� is month you simply must …

Psychiatrists will tell you that there are six steps to healing and that you must go through each and every step in order to mend and move on: shock, anger, sadness, acceptance, forgiveness and, ultimately, healing. These steps are practical for a

break-up or work upset; however, I also found these steps very useful when renovating my home. The decision to renovate, remodel or rejuvenate your home or garden is always an incredibly exciting one and usually quite a long one. The decision to renovate should never be taken lightly or on a whim; it should be a well-thought-out, calm process of weighing up the pros and cons.

Or maybe you’re like me: you just can’t stand living with an ugly kitchen, an untidy garden or a crack in the bathroom ceiling any longer, so one day you just crack up and a) shove a pickaxe through your kitchen cabinet, b) dig a random hole in your lawn, and c) throw a glass of wine at that ceiling crack that has grinned down at you for the last time.

Of course, maybe you shouldn’t wait until the angry stage sets in to get busy – but each to his own.

Now for the ‘fun stu� ’. You spend hours looking at colour charts, choosing between tiles or wood � ooring and considering whether you should use laminate wood or real wood. Would creepers along the garden wall look nice or would a hedge be better? Should you paint a feature wall in the bathroom or use a tasteful stencil around the edges? Fun, fun and still more fun – until you get the quote!

Next, the shock steps up to the plate. In a daze, you sign on the dotted line. The builders, landscapers and interior decorators suddenly arrive and your house is o� cially no longer yours.

You ‘ooh’ and ‘ah’ for a few days as various rooms and lawns are destroyed and dust gets into your favourite teapot. You smile politely as the rooms change and adapt, and then a few more weeks pass and the ‘experts’ and their mess are still there.

Your smile has drooped. Niggling feelings of regret � lter in and sadness overcomes you. Sound familiar?

You second-guess yourself: maybe you should have just painted the bathroom ceiling and been done with it, and maybe a birdbath would have transformed your dull garden. But it’s too late to quit because you are in too deep. You have to accept your fate and plod on, despite the fact that your husband is no longer talking to you, and your kids have moved in with your mother … And then suddenly, as if by magic, and just three months overdue, you have a new kitchen/garden/bathroom and it’s … beautiful.

You give the builder/landscaper/interior decorator a big, forgiving hug and, once the family has moved back in, you enjoy a wonderful family meal in the new, improved kitchen, or a game of volleyball on your new lawn. You are healed …Well, almost.

Memory is a funny thing and somehow the bad experiences are always forgotten. As you enjoy a luxurious bath in your new, beautiful bathroom, you notice that the faucets are looking a bit rusty and, now that you think of it, wouldn’t it be nice to make the bathroom en suite!

GREEN OR BUSTThe Property Magazine arrived in my postbox today. When I read your letter on the green revolution, I just had to smile. What the property industry knows about ‘going green’ is dangerous for all of us. (Your magazine’s size doesn’t help the ‘sustainability’ cause. By reducing it you will save tons of paper, lower transport costs and reduce the need for further encroachment.) True sustainability means halting the need for new encroachment into ‘undeveloped’ land. I � rmly believe that the property, design, landscaping and similar markets are very near the top of the list of destructive in� uences – coastlines, watering holes, riverfronts and pristine wilderness from Cape Town up into the far reaches of Africa are being sought, bought and commercialised for personal gain. And this trend towards building, landscaping, and decorating with everything natural, most of which is being ripped out of nature by the truckload, isn’t going green – it’s going wrong! Going green is not a fad or a novel way to gain popularity or rustle up new business. Going green is right now, for all of us on planet Earth. COMPETITION

Electrolux has been one of the leading

home appliance manufacturers

since its founding in Sweden in

1919. Formed from a cooperative

agreement between sales company Svenska

Elektron AB and Lux AB, the company grew

rapidly through mergers and acquisitions to

become a world-class appliance manufacturer.

Initially, Electrolux sold only vacuum cleaners,

but by 1925 the company had added absorption

refrigerators to its product offering and was

soon selling washing machines, dishwashers

and food service equipment too. The fi rst South

African offi ce opened in 1965 in Cape Town. As

of 2010, Electrolux is the second-largest home

appliance manufacturer in the world.

The company is guided by a commitment

to sustainability in everything it does. In 2010,

Electrolux launched the Vac from the Sea project

to try to raise awareness of plastic pollution

in our oceans. The company’s strong focus

on sustainability and its commitment to the

environment was refl ected in its 2010 earnings

– Electrolux’s green appliances accounted for

22% of all sales during this year. It’s also one

of the leaders in home appliance design, and

in 2003 launched the Electrolux Design Lab,

an annual global design competition open to

undergraduate and graduate industrial design

students, who are invited to present innovative

ideas for household appliances of the future.

