also some simple things you can do to help sell your property:

Stage the property for viewings - Pack up personal photographs and family heirlooms. Buyers can’t see past other peoples’ personal artefacts, and you don’t want them to be distracted. You want buyers to imagine their own photos on the walls, and they can’t do that if yours are there. Remove anything that you will not include in the sale of your property for any money thereby avoiding any disputes over inventory later. Remove almost everything except the basic furniture.

Your house will seem empty and cold to you but it actually presents so much better to the potential buyer.

REPAIR, REPAINT AND RENOVATE.

Signs of age, wear and tear imply that the property needs work and will encourage buyers to make low offers if you are lucky. Most will have no interest. Perhaps you have lived in your property for so long that you have not noticed how your property is aging. Try and have a fresh look and take action. People come to Croatia for the sunshine and the light – let it into your house / apartment. Repaint dark or cracked walls with warm neutral light shades of white, open shutters and curtains and spring clean! Odours of any kind are a no-no. Make your house sparkle and think minimalist.

CHECK ‘FOOTPATH’ APPEAL. The outside of your property is every

bit as important as the inside and not only because we are in Croatia and all want to enjoy the wonderful outdoor lifestyle but you know what they say about first impressions? Yes, they last and well the same goes for your property. If a buyer won’t get out of our agent’s car there is not much chance of them buying. Exterior paint colours are unfortunately also subject to trends and the yellows and pinks of the 80s and 90s only tell your buyer that your property is a little old-fashioned. Ensure that your front door is clean and the lock works well. Refresh your garden! Your buyers need to see themselves lounging by the pool and looking forward to a wonderful BBQ.

INVEST IN YOUR INVESTMENT! If you do not have the time or the

energy for the above, we recommend you engage a local interior designer /

project manager to deliver a sellable property. Not only will it increase the value of your property but, and perhaps even more importantly, it will make the difference between selling and not selling.

PRICE YOUR PROPERTY CORRECTLY!

Most important of all, price the property correctly, listen to our agent’s valuation rather than starting high and slowly dropping the price over years!!! And if an early decent offer comes in, take it, don’t assume there is a queue of people just waiting to buy it. The longer your property is on the market the harder it will be to sell. The most likely time to sell is when it first comes onto the market. Take the advice of an experienced successful agent and do not base your pricing on other property agents shop window displays or websites. We will ensure your property sells for the maximum possible price achievable. The choice is then yours.

LEAVE THE PROPERTY DURING A VIEWING!

Serious buyers cannot relax and concentrate on the property while being observed by the seller. Leave our agent to it. They know the buyers and what is important to them.

There is possibly nothing more heartbreaking than finding a buyer only to lose the sale due to the paperwork not being in order.

Introducing Dubrovnik - Pearl of the Adriatic A visit to the historic city of Dubrovnik, one of the most prominent tourist destinations in the Mediterranean, is a gift of a lifetime. Its magnificent walls, marble streets, cultural monuments and unique atmosphere were once one of Europe`s best-kept secrets. A walk along its famous city walls is a unique and wonderful experience and a must-do when visiting Dubrovnik. From there you can enjoy amazing views over the city’s red roofs, the sparkling blue sea and Stradun - the main street, always bustling with tourists and locals, with numerous shops, restaurants, cafés and souvenir stores dotted along it. The prosperity of the town was historically based on maritime trade and generous diplomacy, as the Republic of Ragusa centred on the town of Dubrovnik, retained its independence for centuries. In 1979, Dubrovnik joined the UNESCO list of World Heritage Sites. The patron saint of Dubrovnik is St. Blaise. Dubrovnik is the most southerly Croatian town with the Mediterranean climate, characterized by mild winters and very dry, sunny summers, and an average annual temperature of 17 degrees Celsius. As the Old Town lies at the foot of the Mount Srđ it is protected from the cold winter wind called bura, while the island of Lokrum protects it from the damp southerly jugo. In addition to the native Mediterranean evergreen vegetation, charming orange and lemon groves, palm trees and agaves, the region abounds in specimens of sub-tropical and continental plants cultivated in numerous gardens and arboretums along the coast and on nearby islands. If you are a fan of mega popular `Game of Thrones` serial, it won`t take you long to realize that Dubrovnik was the main filming olfaction in Croatia for the famous King`s Landing. Dubrovnik is the seat of the Dubrovnik-Neretva County, which also includes beautiful places of Zaton and Cavtat, and marvelous islands of Elaphiti (Šipan, Koločep, Lopud), Lokrum, Korčula, Lastovo and Mljet, and Pelješac Peninsula.

