    Selling Homes The Traditional Way For the average homeowner, when they make the decision to sell their home, they automatically will turn to a real estate professional to handle the process. Sure, that makes a lot of sense in some cases because there are a lot of different components to the selling process, and there are also things that can go wrong and derail a sale if overlooked or not handled properly. For a first-time seller, it can be overwhelming to face the prospect of managing everything themselves, including marketing the house, finding prospective buyers, and managing the transaction. That’s where agents or brokers can step in to alleviate some of the pressure. But going the traditional route isn’t the only way. There are alternatives out there, it’s just a matter of doing some research and being willing to invest a little extra time and effort to follow one of those paths. Before we can talk about any alternatives, it’s important to understand exactly what the traditional home selling model looks like.

    The 5-Step, Traditional Home-Selling Method

    1. Prepare To Sell As soon as a homeowner makes the decision to put their house on the market for a traditional retail sale, there are two things that happen: the house and property is prepared for the sale, and a listing agent is contracted. These two things won’t necessarily happen in that order. The homeowner may be aware of what needs to be done to the house so that it looks most attractive to potential buyers so they will start on some of that work prior to engaging with a real estate professional. Other times, the agent will provide the homeowner with a list of repairs or updates that should be done to attract the most interested buyers. The updates can be cosmetic improvements, landscaping, decluttering, repairs, or replacements. When a licensed, accredited, or certified real estate professional (realtor, real estate agent, broker) is enlisted to help with the sale of a house, fees are incurred. There may be listing fees, and most definitely there will be a commission to be paid upon completion of the sale (commonly 3% to the seller’s agent and 3% to the buyer’s agent). These fees will reduce the homeowner profits. In exchange for the fees, the agent will market and advertise the house, list it on the MLS (Multiple Listing Service), manage showings or open houses, screen buyers, handle negotiations, and manage the final transaction. Ideally, the chosen agent will be knowledgeable about the neighborhood and potential asking prices. 2. Set The Listing Price Setting the listing price is where things start to get real. This is one of the most important steps in the whole process because it is your baseline for attracting the right buyers and for any negotiations that will happen later. The homeowner has the goal of getting the most money possible for their house, enough to cover their expenses

    (including bank and realtor fees and commissions). Even though the realtor will set the asking price, the homeowner needs to be involved to ensure that their needs and expectations are being met. Here’s another way to think about that. If a homeowner and their listing agent are far apart on the proposed asking price, say, by $20,000, to the homeowner that represents a significant amount of money. But to the agent, they are going to get a 3% commission no matter what, and