Electrolux sells under a wide variety of

brand names, most of which were acquired

through mergers and acquisitions. Some of

the more well-known brands include AEG,

Eureka, Frigidaire, Kelvinator and Zanussi. Its

involvement with the AEG brand began in 1994,

when Electrolux bought the rights to the brand

name, ‘AEG’. Today, it sells a range of premium

home appliances under the AEG brand, both

Q Your top three tips for homeowners who are modernising their homes?Keep it simple. Rather do a limited

scope with great quality than an

extensive scope using cheap materials.

Concentrate your renovation on key

areas that will add value to your

property, such as the kitchen, bathrooms

and entertainment spaces. Always

include a wow factor, whether it’s a

feature fi replace, signature chandelier or

quality fi nishes.

Q Some of the current trends in home renovations?Whether it is modernist Scandinavian

furniture pieces, moulded plywood or

a cosy log fi re, soulful wood is back

and very current. This same interest

in timber has been translated into

architecture and, more often than not,

we are seeing new homes with external

timber cladding used as a facade fi nish

or the addition of pergolas, screens, and

exposed beams and rafters within roofs.

Q � e most challenging part of renovating a home?Existing structures set the boundary

for your new designs. Having said that,

I believe some of the best results come

from working within limitations. But one

does not need to be wholly restricted by

the existing structure, and you need to

sometimes think outside of the box and

push the boundaries to their extreme to

get the best design solution.

Q One room you’d renovate in your own home?My house has recently been renovated

and the part I enjoyed the most was

reworking the central courtyard, which

is an extension of the open living spaces.

It is here that I have created an internal

sanctuary that allows for moments of

refl ection, extended al fresco lunches

and lazy afternoons snoozing in the sun.

based homeowners wanted for their coastal getaway.Regardless of the prestige of its Zimbali location,

the owners were adamant: this had to be a kick-your-shoes-off-and-put-your-feet-up home, a place where their grandchildren could play. • As with any renovation project, you fi rst need to decide on the look and feel you want to achieve. Bathrooms are getting bigger because of the trend to see them as sanctuaries. Bathroom renovation specialists, such as Bathroom Brite, can help you design your bathroom with the help of 3-D software (bathbrite.co.za).

• Of course, bashing down walls and repositioning things can be costly and, often, drastic. An easier, cheaper way to begin is by painting your bathroom according to a theme – go for a nautical look with reds, blues, whites and stripes, for instance.

• Lighter colours create a sense of space. If your bathroom is large, then get creative with darker and brighter colours to add a sense of drama. The most important thing is to use heat- and steam-resistant paint, such as Plascon’s Velvaglo Satin Sheen (plascon.co.za).

• Replacing cabinets, baths and basins is costly. Rather update them by fi tting new handles, knobs and taps. Shop around. Cobra has an impressive array of faucets, from classic to contemporary (cobra.co.za), and will fi nd you a product to suit your pocket.

• A cost-eff ective way to update wooden bathroom cabinets and consoles is to sand them down or repaint them. Jasmin Kraneveldt, director of Bathroom Bizarre (bathroom.co.za), says there’s a trend towards taking old furniture, such as desks or drawer cabinets, from another part of the home and turning them into bathroom consoles.‘En-suite bathrooms are increasingly being incorporated into the bedroom itself and aside from armoires, rugs and chairs, it is common to see vanities that are true pieces of furniture, rather than merely built-in cabinetry,’ she says.

• Vinyl and tiles are your best fl ooring options as they can withstand dampness and moisture better than any other type of fl ooring. Gutting your entire bathroom fl oor and retiling it is expensive. The cheaper alternative is to remove odd tiles and replace them with diff erent coloured or patterned tiles. Glazed porcelain tiles are a good option

because they are water resistant – you’ll fi nd a good selection at reasonable prices at CTM (ctm.co.za). Re-grouting and getting rid of mould between tiles is also important. Although you can do it yourself to save costs, it’s easier to call in the specialists. Ask the retailer who sold you your tiles if it off ers this service.

• Bathroom fi xtures often dictate the overall look. While a new toilet and bathtub may be expensive, it is worth spending part of your budget on these items. Old toilets tend to be bigger. Modern toilets with hidden cisterns, such as the range off ered by Geberit, might be pricier but they help to save water and also open up more room for installing an attractive cabinet or vanity shelves (geberit.co.za).

• Jasmin says your best bet for baths are cast acrylic bathtubs – they have a luxurious fi nish, are stain resistant, come in a range of diff erent styles and designs and are cost eff ective. Acrylic bathtubs ‘make high-end bathtub design accessible to most homeowners’, she says.

and bathroom are blurring. Here’s how to create your own luxurious retreat.

