The Real estate Market is heating up like the temps out there, but you still need a plan for success! Here’s my approach to the ever-‐ changing market where prices are reinventing themselves daily.

APPRAISAL – THE ACCURATE ROAD TO HOME PRICING
The last home I listed sold in 1 day with competing parties. How did I do it? Pricing right. Sure, the market is hot right now, but people still aren’t going to overpay for a house. But people are willing to pay fair price for a house, they just want to know it’s a fair price. How do we do that? One word. Appraisal.
I have a plan where I will pay for an appraisal for your home (some conditions apply) and that way we know for certain that we are pricing right. If any buyer questions the price, bam, we bring out the appraisal. Call for details!

They might not realize it, but put on your detective hat and maybe you can predict. Anyone who’s family is growing, planning a move, has a kid leaving for college or last one leaving the nest, someone older who has been saying they are tired of taking care of their home, someone who has had a parent recently leave their home, or pass away, someone getting married or divorced? The Personal Side of Things
I have mentioned in many previous publications that I am heavily involved in competing in agility with my dog Ginger. She recently achieved what is called her MACH, which stands for Master Agility Champion. Much like the dogs you see in the fancy dog shows, like Westminster, this title goes in front of her name, so she is now MACH Gingerella B. Lane. I’m super proud of my girl…and we love doing what we like to call “going bar-‐hopping.” Remember, no matter how busy I am with my life though, I make time for my real estate clients.
Cookies and Cake! – The Frosting Fairy takes flight
Many of you know that my culinary interests have always been keen. I used to own a bakery and deli and did catering, have taken and given many cooking classes, have baked and won awards for gingerbread creations, and more. So, recently I decided to start a little hobby business called The Frosting Fairy. I bake custom cookies and cakes that are very elaborate and beautiful. I don’t have a lot of time to devote to this, but if you order far

What’s REALLY Important?
There are a lot of reasons to choose a Realtor, but the most important reasons should be:
Buyers:
1. Listens to you to find what you want, and fine tunes as needed 2. Returns calls and gets info you ask for promptly 3. Does their best to negotiate and has experience to make suggestions 4. Has experience with a lot of transactions 5. Understands what to look for beyond the aesthetics and has a network
of people to help
Sellers:
1. Knows how to price a house to sell, and will hire an appraiser if there’s doubt 2. Returns calls to you and prospective buyers promptly 3. Knows how to see a transaction through to closing , does their best to negotiate and has
experience to make suggestions 4. Has experience with a lot of transactions 5. Knows the best way to market your home
