Proposed Material Changes
These Require Your Proxy
No Proxy, No Change.
The Board wishes to implement four material changes.
Any material change requires the consent of the majorityof home owners, and the Owners Vote on these changesby means of a Limited Proxy. WATCH your E-MAILS forthis Limited Proxy to be sent to you!
1. Blue tennis courts. The Board would like to changethe color of the tennis courts from their current greento blue. Why? They need repair and resurfacing atthis time, so now’s the time to change if owners wantto see this colorful change. Blue, in the Board’s view,looks much nicer from your front balcony as itmatches the pool and the clubhouse roof top.
2. The Board would like to offer internet as part of thebulk cable services available. With both Spectrumand AT&T bidding for our business, we hope to beable to add internet to the cable TV for all the condounits at a very reasonable cost.
3. Many owners, such as your editor, liken the pool tothe Nevada desert in the summer. Shade cover wouldbe a welcome addition — provided by, for example,umbrellas, shade sails or pergolas. IF you agree,some shade should be added, then VOTE yes on theLimited Proxy.
4. Board would like to add a kayak/canoe lower launch-ing deck, given that the Marina will be rebuilt this year.Now is the time, hopefully with cost savings since thedock builder will already be here for reconstruction ofthe marina.
Jo Lynn Nelson recently retired from a very suc-cessful career in law, retiring from the State Attorney’soffice just last year. She graduated from the Universityof Florida with a BA, with Honors and from StetsonUniversity School of Law. She has raised two beautifuldaughters that have traveled the world. Jo Lynn and herfamily have been life-long residents of Titusville. Shewas the second female hired in the Brevard Office, andthe first woman to head a division. Jo Lynn has spentthe last eleven years running the Juvenile Division. Shewas also a member of the Florida Bar GrievanceCommittee investigating complaints against attorneysin our community, as well as a member of the Board ofBrevard County Legal Aide, and a member of CountryAcres Board and the Juvenile Assessment Board.
Throughout her life long residency in Titusville, she haspursued public service in many different venues. In thecommunity, she has been a member of the TitusvilleSunrise Rotary Club since 2008, serving as President in2011, and was elected Rotarian of the Year in 2013. JoLynn headed several major fundraisers which raisemoney for scholarships, among other things.
She participated in the water safety program, 'Josh theOtter' and the Dictionary Project in our local schools,cleaned up the Veterans' Cemetery with the AstronautHigh School Interact Club, and raised money for vac-cinations to eradicate polio. She also provided meals toresidents at the Social Service Center. She is currently aMember of Titusville City Counsel and a MIWR BoardMember. She has been the Board Secretary for HarborPointe Condo Association for the last 2 years, and be-lieves we have the best place to live in Titusville.
I am one of the initial owners at Harbor Pointe, owningsince March 2006, and living here full-time for the pastseven years. I have attended Board Meetings for manyyears and attend as many "Monday Management Meet-ings" as my time allows. The original Activities Commit-tee was started by me and I initiated numerous eventsover the years, including a wine tasting, Bunco Night,Family Movie Night and Halloween parade and party forthe children in our community, cooking class, kayakingevent and several others. I always believed that there aremany residents living here, with many different interests,and I sought to find ways to include all those interested inan effort to create a community and allow and encourageresidents and neighbors to become friends. I am also aboat slip owner and am very interested in the future of ourMarina.
I am a proud UCF alumnus, holding two bachelordegrees, and very active in supporting our Home TownKnights! While raising my daughter, I was a patient carevolunteer at Hospice and volunteered in many other ca-pacities over the years.
My primary reason for running for a position on theBoard is that I believe that as many people as possibleshould be active within their community. I own otherproperties here in Titusville and have experienced whatcan happen when the same people serve for manyyears. I believe that "new blood" and a fresh set of eyescan quite often improve upon an even already nice placeto live. I plan on living in Harbor Pointe for many yearsto come and would like to be a part of making it adesirable place to live for all my years and beyond.