• The ultimate luxury in bathrooms? Lots of space. Include a sofa or wing chair for utter indulgence. Optimising space by bashing down walls, making windows larger or adding big mirrors are good starting points to converting your bathroom to a lavish enclave. Another trend is to incorporate the en-suite bathroom into the layout of the bedroom and have all your creature comforts in one space.

• Consider creating his and hers zones. Double bathtubs that sit next to each other, his and hers basins and consoles and a double shower (either two side by side or one large one with separate shower heads) will bring harmony to this intimate space.

• Get creative by adding an attractive mosaic feature. The Mosaic Collection from Douglas Jones includes decorative wall tiling and papering products and services that will help you design your own mosaic centrepiece (douglasjones.co.za).

• Next, consider a new bath. Bathtubs epitomise luxury and are the focal point of any bathroom. ‘Over the past few years, more and more homeowners have been opting for luxury in the bathroom. They want to enjoy some relaxation,’ says Jasmin. The spa bath, the stand-alone bath and the skirted bath are three of the most luxurious styles available. Jasmin says, ‘Spa baths are a great stress reliever – their jets gently massage tired muscles as you soak in the tub, allowing you to get out of the bath feeling refreshed and rejuvenated. Free-standing baths have a number of functional benefi ts – the placement of the bathtub is no longer limited by the amount of available wall space, as free-standing baths can be placed anywhere. There are a number of functional benefi ts to skirted

baths too, including the fact that they can be free-standing, you do not need to spend money on tiling around the bath, they can be installed by a handyman rather than a contractor and they are really easy to maintain and keep clean.’

• A big trend is the rise of bathroom furniture over cabinets. Consoles will always be a bathroom staple, but new styles that look more like furniture as opposed to a stark fi xture that holds up a basin are becoming a design feature. Minimalism is in. Jasmin says, ‘The contemporary design philosophy of “less is more” is at the core of the latest bathroom design trends – and this not only appeals from an aesthetic point of view, but from a practical one as well. The less cluttered your bathroom, the more space you will have to include a large bathtub, comfortable seating, a well proportioned rug and perhaps even a fi replace, making the space more of a living area.’

• The vintage look can also add instant glamour. Margaret Goodale of Victorian Bathrooms (victorianbathrooms.co.za) says the ideal console is large and well proportioned, with space on either side of the basin for placing various items. ‘Wall-hung or pedestal consoles with no cupboards below are functional, as the older we get the less inclined we are to stoop down to select items from a cupboard,’ she adds.

• Wooden fl oors may be attractive, but they’re unsuitable for bathrooms, as they absorb moisture. If you want that warm, wooden look, choose vinyl – it’s waterproof, anti bacterial, and won’t stain or chip easily. Underfl oor heating is also a must. There is nothing better than walking into a warm, cosy bathroom after a long day.

• New styles in taps are veering towards sleek and streamlined, yet organic, shapes. Another growing trend is the use of eco-sensitive taps. ‘Water-saving features and fl ow control are important design elements to look out for in modern faucets,’ says Jasmin. ‘Aerated spouts are a must-have in any new faucet – they mix air with water, using a built-in screen that restricts the fl ow of water, which means you get better water pressure.’

• The fi nal touch in luxury bathrooms comes in the form of stainless steel accessories. Heated towel rails, hooks, racks and shelves are the items most commonly chosen. Everything is within easy access and is geared towards making life simpler. They are designed for open-plan living and have become a centrepiece of this zone, encouraging social interaction. Alpine German Kitchens is the local supplier of products by the world-renowned luxury modular kitchen specialist brand, Poggenpohl (agk.co.za). Blu-line Kitchens distributes luxury imported brands and manufacturers its own modular kitchens locally(blu-line.co.za).

• There are many options for luxury fi nishes in kitchen design, including wood. Andrea Assirelli of Assirelli Design (assirelli.com) recommends walnut. He says, ‘Walnut and other natural woods combined with sleeker materials, such as stainless steel and glass, is a huge trend in kitchen design. I fi nd the grain of walnut particularly pleasing, both texturally and aesthetically.’ When it comes to cabinetry, a luxurious fi nish is undoubtedly high-gloss lacquered acrylic. Andrea says this is a good option if budget isn’t a concern, as high-gloss acrylic comes in a wide range of colours and is long-lasting. Drawer surfaces and cabinets can be bu� ed and polished to eliminate scratches that might appear over time.

• Most kitchen specialists would agree that granite is the be-all and end-all of countertop material. At a

price, of course. Not only are the fi nishes beautiful, and the di� erent colour and texture options vast, but also it is guaranteed to last a lifetime. Granite & Stone provides an online granite countertop guide and also distributes (granitecountertops.co.za). Another popular, durable and high-end countertop material is Caesarstone (caesarstone.co.za). It’s made from quartz stone, which has a good name due to its versatility, and can be used in various interior placements.