Istria - The Evolving Land The heart-shaped peninsula of Istria, where continental Croatia meets the Adriatic, is a picturesque mosaic that will amaze you with beauty and diversity of spectacular natural scenery. Its coastal villages with simple ports, fishing boats and narrow streets, reflect the spirit of the Mediterranean, while the inland, often tagged as ‘the new Tuscany’, gives way to rolling hillsides, fertile lands, charming villages with their historic old stone houses. Istrian gastronomy is famous for exceptional olive oil, first-class wines produced in local vineyards, and numerous vegetables and seafood specialities.

Split - Capital of Dalmatia Split is one of the Adriatic’s most vibrant port cities, stunningly located between mountains and the sea. It is a UNESCO World Heritage site, with origins that date back to the 3rd century ad. It was the Roman Emperor Diocletian who put Split on the map with the building of Diocletian’s palace there around 293 AD, one of the most imposing Roman ruins in existence today. The palace was built out of high-quality stone from the island of Brač, and marble imported from Italy and Greece, while construction lasted 10 years. Split is a fascinating city to explore – from cobblestoned streets within the Palace, where fashionable boutiques and trendy clubs alternate with crumbling pillars and medieval churches, to the

Paklenica National Park High above the Adriatic stands Paklenica National Park with two impressive canyons Big and Little Paklenica, where vertical cliffs rise up to a height of 700m Paklenica National Park has an exceptional diversity of geomorphological forms, where inaccessible and wild areas intersect with milder forms, karstic plateaus with numerous pits and beech and black pine forests. Rich and diverse flora and fauna (many endemic species, griffon vulture) and many Karst phenomena (Manita peć), as well as an extensive offer of outdoor activities such as free climbing, trekking, and picnic excursions, attract more and more visitors every year. The park is the most famous Croatian alpinist centre.

Plitvice Lakes National Park The Plitvice Lakes National Park is situated in the Dinaric karst area of central Croatia. Due to its specific geology, geomorphology and hydrology, it is considered one of the most impressive karst entities in the world. In 1979, Plitvice Lakes National Park was added to the UNESCO World Heritage register. The park is world famous for its 16 lakes arranged in cascades, waterfalls and caves. The lakes are renowned for their distinctive colours, ranging from azure to green and blue that change constantly depending on the quantity of minerals in the water and the angle of sunlight. The national park area is home to bears, wolves and many rare bird species.

harbour-side promenade Riva (corso), the woodsy Marjan Hill that offers great views over the city and the sparkling waters at many Split beaches. The city is widely known for Ultra Europe music festival – a summer music festival boasting the world’s top EDM and house music DJs, as well as the local football team HNK Hajduk Split, which has produced a number of world-class players, and former Wimbledon champion Goran Ivanišević. Split makes an excellent base for exploring the wonders of Split-Dalmatia County and the many islands, including Brač and Hvar, that lie just offshore. The city is one of most famous party destinations in Croatia. The patron of Split is St. Duje.

Hvar –Croatia’s sunniest island frequently hailed as the ‘new St-Tropez’. The coastal towns of Stari Grad and Jelsa are the cultural centres of the island. During the day tourists can visit many historic places, including the oldest European public theatre built in 1612, perhaps the island’s most famous reminder of its rich cultural heritage. When the sun goes down, Hvar shines with the best nightlife on the Adriatic. The harbour-side bars and cafés are known for providing unforgettable entertainment from sunset to sunrise.

Mljet - one of Croatia’s most seductive islands. Ancient Greeks called the island ‘Melita’ or ‘honey’, as people used to keep bees on the island, and over the centuries the name evolved to become the Slavic name Mljet. Benedictines built the church of St. Maria on a small island in the middle of Mljet. The island is famous for its National Park and legend has it that Odysseus stayed on the island for 7 years amazed by its beauty and nature.

Korčula – the land of sailors, shipbuilders, remarkable Venetian architecture, small covers, sandy and pebbly beaches, and lush, hilly interior rich with vineyards, olive groves and small villages. The island is famous for having preserved more legends and tales than any other place in Croatia, the most famous being the one that speaks of Korčula origins of the famous world traveller and writer Marco Polo.

