    Specialized Loan Servicing LLC (SLS) offers a variety of programs which may be available to qualifying borrowers who are experiencing financial hardship. If you are unable to resolve your delinquency through other loss mitigation programs, we may have options available. If your house is currently worth less than the amount remaining on your loan, you may be able to sell your house in a short sale. The short sale process includes the sale of your home and settling your mortgage debt for less than the amount that you owe. Additionally, you may be eligible for financial assistance for moving, rental and other relocation expenses.

    General Eligibility

    You may be eligible to sell your home in a short sale if:

    You have experienced a financial hardship, such as job loss

    You owe more than you house is worth

    You are unable to afford your current monthly mortgage payment

    You are unable to modify your current home loan

    Program Steps Step 1: Apply o Call SLS to review your options. o Once youve decided a short sale is right for you, SLS will send you our financial

    information package, unless you opt to download the package from www.sls.net.

    Step 2: List Your Property on the Market o We recommend that you work with a licensed real estate agent who can assist you in the

    listing of your home.

    Step 3: Receive an Offer to Purchase your House o Once you receive an offer, well begin working to gain approval of your first mortgage

    short sale request from all necessary parties o If you have a second mortgage with a different lender, or any outstanding debts or liens

    against the property, it is your responsibility to get approval from those parties.

    Step 4: Approval o We will determine fair market value of your home by ordering a property valuation and

    reviewing recently sold homes comparable to yours in your local market. o Based on our findings, we may present you with a counter offer if the original offer is not

    in alignment with the fair market value of your home.

    Step 5: Closing o If all parties agree to the terms of the offer, including the owner of your loan, your short

    sale will be approved.

In order to review your loan for one of our loss mitigation programs, the enclosed Request for Mortgage Assistance (RMA) form must be completed, signed and returned to SLS with the required supporting documentation. If your home loan is in foreclosure, you must return all of the required documents at least 10 (ten) calendar days prior to the scheduled sale date. If you prefer that we work with a person that is not on the loan, provide the person or company name and your written and signed authorization for us to discuss your account and all necessary information with them.

    Using one of the methods referenced below, send the items listed in the included checklist, as they pertain to your specific situation, within 15 calendar days of the date of this letter.     If you are experiencing a financial hardship and need help, you must complete and submit this form along with other required documentation to be considered for foreclosure prevention options under the Specialized Loan Servicing LLC (SLS) Loan Modification Programs. You must provide information about yourself and your intentions to either keep or transition out of your property; a description of the hardship that prevents you from paying your mortgage(s); information about all of your income, expenses and financial assets; whether you have declared bankruptcy; and information about the mortgage(s) on your principal residence and other single family real estate that you own. Finally, you will need to return to your loan Servicer (1) this completed, signed, and dated Request for Mortgage Assistance (RMA); and (2) completed and signed IRS Form 4506T or 4506T-EZ; and (3) all required income documentation identified in Section 3.