• Dramatic lighting is a must for luxury kitchens. And we can’t talk about dramatic lighting without mentioning chandeliers or, the latest trend, pendant lighting. Decorative lighting is a great way to transform your kitchen from drab to fab – just make sure that the centrepiece light fi tting suits the size of the space. It shouldn’t be too big, or too small. Melissa Davidson of the Lighting Warehouse (lightingwarehouse.co.za) says choosing the wrong size light can ruin the desired aesthetic: ‘It is absolutely critical that your choice of decorative lighting is in proportion to the size of your kitchen – the larger the space, the bigger the light fi tting will need to be. If you are dealing with a small kitchen, a big decorative fi tting will overwhelm the space and make it seem cluttered and smaller than it actually is. What is nice about choosing decorative fi ttings,

however, is that you can really have fun and choose a fi tting more for its aesthetic appeal than for its functionality.’

• Gadgets are the fi nal layer in vamping up your kitchen. Many of today’s kitchen gadgets are not only high-tech, but are also multifunctional, more streamlined than their predecessors, and prioritise eco-sensitivity. A key trend is the incorporation of appliances into the cabinetry of a kitchen, and Miele has this one in the bag with its Generation 5 000 built-in appliances (miele.com).Touch controls and interactive kitchen gadgets and accessories are making more and more of an appearance in luxury kitchens. How about a new multimedia ventilation hood from Siemens, or LG Electronics’ fi rst HDTV refrigerator – a combination of high-def television and fridge? Sounds too good to be true, but it isn’t. Appliances that look like one thing but do something else are another big trend. Assirelli has two products that will add that special touch to any luxury kitchen: the Star Extractor Chandelier, an extractor fan that looks like a glamorous chandelier, and the HydroTap, an under-counter water fi ltering system that provides hot and chilled water and where the only visible feature is the actual tap.

• When it comes to renovating your kitchen under fi nancial constraints, the starting point is fi guring out your budget. Once you’ve come to a number you can begin to prioritise what needs the most attention and the biggest portion out of your budget. Remember to reserve a percentage for unexpected problems, such as rotting fl oorboards, leaking pipes or mould.

• The next step is shopping around for contractors or builders. Build It All (builditall.co.za) is an online portal designed to help you fi nd contractors and suppliers that are best suited for your kitchen renovation needs.

• Don’t change the utility layout of a kitchen. Keeping the original plumbing, electrical and gas facilities in place will bring down the cost of renovating a kitchen dramatically.

• See what requires DIY work. Wooden kitchen cabinets, for example, need not be new – they may need just a sanding down, some varnish or a lick of paint. Painting the walls or ceiling is another easy step. To create a sense of space, use a paler hue; if you are going for a cosier feel, then think deep, rich tones. A fun idea is to paint a feature wall in blackboard paint and use it for shopping lists or emergency numbers (kids will love this too).

• Cabinets should be your priority, as they take up the most space and provide the overall look and feel. Weizter specialises in aff ordable DIY cabinet installation (weizter.co.za).

• Floors are also worth spending a bit more on, as they take the biggest beating, not just from people and pets walking up and down, but also from spills and other messing. Vinyl fl oors are the most cost eff ective and durable. If you like the wooden look, choose laminate wooden fl oors over hardwood fl ooring, as the latter will wear down quickly. Top Carpets and Floors has a wide range of vinyl fl oor

coverings (topcarpets.co.za). The Flooring Depot off ers a vast selection of laminate fl ooring, provides an online shopping service as well as delivery (� ooringdepot.co.za). Porcelain or natural stone tiles, such as those from Italcotto (italcotto.co.za), are also a good option and come in a range of textures and colours to suit all tastes and budgets.

• Countertop materials are a point of contention. Because countertops take a lot of wear and tear, you can’t be frugal. Most suppliers would suggest granite, as it is durable and doesn’t need much maintenance. But it is expensive. A good alternative that won’t break the bank and comes in a range of styles and colours is Formica Lifeseal laminate worktops from PG Bison (pgbison.co.za).

• You can easily alter the ambience of your kitchen without making major structural changes by choosing the correct lighting. Accent lighting is current and aff ordable. This can include installing LED lights inside cabinets to bring out the beauty of porcelain crockery, or under cabinets or countertops for a sophisticated feel. The Lighting Warehouse (lightingwarehouse.co.za) has a range of LED lighting which is not only aff ordable, but will also help you save on your electricity bill.

• Once your renovation is complete you might want to consider your appliances – what good is having a slick new countertop with a rusting kettle on its last legs? The most important thing to remember is that a stove is a stove, and no matter what appliance you use it isn’t going to boil water any quicker. A good tip to remember is to not buy expensive appliances, as mid-range ones will do just fi ne. Hold on to your warranties, however, in case you encounter problems with an appliance. Something else to keep in mind is that, often, if you buy all your appliances from one retailer, you might get a discount.

