Tenants renting a property need to know their rights and limitations during the term of the

tenancy. The obligations, responsibilities and limitations are usually included in the tenancy

agreement that the property owner and tenant signed. If you are an owner, it helps to have a

dependable property management Bunbury to assist you in writing the tenancy agreement.

Several things are typically not allowed to be done in the rental property without the consent

or written permission of the owner. Whether you are a tenant or an owner of a rental property,

it is good to be aware of the things that should not be done by the tenant without permission.

Here are the usual items.

Permanent Alterations

The tenant should not perform any permanent alterations to the premises without the approval

of the owner. Examples would be installing permanent hooks for paintings or pictures. The

tenant is presumed to occupy the premises temporarily, so no permanent alterations should be

done in the property.

Usually, the tenancy agreement would state that the tenant will rent the property, which is in a

good condition and surrender it to the owner in the same condition. Other cases will state that

the tenant may make alterations with permission of the owner, but they will have to remove

any additions at the end of the tenancy.

Renovations

As a temporary resident in the property, the tenant should not be doing any renovations in the

premises. In some cases, the property owner will state that permission and approval is needed

for such a plan for renovation, but in most cases, the owner does not allow this.

The difference lies perhaps with commercial rental properties where the tenant is expected to

make renovations, additions and major changes to the interior for the sake of the business.

Removing Additions

The owner may have made improvements and additions to the property prior to the tenancy.

The tenant is typically not allowed to remove any of these items unless permitted by the

owner.

Subletting

Subletting is another issue that tenants and property owners mutually need to understand. The

tenant needs to be aware of subletting rules and if subletting is allowed after consent is

provided, or simply not allowed. The owner should also be wary of this part of the lease

agreement so that everything will be clear at the onset.

There are other items that need to be defined and cleared in the tenancy agreement. This will

lessen the occurrence of misunderstandings between the tenant and owner. Ray White

Bunbury can help rental property owners in creating a clear and straightforward tenancy

agreement.
