INTERIOR FINISH STANDARDS FOR PUBLIC SPACES IN STATE SUPPORTED BUILDINGS Purpose: The Interior Finish Standards for Public Spaces in State Supported Buildings was developed by the Office of the Campus Architect (OCA) under the direction of the Vice Chancellor for Administrative Services to bring unity to the public spaces in our campus buildings. The Standards illustrate finish options that must be used when renovating public spaces in state supported buildings at UIC. Application: The Standards apply to any renovation of the following public spaces in state supported buildings at UIC:

• Entry Vestibules • Lobbies • Public Corridors or Lounges • Seating Areas • Public Elevator Lobby & Cabs • Stairways • Public Restrooms

Projects involving the renovation of public spaces in state supported buildings shall utilize the building products, installation methods, and finishes listed in Interior Finish Standards for Public Spaces in State Supported Buildings. The Standards list the basis of design for the following interior finish categories:

• Ceilings • Lighting • Paint • Flooring • Walls • Countertops & Millwork • Elevators • Furniture • Fixed Accessories (Artwork/Displays/Bulletin Boards) • Temporary or Non-Permanent Accessories

Each finish category includes several color options, from warm to cool tones, and accent colors. Acceptable floor patterns are also included in the appendix. Alternative products, installation methods, and finishes may be approved by the Campus Architect on a case-by-case basis. Sustainable Design: All materials and finishes are chosen with sustainable design as a determining factor. Sustainable design seeks to reduce negative impacts on the environment, and the health and comfort of users, thereby improving performance. Through sustainable design decisions we seek to reduce consumption of non-renewable resources, minimize waste, and create healthy, productive campus environments.




Coordination Responsibility: The Office of the Campus Architect (OCA) is responsible for the development and interpretation of the Standards. Only products, installation methods, and finishes meeting the Standards will be allowed in public spaces in state supported buildings. Proposed alternatives to the basis of design products must be reviewed in advance by the OCA to determine if they meet the design intent of the Standards. Please contact the Office of the Campus Architect at [email protected] with questions. Project Managers (PM) from the Office of Capital Planning and Project Management (CPPM) and Physical Plant Construction (PPCON) will be responsible for ensuring compliance with the Standards. If there are questions about compliance then the PM shall schedule a design review meeting with the OCA and provide drawings and finish samples for review. It is the responsibility of the PM to highlight proposed deviations from the Standards and to bring them to the attention of the OCA. The OCA reserves the right to deny or modify any deviation from the Standards. Note that digital and printed copies of finish selections can differ from actual samples, so it is strongly recommended that the PM check out finish boards with physical samples from the OCA.

BASIS OF DESIGN SUMMARY The following basis of design summary describes the products, installation methods and finishes to be used when renovating public spaces in state supported buildings. The summary is organized by common finishes, color palettes, fixed accessories and temporary or non-permanent accessories. Any proposed deviation requires prior approval from the Office of the Campus Architect. COMMON FINISHES Ceilings – Acoustical tile ceilings are the standard, but specialty ceilings may be permissible in lobbies and seating areas. The Armstrong Optima tile is the basis of design and is a white colored, smooth textured acoustical tile with high NRC rating. The ceiling grid should be a thin profile, 9/16” wide, bolt slot system with ¼” reveal. Ceilings may run wall to wall or be in a cloud form, which is held off the wall. When cloud ceilings are used they should follow the geometry of the walls in the space, be held at least 1’-0” off walls, and include a minimum 4” high Compasso edge trim. Lighting – New light fixtures shall be Energy Star rated LED fixtures. Fixture types include pendant hung indirect/direct linear fixtures, direct linear fixtures, linear wall wash, recessed indirect/direct fixtures and recessed can fixtures. PALETTES A, B, C & D General - In select instances, interior finishes could replicate those used in the original construction of a building. Paint - Due to their architectural and historical significance, unpainted, exposed concrete block, brick and cast-in-place or precast concrete should not be painted. These surfaces could be cleaned to help restore them to their original condition. Block or concrete that has been previously painted, and drywall or plaster walls can be painted using a low VOC paint with an eggshell finish. Flooring -