Ruben Reddy Architects

When you’re watching the frenetic activity on the ice hockey rink at the 2014 Russian Olympics, bear in mind that it’s taking place in a South African-designed arena. Ruben Reddy’s name is synonymous with dramatic sporting spaces, so much so that he was invited to co-tender for the 2014 Winter Olympics in Sochi, Krasnodar Krai, Russia. He won the bid to design the Bolshaya Ledovaya ice hockey arena that’s under construction and he is also intimately involved with the extensive remodelling of the iconic 1937 Jože Plecnik Stadium in Ljubljana, Slovenia.

And there’s more to come from this industrious architect – Ruben’s practice has been appointed to design � ve stadiums for Russia’s 2018 FIFA World Cup bid, which the country ultimately won in December 2010. Once the country’s local organising committee is formed, a stadium design will be selected from those put forward during the bidding process. These

international invitations were all a spin-o� of his local success, in which he struck sports architecture gold after the practice’s involvement with the Cape Town Olympics bid in the late nineties.

He has since been involved in the design of the Durban International Convention Centre arena and has played caretaker to the FIFA World Cup’s 10 venues. Ruben’s meticulous performance in this regard led to an invitation from FIFA to contribute to the compilation of its global stadiums guidelines handbook.

Born and raised in Durban, Ruben’s sport stadium prowess stems largely from the fact that he’s a self-confessed sports nut. He likens sport to a play or show, claiming, ‘The stadium or arena in which sport is played is essentially the stage and should act the part. And then there are those who have been

making their mark internationally for

what seems like forever. Stalwarts such

as Bentel Associates International (BAI),

Stefan Antoni Olmesdahl Truen Architects

(SAOTA), dhk Architects and GLH &

Associates Architects have some prized

installations to their names and continue to

garner international acclaim and contracts.

Here’s what they are up to at the moment:

• With India regarded as a global hub of

innovation, it’s all credit to BAI for being

approached to design a monolithic 21st-

century mixed-use development for

Ghaziabad. Called Wave Hi-Tech City,

the project will cover an area of about

1 800ha and be a self-sustainable satellite

city. ‘It will have skyscrapers, pedestrian

boulevards, parks, schools, hospitals,

houses, shopping malls and sports

stadiums,’ says Luke Chandler, director at

BAI. Intended to be far more than just a

housing estate, the city is being designed

to take the pressure off the country’s

other cities, which are bursting at the

seams. BAI turned 50 this year and, in

addition to its work abroad, continues to

design extensively locally as well, with

projects such as the Michelangelo Towers

in Sandton, Montecasino and Legacy

Corner under its belt. It also operates in

Angola, Zambia and Ghana.

mixed-use, supertall skyscraper, the Four

Seasons Gate of Kuwait. The 84-storey

building will include a five-star hotel,

offices, a car park, convention centre and

around the world, one of dhk Architects’

most recent projects is the Move Hotel

and offices in Mogliano, Veneto, Italy.

The hotel, which opened in April this

year, is designed as a semicircle around

an existing restored 18th-century villa.

An unusual feature of the design is that

the conference centre, hotel pool and

gymnasium are located under and within

a landscaped urban park. Other projects

include the Tower Docks office block in

Mestre, Italy, on the banks of the Canal

Salsoan, and the redevelopment of the

Plantation Club hotel in Seychelles,

The cool kid

Urbanisation has had its detractors down the centuries as it was seen as an aff ront on the natural world and a cause of poverty, overcrowding and slums. But, if managed

correctly, inner cities can be our greatest allies in creating a better life for ourselves and others.

The ‘inner city’ is, typically, de� ned as that older, central part of a city that’s characterised by overcrowded, low-income neighbourhoods where

minority groups predominate.But that view is changing as urban areas come

to play an increasingly positive role in the well-being of cities, states and countries. As billionaire philanthropist, Bill Gates, once said, ‘Until we’re educating every kid in a fantastic way, until every inner city is cleaned up, there is no shortage of things to do.’ SA’s great cities, Johannesburg, Durban and Cape Town, are following this global trend towards urban regeneration, but face historical challenges. In Jo’burg, for example, businesses and residents � ed from areas such as Braamfontein and Newtown to ‘safer’ suburbia as the inner city gave way to congestion, lack of parking and municipal services, violent crime,

unregulated street trading, inadequate taxi facilities and urban decay. But this is all beginning to change as inner-city living slowly, but surely, regains its popularity. Cape Town and Jo’burg have the biggest slice of the renewal pie, thanks to an increase of investment in luxury hotels and penthouses being built to accommodate the increasing number of tourists, and because of the e� orts of public-private partnerships aimed at reviving these areas.