Harry Holmgren has served many terms on the Board consecu-
tively since 2012. He is the current 2017 Board Vice-President, and
served as President of the Board in 2012, 2013, and in part of
2015, as well as in 2016.
Harry took the Presidency upon the passing of Bill van Engelen-
burg in November 2015. Immediately prior to this he had served
as Vice President and Maintenance Chairperson, helping to coor-
dinate maintenance issues between the Board and Management
/ Staff.
Harry, who serves on the Facilities Sub-Committee, has always
been interested in “the plant”, the buildings and grounds, and in
seeing that they’re well maintained and that the services offered
work well and smoothly.
Harry comments: “If you have been to the usually monthly or bi-
monthly Board Meeting over the last five years, chances are you
know me. I have actively participated in pretty near all of the
meetings held during my time of service on the Board. I have been
very hands on, and given the opportunity, will continue to do so. If
you like the way things have been going around here, then your
VOTE for me will confirm what most of us, I think, agree on; that it
has been only getting better and better all-around for Harbor
Pointe Owners, and will continue to do so, with all of the current
Board Members willing to run for yet another term. We have a
major task ahead of us to rebuild the marina and would like to see
this thru to a successful conclusion, having worked closely on it for
the past 6 months with management, insurance company, the
Engineer and the various bidding contractors. There have been
many compliments from Realtors saying that we are one of the
best maintained properties, and impressed with our strong
financials - balance sheets; saying this is one of the best Real Estate
values in Brevard County. Your current Board has worked diligently
to not only maintain the property, but to make many needed
improvements as well.”
Tom Creecy and his wife Irene have lived at Harbor Pointe since
March, 2009. Snow-birds, they try to spend as much time as
possible here in paradise, averaging about seven months a year.
Tom has served on the Board for three consecutive terms, and as
Treasurer. He serves on the Facilities Sub-Committee with Harry
Holmgren and Harold McNally. He has served on the Activities
Committee for several years, and is also the editor of the Harbor
Pointer newsletter, which latter he hopes to use to political
advantage in the coming election.
He and his wife began the family business, which manufactures
powered cleaning equipment, twenty-six years ago in Wisconsin.
They now are semi-retired, and leave daily operation of the
business to the next generation, although Tom continues on as
Chairman.
VIEWS: Our residents are the Board’s customers. Goodcondo governance involves finding the sweet spot betweentoo much and too little.
Believes the current Association Board has found the rightsetting, with rules that are interpreted in Centrist fashion--neither too severe nor too lax.
Believes HP is now well-managed and well-maintained,and presents well.
Believes the Reserves are now about right, and that ourmonthly and annual financial reporting, performed by LelandManagement Staff, is impressively thorough.
POLITICAL SOUND BITE: “Harbor Pointe is said by outsideobservers of the condo scene to be the best condo complexin the county. I propose moreof the same”.

Comments About Board Candidacy:
I am running again to help assure that the progress continues,especially now we are approaching the task of selecting a con-tractor and are very close to make decisions on the rebuild of theMarina. The cooperation amongst Board Members and theextended and active resident participation remains one of mypriorities in this process.
A number of projects were tackled this year: The swimming poolrestoration was the most recent project and there are severalother projects in the pipeline: replacing camera’s, adding camerasto the garages, landscape improvements, resurfacing of thebasketball court and tennis court to name a few.
Of Course Irma gave us a hell of a ride but I am very proud offhow staff, board and residents worked together to bring theproperty, your investment, back up to par and I feel we have madegreat progress.
However, attention is still needed to rebuild the marina, and forthis reason I am again running for the Board of Directors. In doingso it will be my objective to work with the other board membersand owners to make sure there is continuity and steady forwardprogress. The present Board has worked well towards these goalsand is willing and able to continue.
With Irma back in September, the Board has had a number ofunexpected issues to resolve. But with dedicated Board Mem-
bers and the constructive input by our residents, our Associationcan run like a finely tuned machine, and this requires commit-ment, compromise and communication by everyone to be suc-cessful. We have also been very fortunate to have resident ex-perts in the construction/engineering fields to step up to adviseand assist the Board in the monumental task of rebuilding themarina. And above all, well thought out suggestions from theresidents in general is always appreciated and valued by theBoard in making their decisions.
I am running to help assure that our progress continues, ourhome values continue to go up, and we all enjoy living in the bestCondo Association, with a dedicated and informed team ofDirectors.
Biography
Born and raised in the Netherlands. Worked for 27 years in theMedical field, BS in Psychiatric Nursing, BS in Nursing GeneralHospital, BS in Nursing Education and a degree in Managementfor Out Patient Clinic Manager.
Managed the last 7 years of my career an Out Patient Clinic with9 Super Specialisms and input of 380,000 Patients a year. Mymedical career ended when I moved to the United States.
1991 – Emigrated to the United States, Titusville to be specific.and start a career in the Hotel and International Tourism Mar-keting Industry. Reactivated Global Marketing & ManagementServices, Inc. which had been established but was dormant. Pre-pared and conducted three (3) day International MarketingSeminars for the Hotel Industry World Wide and in the UnitedStates 3 times a year. Attended and worked approximately 34International Tourism Trade Shows per year for the Hotel Industryand local Tourism attractions like the Kennedy Space Center overa period of about 10 years.
1998 – present Rotary member of the Titusville Sunrise RotaryClub. Chaired with late husband for Rotary
District #6930, the Group Study Exchange Program and RotaryInternational Ambassadorial Scholarship Program.

