Seller Insight Clopton House is a magnificent 17th century Mansion House which has been cleverly converted into exclusive and elegant

residential properties. This, charming, three bedroom property forms part of the original The Coach House, and enjoys privacy, security and is surrounded by magnificent, landscaped, well maintained, grounds.

There are some small shops nearby but the centre of Stratford upon Avon is just minutes from the house. Renowned for being the home of William Shakespeare, alongside its fascinating history, it is a vibrant and exhilarating town. It contains outstanding shopping facilities, together with first rate restaurants. Numerous art and literature festivals take place throughout the year and, of course, its famous theatre is very popular. The River Avon runs through the town and it is surrounded by the stunning Warwickshire countryside. In addition, it is easy to access convenient road, rail and air links.

“My parents came to live in this lovely house when they retired 20 years ago. The house is surprisingly spacious and elegant and, whilst being part of a small community, it enjoys a great deal of privacy. In addition, as their previous home had contained a large garden, they were attracted by the graceful manicured grounds that surround the house.”

“My parents were particularly fond of their elegant sitting room. It has beautiful original cornices and a lovely Adam style fireplace, but its large window enables light to flood the room.”

“At the rear of the property, there is a neat, compact area where my parents often sat outside for their morning coffee. However, the beautiful gardens always offered a space to sit quietly and enjoy what was around. There is also a fishing lake and tennis court for the residents to enjoy.”*

The dining room has always been a favourite for family meals and my parents, who loved to welcome friends and family into their lovely home, often had up to ten

people seated around their table.

We all loved this home which suited my parents wonderfully, and they felt incredibly safe and content here. With individual and well proportioned rooms for dining, relaxing and cooking, there was always plenty of space whenever we or any of their friends visited.

Sadly, time moves on and my parents no longer live here, but I can only stress how happy and fulfilling their life was here. They loved their home, their surroundings and the many friends they made whilst living here.

Stratford-upon-Avon is a world famous tourist and cultural centre being the birthplace of the world renowned playwright and poet William Shakespeare with 5 million visitors a year from the world over. The Royal Shakespeare Company resides in Stratfords Royal Shakespeare Theatre, one of the most important cultural venues in Britain.

The town itself has many historic buildings of the Elizabethan period which would still be familiar to Shakespeare today. It also offers a thriving community offering a wide variety of leisure, dining and shopping experiences.

The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Preparatory, Kings High School for Girls, Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Preparatory School is just 1.7 miles from the property.

The central position of Stratford-upon-Avon makes it an ideal location for commuting and travelling to the entire country with easy access to the Fosse Way, M40, M42, M1 and M6 motorways.

Warwick Parkway, Leamington Spa, Honeybourne, Banbury, Moreton-in-Marsh and Coventry offer direct rail services to London and Birmingham. Leamington Spa is only 12 miles away and Banbury 20 miles. Birmingham International airport is just 26 miles away. Wellesbourne private airfield is 4 miles away.

The county of Warwickshire has no cities as both Coventry and Birmingham were incorporated into the West Midlands County in 1974 and are now metropolitan authorities in their own right. Warwickshire hosts several key towns including Warwick, Leamington Spa, Kenilworth, Henley-in-Arden and Rugby. The northern tip of the county is only 3 miles from the Derbyshire border. An average-sized English county, Warwickshire covers an area of almost 2,000 km2 and runs some 60 miles north to south. It extends as far north as Shrewsbury in Shropshire and as far south as Banbury in north Oxfordshire.