One company taking our inner cities’ hand and leading them towards the rejuvenation rainbow is Trafalgar Property Management, the national property management group. Cities like Jo’burg, Durban, Port Elizabeth, Cape Town and Pretoria are all in line for major face-lifts, thanks to Trafalgar’s e� orts.

Trafalgar has launched a new scheme to contribute further towards inner city renewal and

will focus on a long term turnaround which starts with education. Trafalgar Property Group MD, Andrew Schaefer, says that although there have been visible e� orts made towards the renewal of things such as pavements, street lighting, security, public recreational spaces and so forth, ‘one of the intractable parts of inner-city renewal remains the turning around of bodies corporate in distress’. Andrew explains, ‘Our inner cities still exhibit many buildings with severe maintenance, service delivery and safety problems and these tend to be bodies corporate with very few turnaround plans on the table.’

The result is that inner city living is experiencing an upsurge of popularity. Perks include a secure pedestrian lifestyle, amenities close at hand and of course great access to a variety of di� erent transport nodes. The cool kid in town is back on top.

Success stories of inner city rejuvenation from around the world abound. In South Africa, the just-launched Name Your Hood project in Cape Town hopes

to ignite community spirit within the city precinct, and, in time, aims to roll out to Durban, Jo’burg and others. In Durban, although taking longer than planned, the Point area is a far cry from what it was 10 years ago. Bordered by the bay and the ocean and stretching back to Albert Park and the perimeters of Greyville, Durban’s inner city boasts, largely, gracious buildings, spacious apartments and a good few ‘golden’ miles of prime waterfront position. Yet, while initiatives are in place to give the area a wash behind the ears, it’s still a hood where slum and decay are very prevalent.

Upgrades undertaken by the eThekwini Municipality before the 2010 kicko� have, by and large, been well received and have made both visible and tangible di� erences, which have ultimately led to increased economic activity and support from local and foreign business. Parallel to this, the City Architects Department has piloted the ongoing Priority Zone Facility Management Project, focusing on the area surrounding Durban’s Albert Luthuli ICC complex, Gugu Dlamini Park and the City Hall, with plans of expansion in the pipelines. This has had an impressive impact on safety and security in the area, with a considerable increase in the safety of ICC delegates since the project commenced just over a year ago. The success is believed to be the result of a combination of visible security patrols, upgraded litter-picking and cleansing routines, attention to detail in landscape maintenance, and new cooperative relationships built up with all stakeholders in the area.

And cooperative relationships are the core of continued regeneration of the area, with special focus on the residents, according to Hoosen Moola of the Inner City Thekwini Regeneration and Urban Management Programme (iTrump). ‘There

are approximately 12 000 people living in illegal accommodation across the city, and they cannot just be put out on the street. Most of these people are paying rent, but a large part of the problem lies with unscrupulous, greedy landlords providing substandard accommodation and converting every possible space into sleeping quarters to maximise their income.’ In Hoosen’s eyes, if people are pushed together in slummy accommodation, without proper infrastructure or su� cient space, then they quickly start contributing to the problem. ‘If there are 10 packets of rubbish lying on the ground, because no bins are provided, it’s easy to throw yours there too, and accept that as the norm. When people are provided with ablutions that work, space to socialise and the possibility to run a clean ship, they generally tend to take more pride in their surroundings and behave accordingly.’ For those wanting to invest in the inner city, Hoosen feels there is a high demand for ‘decent’ accommodation and � nancial potential in both investing in existing buildings and developing new housing initiatives. He suggests investors wishing to embark on such projects approach through the right channels. ‘Liaise with the City’s housing department, the development and planning unit, or even use iTrump as a point of entry.’

Andrew Schaefer of Trafalgar Property Management approaches from a di� erent angle: ‘While the privately owned buildings in the inner city are maintained according to standards set by individual owners, many inner city buildings are in the hands of bodies corporate in distress. Typical issues in such buildings include being in extensive arrears with the council, curtailed services, huge maintenance backlogs, poor presentation, unhygienic and unsafe living conditions and � ats that have been abandoned by owners and are subsequently occupied by tenants who may or may not be paying. These factors and the lack of � nancials lead to the value of these buildings

plummeting, making it very di� cult for owners to sell their units or bene� t from their investment.’

Andrew believes that providing residents with the skills to manage their bodies corporate is a positive step towards the regeneration of these buildings and, ultimately, the surrounding areas, with interaction and communication with residents being paramount. Trafalgar’s recently launched project in Johannesburg’s inner city will hopefully provide a template for further projects. ‘Bearing in mind the very narrow parameters of a� ordability, I’d estimate the projected turnaround time for any particular building will probably be between three and � ve years, although I do believe that fairly simple cosmetic maintenance can make a quick and visible di� erence and can really set things going forward onto a positive footing,’ adds Andrew.