Member
I graduated from Purdue University with a BS and MS
in Civil Engineering, and worked for several years as a
Plant Engineer for Mead Corp. in Ohio.
I then owned by own engineering firm--from 1969 to
2003--which designed large water and wastewater
facilities for both cities and industry.
I bought and renovated three hotels in Titusville: The
Wade Motor Inn; The Siesta Motel and the Twin Palms
Motel. I am very interested in the growth and well-being
of our local community, and of Harbor Pointe in
particular.
I bring a long history of experience in Civil Engineering
and business ownership. This year, I have been
instrumental in working with the engineering aspects of
rebuilding the Marina. I also continue to monitor our
irrigation ponds in an attempt to avoid saltwater
intrusion so that they can be used for the landscaping
and to avoid buying very expensive city water.
I hope to continue in making informed and educated
decisions on finding ways to reduce costs wherever
possible.

Each of the four changes will require the vote of the
majority of owners, so fill in and sign your PROXY
VOTE.
This elaborate mechanism is common to condo
governance everywhere as it assumes many own-
ers are absentee. It protects them from a majority of
the people present from changing things in a way
that the majority of owners would not like.
Please watch your E-mails for the two-page limited
Proxy Form coming to you. Please read it, check out
your choices, (whether you are in favor of or against
the proposed changes) sign it and then return it to
the association Office via E-mail, fax, snail mail, or
by your own hand—just drop it by and chat awhile.
Please also note that if you can’t get it out
sooner, you can submit your Proxy at the March
22 meeting venue—JUST BEFORE THE
MEETING STARTS.
Assuming we can open A Membership meeting with
a Quorum of Owners (and/or their proxies turned in),
the vote on these four issues will take place at the
March 22 meeting as will the election of Board
Members for the 2018-2019 year.

included some illustrative photos in this issue.
The Four Proposed Changes: Change No. 1
The Board proposes painting the Tennis Courts blue (as is partially shown in upper photo). Currently, they are of indeterminate
color (see lower photo), and need paint of some sort pronto. Blue, in the Board’s opinion, is both trendy, and matching the pool
Color.
The Four Proposed Changes. Change No. 2: Adding Internet to the Bulk Cable
This one is conceptual. The concept is that it would be better for you to pay the condoassociation $20 per month extra (the anticipated price should the Condo Association buy inbulk for that anticipated price) than to have to pay $60 yourself (the current figure most payfor basic cable) for your own separate service.
The Four Proposed Changes. Change No. 3: Life-Giving Shade at the Pool
There are several options. One of them is a permanent trellis-like thing such asbelow. These are less fraught by wind than sails or umbrellas because they haveholes in them. The shade they cast is not 100% pure shade, but a mixture of shadeand sun, ever moving with the sun.
The Four Proposed Changes. Change No. 4: The Kayak and Canoe Launching Facility (CCLF)
If you’ve ever kayaked or canoed, you know these are treacherous things that prefer tipping overto staying upright. Getting into ‘em is tricky, especially for those past 15. The concept is a floatingshebang that would allow easy, safe launching for those who prefer paddle power toturbodiesels. The concept is so low-tech, you’ve probably seen hundreds of these withoutremarking on them. But without ‘em, it’s hard to kayak.

An example of an improved Dock the Board is looking at when rebuilding the marina thatis more environmentally friendly and storm resistant – allowing storm waves to go throughrather than rip up the decking. And lasts a really long time with minimal maintenance.