• Resilient - Quartz Tile is the basis of design for resilient flooring. Alternate options include polishing of existing concrete floors and PVC-free sheet flooring with welded seams

• Terrazzo – Terrazzo flooring should be polished to a level 5 finish

• Epoxy – Duraflex three-layer epoxy with 100% solids should be used with a mottled color and matte finish top coat

• Carpeting – Carpet tiles are to be the standard for carpeted areas, but broadloom may be considered under

certain circumstances. Carpet tiles may be laid in a brick/ashlar, straight or quarter turn pattern. When selecting carpeting as a floor option, thought should be given to maintenance strategies in order to ensure long term performance. Carpeting is not to be laid in Elevator Lobbies, Stairwells or Public Restrooms.

• Stair Treads – When installing new flooring in Stairwells Flexco rubber stair treads should be used

• Tile - Ceramic tile is only permissible in Public Restrooms & Elevators

Walls

• Base – Wall base shall be 4” high, made of vinyl or rubber, and either coved at resilient floors or straight at carpeted areas. Exceptions are permissible at terrazzo floors. Base should be installed along walls, but not wrapped around columns.

• Tile - Ceramic tile is only permissible in Public Restrooms




Countertops & Millwork - Design drawings for all millwork to be placed in public spaces should be submitted to the Office of the Campus Architect for approval. Corian Solid Surface or Wilsonart Laminate should be used for all millwork. Solid wood edging shall be used with simulated wood laminates or wood veneers. Elevator – Elevator interiors should utilize approved flooring and interior finishes or laminates. Furniture – In general, public and circulation spaces should be kept free of furniture (please refer to “Policy and Procedure for Keeping Corridors, Lobbies and Stairwells Unobstructed”). In Lobby and Seating Areas where furnishings are approved, furniture shall be purchased from one of the University’s IPHEC vendors. Three different sets of furniture options, which vary by price, are included in the Standards. Fixed Accessories: Signage – Interior signage shall comply with UIC's Interior & Exterior Signage Standards. Proposed deviations from these standards must be reviewed in advance by the Office of the Campus Architect. Artwork & Displays – As a general rule, artwork shall be hung at eye level, which is 58” to 60” off the ground to the center of image. When grouping artwork together, keep the spaces between pictures at least 2” to 4” apart. Spacing should be consistent vertically and horizontally, throughout the grouping. The larger the art, the wider the space can be. Artwork to be hung in Public Corridors should be secured by Facilities Management. Bulletin/Tack Boards, White or Chalk Boards - Boards are typically 4’ high, but higher boards may be permissible. The top of boards should be hung in alignment with door frames and the bottom of the board shall be no higher than 42” above the floor. When hanging more than one board, spacing should be at least 9” between boards. Temporary or Non-Permanent Accessories: Display Easels – Display easels providing locational direction or advertising events are meant to be temporary and should not replace permanent directional signage. For guidance on locating display easels in Public Spaces, please refer to “Policy and Procedure for Keeping Corridors, Lobbies and Stairwells Unobstructed.” Holiday Decorations – Holiday décor hung temporarily in public spaces should be removed in a timely manner. Please refer to “Policy and Procedure for Keeping Corridors, Lobbies and Stairwells Unobstructed.” Plants – Ornamental plants displayed in Public Spaces should be cared for and maintained. Please refer to “Policy and Procedure for Keeping Corridors, Lobbies and Stairwells Unobstructed.” Waste and Recycling Receptacles – For new buildings and major renovation projects, which include finish upgrades to the common spaces of a building, custom millwork should be used to conceal trash and recycling cans. For replacement trash and recycle cans, please contact Facilities Management. Walk Off Mats – Standard black colored walk off mats are to be laid in ground floor public corridors by Facilities Management.
