PROSPECTUS.
PROSPECTUS.
This Company ia formed (1) for the purpose ofraising and rattening cattle, Sec. (by the aid of irri
gation paddocks), for the Brisbane and other
Australian markets; (2) for the purpose of pur
chasing 299 acres of land, portions 19, 20, and 21,
Wellington Point, Cleveland, near Brisbane, con
taining a large body of permanent water, suitable
for irrigation and other purposes of the Company;(3) for tbe
purpose of leasing, renting, or pur
chasing land in the district suitable for grazingstock.
The raising and fattening of cattle, as is well
known, is one of the most profitable and reliable
of colonial industries. The district of Cleveland
being within twenty miles of the city of Brisbane,
and still nearer to the port, has all the advantagesof easy access to a large and reliable market.
There are in the Cleveland district very large
areas of excellent posturo lands held mainly bynon-resident owners in prospect of increased
future values. Many thousands of acres of these
lands are at present lying idle and unimproved,
and as it is well known that to put stock uponthorn will benefit the land by keeping down the
undergrowth, sweetening the gra s, Arc, it has
been found possible to secure some thousands of
acres at a merely nominal rental.
For fattening cattle and other stock for marketit is proposed to lay down from 60 to 100 acres of
the land to be purchased in irrigation paddocks, the cost of working which will, to some extent, be
lessened from the fact that the Government have
alreudy erected pumping plant at Hilliard's Creek,iv a most suitable place for the purpose of the
company, which they have agreed to lease at a
trifling cost (£lO per annum) to the Company. The fifty odd acres which it is proposed to irri
gate is composed of rich chocolate soil; it slopes
gently to tho water, and is admirably suited for
irrigation purposes. By this meansit is estimated
that at least 2000 head- of cattle may be annually
fattened for market, realising at least £6000 perthousand.
The land is adjacent to the growing townshipsof Cleveland and Wellington Point, is within easy
access of three railway stations, and hy road is only
eighteen miles from Brisbane. It is under offer
to the Company at £25 per aero, but has
been recently valued by tho Cleveland Divisional
Board's valuator at £46 per acre, and must rapidlyadvanco in value as population increases. Tho
nearest Railway Station (Ormiston), is withinfifteen minutes' walk of the land.
The nearness to the Brisbane markets mnst
prove of great advantage to the Company, in
saving both expense, of droving and loss of weight
and condition. Cattle takon straight from the
Company's fattening paddocks, and thus in the
very pink of condition, will certainly command tho
highest market prices.
The great area of grazing land, thus available
so near to the capital of Queensland, is a uniquefenturo of this district. Thousands of acres are
held by absentee owners in prospect of increased
held by absentee owners prospectvalues, enabling the Company to carry on its
operations at a nominal cost for rent of land in the
very precincts of the largest markets of the colony.
Tbe added value for growth in cattle each twelve
months will not be less than 20s. por head, while
the increase of cattle by calving may be calculated
at 60 per cent.It should be noted, too, that the assets of the
companywill mainly consist of land and cattle—
asseta always realisable, that no bod debts can be
made, as all transactions will be for cash. And
further, that labour difficulties can never arise to
impede tlie operations of the Company and lesson
the profits, as the Directors will be able to carry
on the whole business with a competent workingSuperintendent and two or three men.