For those interested in investing in the inner city, this valuable social project promises a steady, if slow, return, and the recent expansion of the area covered by the Durban Urban Development Zone (UDZ) tax incentive scheme provides extra lure.

With more than R1,7 billion invested in the Durban UDZ since the scheme was initiated in December 2004, primarily in the CBD’s core around Durban City Hall and Kingsmead O� ce Park, the Strategic Planning Department is urging investors to take advantage of this window of opportunity, attend to derelict buildings and rejuvenate other parts of the inner city before the scheme comes to an end in 2014.

The Roving Ambassador began small, with just six properties.

Today he proudly represents 53 properties worldwide. Andrew’s success in the competitive industry of travel and tourism is down to the way he runs his business: ‘Like a bank,’ he says. Andrew is discreet and loyal, something his private clients expect of him. ‘I don’t tout my clients. Property viewings are by invitation only.’ He adds, ‘I bring people together, people who love what they do and love what they have. They run their businesses with service excellence. It’s all about beauty and quality.’

Andrew tells his clients’ stories to his preferred media and travel trades, and that’s why his company works: ‘We are the only organisation to sustain an average occupancy of 70%, even

Andrew loves his business and talks about the properties as he would about a family member: with familiarity and devotion. He is similarly devoted to his own private homes, including his property in popular Knightsbridge in London and his house in Higgovale in Cape Town. He loves Cape Town, and enjoys unsurpassed views of the city and mountain from his balcony. ‘The mountain is the energy point of my world. I will hopefully be inspired by it every day,’ he says.

Andrew is also the ‘Travel Ambassador’ on the popular TV magazine show, Top Billing, and he enjoys taking the presenters to many wonderful and elite places around the world. It’s a fun part of his job and he describes the set as the ‘best soapie in the world’. ‘There’s an eclectic mix of presenters, crew, producers and creatives. Collectively they depict a picture of

drama, intrigue and suspense. Just like a great soapie,’ he jokes.

For someone who travels the world frequently and in the most luxurious fashion, does Andrew find it difficult to pin down a favourite destination? Not really. ‘Bahamas. Absolutely,’ he enthuses. Although he is also quite a fan of skiing the Swiss slopes. The current hotspot for avid travellers? ‘Croatia,’ he says without hesitation. ‘You have the landscapes, a stunning coastline, the nightlife with the jet set – and you must visit Dubrovnik, which has one of the oldest pharmacies in the world.’

The person he most likes travelling with is Liz Biden. ‘Liz owns the Royal Portfolio, which includes a luxury lodge and four boutique hotels. We have worked and travelled together for many years,’ says Andrew.

Andrew takes the growth of his business on faith: ‘I don’t seek out properties. I believe that what comes my way, comes my way. I am usually introduced to private clients, and then I tell their stories. There are not many people who can open the doors that I can.’ So what’s next for this storyteller?

Truth be told, and with Durban having its own special quirks, when the thermometer dropped below 19ºC, there are no prizes, if you’re local, for guessing

what many of the guests did. Even the big boys. But, after being assured the party wouldn’t be

cancelled, despite the chill factor, the Durbanites did themselves proud by partying long and hard. And the suave, not-so secret agents waiting outside for the French secret VIP added their own je ne sais quoi to the already spectacular setting.

Host, and publisher of The Property Magazine, Tony Vaughan, kick-started the evening by introducing new editor, Nicky Manson, who, after su� ering a bout of real weather in Jo’burg, could barely speak, but won hearts and souls with her loyalty to the Sharks. Tony followed suit by setting three � ne rules: � nd food, � nd wine and � nd company.

This was easy to do. Even without trying. We huddled close together (all the better to pass the bottles), and there was no room for doubt: this was a gathering of the muscle of KZN’s property scene.

Would-be aerobics instructor and male model, Richard Gray, told us of the di� culty of being a stud.

Wanting to be loved not just for his body, but also for his mind, he explained how he’d turned to business and become CEO of Harcourts South Africa.

Architect George Elphick, though, expressed no worries about being loved for his body. It had got him his wife. She’d � rst seen him in a band. Playing keyboard. Dressed in a Speedo. The word ‘King’ � tted neatly across the front.

eLan’s Mark Taylor stayed strong and silent. Already described by Tony as a hunk (or was that ‘hulk’?) he had no need to add to the subject.

Herman Chalupsky of Chalupsky Properties has the look of those who live by the water in order to maintain their muscle on the water. ‘The Point is absolutely magni� cent,’ he said. ‘The infrastructure and security make it as safe as a gated estate, without the gates.’ Herman’s a major player in the Point precinct and even beyond, and so we took his word for it.

