Our knowledge of your business goals, philosophies, and expectations are vital to our success in representing you as a tenant. Trinan Real Estate will complete a full questionnaire during our initial meeting with you in order to ensure our efforts on your behalf match your corporate design. Our questionnaire will cover important topics like:

PREliminaRy SitE SElECtion

As our knowledge of your corporate needs grows, we will begin our preliminary site selection process. For each location Trinan Real Estate selects, we will provide you with a full due diligence package. Our due diligence package contains the following items:

As we narrow down the sites that truly interest you, we will arrange for a full tour of each location. This is an imperative step in making the right decision as often times the raw demographics of a center do not tell the entire story. The look, feel, and touch of a location are invaluable in retail.

nEgotiationS

Once a site is chosen, the negotiations of the lease will begin. Trinan Real Estate will evaluate the market to determine comparable properties and will uncover the terms being offered by competing projects. Based on the information uncovered during our due diligence, Trinan Real Estate will draft a Letter of Intent on your behalf. The Letter of Intent is the starting point of a lease and will negotiate pertinent terms such as:

n Lease Raten Termn Optionsn Abatementsn Commencement Datesn Tenant Improvement Allowancen Special Requirements

lEaSE and tuRnovER

Upon receipt of a fully executed Letter of Intent, the landlord will prepare an initial lease. Often a lease is revised several times prior to execution; therefore it is critical Trinan Real Estate works closely with your corporate counsel to ensure the terms originally negotiated are verified in the lease.

Once a lease has been executed, Trinan Real Estate will remain your liaison until landlord turnover. Our goal is to ensure your complete satisfaction with Trinan Real Estate, the leasing process, and most importantly your location.
