Stave Hall Farm is situated just to the west of the village of Monks Kirby and offers a potential equestrian opportunity with just over 6 acres of land to the north of a 7.44 acre site. At present there is an attractive three bedroom detached house with surrounding gardens and garaging, together with two stables which have planning permission for separate two bedroom residential dwellings valid from 26th February 2014 and 3rd June 2015 respectively. Adjoining the site is a large 3,757 sq. ft. barn which currently provides an income, , having been let to greyhound trainers. We understand that this tenancy is flexible and can be ended at any time. The property offers an excellent lifestyle opportunity for those that appreciate a rural existence and a development potential with the existing stables, which could be used to house additional family members or redeveloped and sold.

Stables There are two large stable blocks; one running the length of the eastern boundary of Stave Hall Farm and the other across the stable yard. Both have planning permission to convert both stables into separate, two bedroom residential dwellings. The plans can be found on the Rugby Borough Council planning portal http://www.planningportal.rugby.gov.uk/welcome.asp The first stable had permission granted 3rd June 2015. (Planning Number R15/0751) whilst the larger ‘L’ shaped barn was granted permission on the on the 26th February 2014. (Planning Number R13/2317)

Driveway and GardensStave Hall Farm house has an attractive rendered white exterior and offers ample off road parking for several vehicles whilst a detached garage sits just outside the brick wall boundary.

The driveway, which measures approximately 347 metres, sweeps past the neighbouring fields toward the house and continues past the house, barn and stables to a neighbouring property (which has a right of way) The drive is owned by Stave Hall Farm.

The gardens are laid mainly to lawn; there is a small rockery area and a paved patio. Whilst the rear and side gardens are again laid mainly to lawn with a variety of trees providing a natural shelter and wind break and gaps among them provide views of the acreage. There is a large blocked paved ‘L’ shaped patio wrapping around the rear and side elevations of the house, two apple trees whilst a pathway leads to the working buildings on the site.

Seller Insight The previous owners of the farm kept greyhounds,” says John, “and as we too were enthusiasts, at that time it was the ideal property for us. We converted the large

barn into kennels and had more than enough land on which to train the dogs. However, as we no longer have any greyhounds we have recently acquired planning permission to turn the old barn into two dwellings, so there’s great development potential.”

“The house itself is lovely and spacious,” continues John, “and in terms of size and layout is virtually unchanged from when we bought it twenty-one years ago. We have, however, kept the décor in very good condition, in fact it was last repainted in March of 2015.” This charming home incorporates a lovely kitchen that is large enough to take a table and chairs for informal meals, a separate dining room that is the ideal entertaining space, and a spacious living room that enjoys views over the sizable garden and beyond. The living room also has French windows that open out onto a large, sunny patio terrace that is the perfect place for alfresco dining or simply relaxing and taking in the glorious surroundings.”

Stave Hall Farm enjoys a beautiful setting and is situated at the end of a quiet lane, just off the Fosse Way. It is

enveloped by rolling countryside and therefore enjoys a wonderful feeling of peaceful seclusion.

The thriving market towns of Rugby and Lutterworth, as well as Coventry city centre, are all just a short drive away. It is also in relatively close proximity to the M1, M6 and M69, and therefore the array of towns and

facilities that are slightly further afield are also simple to reach.

We have worked incredibly hard to make Stave Hall Farm what it is today,” says John, “but in my mind it still has so much potential. The barn can be developed, the kennels could easily be converted into stabling and the land is something of a blank canvass. It’s fair to

say that it will be a wrench when the time comes to leave, and I think what I’ll miss most is the sheer peace and quiet.”
