PROJECT OVERVIEW & REQUIREMENTS

PROJECT DESCRIPTIONA multi-million dollar residential concrete/brick structure located on the water’s edge of Port Phillip Bay with concrete cracked and spalled due to carbonation and chloride corrosion.

The property was recently sold with the new owner wanting to refurbish the existing building to a more liveable standard as the external façade and balconies are tired with concrete refurbishment works required.

PROJECT REQUIREMENTSThe refurbishment project required the repair and remediation various areas of spalling and cracked concrete and the protection of the steel reinforcement from corrosion.

SIKA’S REFURBISHMENTSOLUTION

SIKA SOLUTION CONT.To begin, the cracked and spalled concrete on the external areas of the facade, soffits, balconies and rooftop was removed, along with the rust and laitance. Steel reinforcement sections were then replaced.

SikaTop 110 Epocem® boding agent was then applied to the steel followed by 3 coats of Sika Ferrogard® 903+ corrosion inhibitor which was sprayed by machine onto the existing external concrete substrate.

Sika Gunite® GP was applied as the cementitious repair mortar on the larger sections of the façade and soffits. Finally, Sika MonoTop® 612N, our high build repair mortar was hand applied to the small narrow sections on the external soffits and façade of the building.