Magni� cent, too, in ways all his own, Greg Kruger of Ballito-based GGK Properties is a chap of many virtues, with multitasking skills that would make any good man proud: ‘Sometimes I wonder if I’m an estate agent, a travel agent or just a general information agent.’

No introduction was needed for the ‘Iron Lady of Local Land’, THDev’s Soo Meyer, who looked on, bemused, while Coburn Group MD, John Coburn mentioned that he’s considering standing for parliament. John’s so well connected and respected, we’re all voting his way.

Conversation like this, of course, whips up the appetite, and Andrew Draper and his Harvey’s sta� stepped in, immaculately timed and immaculately turned out, with a splendid meal of arresting combos, superb craftsmanship and ‘you don’t know when it’s going to hit you next’ � avours. Mastery by the forkful.

Over dinner, Justin Clarke, the brains and brawn behind Private Property, told us of its latest projects. With the internet taking over the world, the way forward is Web based. To address this need, Private Property is compiling a listing of every formal house in the country, and plans to put a value to each one. With his wife Sue, of Dot Creative, by his side, they’re bang on track.

Richard agreed. But then, Harcourts has top-end international systems to pu� its chest about, and has grown to 128 branches in just three years.

Specialising in property development facilitation and project and marketing management in the Midlands area, Ian Hardman and Penny Hatting of MIH Consultants were buzzing with news, including KZN’s � rst residential wine estate in the Midlands.

Commerce is what makes Manoella Harris of GGK tick, too: ‘I grew up in a farming community, and with the commercial developments in the outlying Ballito areas being about warehouses, land and space, I feel right at home.’ Greg con� rmed, ‘The demand for industrial spaces in the area is overwhelming. I wish we had more developers with courage.’

Talk of developers led us back to Mark. With a very healthy bouquet of new projects currently in hand, he is focusing on turnkey sales and marketing solutions for other developers nationwide. His vision is like fuel injection for those trying to get o� the ground in outlying areas.

By this time of the evening, the outlying areas were starting to call. Well after midnight, and well below 19ºC, we merrily parted ways. After, of course, a parting shot!

The recent professionalisation of the real estate industry is welcome. As regional relationship manager of Seeff Property Services, my role is to act as a change

facilitator and coach to existing Seeff licensees. I am also looking for professionals to take up Seeff licence opportunities in areas such as Amanzimtoti, Empangeni, Pinetown, the KZN Midlands and the Lower South Coast, among others.

Seeff ’s key training mechanism is the innovative Smart Academy, which is, in essence, a ‘learning portal’ that caters for all learning styles and gives direction to a newcomer’s learning path and career milestones. We have also secured internationally recognised real estate gurus, such as David Knox, as teaching partners. Another cornerstone of future progress will be the ability of agents to utilise world-class IT products and tools to enable the savvy and dynamic real estate person to increase their ability to serve clients and provide astute advice.

Successful agents will always be entrepreneurial and have strong, sound networks and an ability to interact with people in diverse circumstances in an industry that has seen a drastic reduction in numbers of practising agents. Part of the challenge will be recruiting suitable candidates from new sources. It is likely that new agents will be graduates or younger people with some form of appropriate tertiary

education, and the task of an agency will be to set up specialised selection and recruitment practices, including profiling the ideal agent. There will also be challenges in retraining existing staff.

At the height of the property boom, some 40 000 deals per month were registered in the Deeds Office, and currently this figure has dropped to approximately 16 000 to 18 000 per month. However, over the same period, estate agent numbers dropped from 90 000 to approximately 30 000. The property market is expected to see growth in about 18 to 24 months’ time, and this means that agencies must be well staffed to secure a larger market share.

Increasingly, professional agents will be seen as employees, and professional contracts and benefits, such as medical aid and innovative incentives, will become the norm. Clearly, it will be a proactive step for progressive brands to take on interns and to have processes in place to professionalise them as quickly as possible. Seeff is equipped for the ‘intern challenge’ and is looking forward to recruiting the best candidates to grow the business.

The principals of real estate offices are not only expected to have real estate knowledge, but also to be strategically and financially astute and, through intimate market knowledge of their competitors and local markets, to be able to implement business plans that are dynamic and viable for decent profit and

flexibility. The best will also be skilled at managing the performance of their staff for the benefit of the client and profitability. I am keen to continually examine and discover best practices of excellence in the field, and to create regular forums for managers and agents to learn from these and to put them into practice.

True professional managers will be hands on and will know the characteristics of their specific market intimately. They will be seen as being of equal standing and worth to the local attorney, land surveyor, town planner, project manager, civil engineer and environmental specialist.

This new real estate practitioner will stand tall in a team of professionally designated and like-minded property practitioners. I welcome this challenge and look forward to growing the already established and respected Seeff brand in KZN.