Lokrum – According to chroniclers, the renowned English king, Richard the Lion-hearted took safe shelter on the island of Lokrum, when he got caught up in a great storm in the Adriatic, while returning home from the Crusade war. He vowed that he would build two churches if he were saved, and went about fulfilling his vow and constructed the church on the island.

The island has been denominated a special reserve of forest vegetation for its numerous species of Mediterranean plants and trees that carpet the island. There’s a botanical garden on the island that displays over 500 plant and tree species. The main cultural highlight of Lokrum is the 11th century Benedictine monastery where a small museum devoted to the filming of Game of Thrones is now housed. Walking south from the monastery brings you to the `Dead Sea`, a natural hollow filled with seawater linked to the open sea.

Brač – the most famous for its beautiful, high-quality white building stone which has been exploited since ancient Rome. Diocletian`s Palace in Split and the White House in Washington were built from Brač stone, and it is still used in the construction of buildings as far afield as Europe and north America. Zlatni Rat is another jewel of Brač Island, one of Croatia’s most beautiful beaches. Brač is one of the longest and the most elevated island in central Dalmatia. The highest peak on Brač Island is Vidova Gora at 778m, which is the highest peak on the Adriatic islands. The island landscape is dominated by a karst limestone relief, with numerous gullies, crevices, cavities, round valley and coves.

The Pelješac Peninsula – the peninsula retains a thriving agricultural tradition, as its soil and generous sunshine are perfect for cultivating grapes. As a result, Pelješac wine is renowned throughout Croatia and is considered by many to be the country’s finest wine. The under-visited Ston is a great escape from the busy tourist route of southern Dalmatia, with great scenery, great eating, old stone houses and the longest fortifications in Europe, while Orebić is the most popular town in Pelješac.

Croatia`s Best Islands

Opatija The town of Opatija, 13km west of Rijeka, used to be a modest little settlement surrounding a Benedictine abbey built in the 12th century, which was transformed into a favourite high end holiday destination for 19th century Austrians when a wealthy aristocrat from Rijeka built the first summer house with exotic park there, to take advantage of the peace and quiet of the region. It soon became one of the leading holiday destinations in Europe among railway employees from Vienna, eminent doctors and the rest of Europe’s elite, who flocked to enjoy the mild weather, sea air and freshness of forests. Numerous elegant villas and classic hotels were built there at the turn of the 20th century. In 1889, Emperor Franz Joseph officially declared Opatija a health resort of the Austro-Hungarian Empire. Opatija has beautiful Riviera and impressive parks where many cultural events are organized during the year. Protected from harsh weather by the nearby islands and Mt. Učka, Opatija is easily accessible year-round.

Zadar The forum in Zadar is the largest on this side of the Adriatic. The Trinity Church (today know as St. Donatus Church), one of the main architectural highlights of Zadar, noted for its unique circular form, was constructed in the ninth century using the remaining columns from the Roman buildings on the site of the antique Forum`s sidewalk. The Seal of Zadar is the oldest City Seal in Croatia, dating back to the 12th century. Zadar`s biggest attraction is the Sea organ (cro. morske orgulje), a remarkable piece of urban architecture built as an experimental musical instrument which captures the movement of the waves and transforms it into music using pipes of different lengths and sizes uilt into perforated stone stairs that stretch along the coast. Zadar is a key transport hub with ferry connections to the surrounding islands and to Italy.

Croatia has 1,244 islands all different in size and character. They are the crown jewels of the country’s natural treasures, and range from remote traditional fishing outposts to harbours dotted with massive yachts. Croatian islands stretch from Istria to Dubrovnik, with the majority clustered in central and southern Dalmatia. Some of those islands measure over 400 m2, while others are small rocky outposts; less than 70 islands are inhabited, while the rest are deserted. All of them are blessed by preserved nature: some by stunning rock formations, some by macchia and olive groves, and others by green, forested lands, beautiful beaches, pleasant climate and rich fauna. Some of the islands that are close to the shore are connected to the mainland by bridge, while the rest can be reached by a ferry network. Take an island cruise or go island hoping to experience the holiday filled with swimming, snorkelling and sunbathing against an ever-changing backdrop of Croatian islands.
