There are certain sacred cows in thehistory of Carmel who had long beenpraised for pioneering the artistic reputa-tion of this extraordinary place. One of his many bud-dies was AMBROSE BIERCE, a SanFrancisco cynic who disappeared, in 1916or so, in Mexico. Sterling himself commit-ted suicide at the Bohemian Club in 1926.In fact, a number of the so-calledBohemians of Carmel met similarly self-induced ends. It’s a puzzlement; they par-tied, they picnicked, they talked and sangand drank. And they wrote: poems, shortstories, plays, novels. Not one of them ~STERLING, MARY AUSTIN, JIMMYHOPPER, even SINCLAIR LEWIS wascontent to live an uninvolved life. They cre-ated, they invented, they revolted, theyenjoyed the remarkable gift of nature whichcame to be called “Carmel-by-the-Sea.”Disillusioned as most of them came to be,they are the fabric on which this remarkableplace is woven. And we’ll hear more aboutthem in subsequent legends.

do not fulfill expectations. They offer sur-prises, contain shades of nuance and some-times baffle rather than clarify as they giveus conflicting information.

Knowing this we still try to make somesense out of what we find. Upon looking atthe third quarter numbers we expected themto unveil a universally bleak picture. Thefirst numbers we looked at were the MarketBarometer figures, i.e., the percentage oflistings in escrow.

The GloomThe Barometer confirmed our impression

that our local market is terrible: The Oct. 1numbers were the worst we have seen sincebeginning these reports in 1989. They wereso ugly not even a mother could love them.Our benchmark reading for a reasonablyhealthy market is 20 percent of the listings inescrow. During the ten-year hot marketBarometer readings often topped 30 percentor 40 percent and sometimes even 50 per-cent.

A BIT OF SUNSHINE PENETRATES THE REAL ESTATE GLOOM■ Third Quarter Report

CHICKEN LITTLE is running wild inthe world of real estate. Contrary to his

warning, the sky is not falling in our market.We are not exactly basking in bright sun-shine, but within the gloom there are someshining surprises.

One of the fun, and perplexing, thingsabout trying to analyze numbers is they often

even reached 10 percent. They were all 9 per-cent or less. There were scads of propertiesavailable — 190 in Carmel, 178 in Seaside,173 on the Salinas Monterey Highway, 126in Marina, 113 in Pebble Beach and a whop-ping 49 in the tiny South Coast market —with almost nothing in escrow. If you arelooking for a buyers’ market, here it is inspades. Dig up the stash in the backyard andgo buy a house or two.

In addition to the pathetically lowBarometer reading, another negative notehas been market times. In seven of the tenmarkets it took longer this year than last toget properties sold. The Days on Market sta-tistic is a tricky one as it measures only thesuccesses. The properties that do not get soldare not calculated. If they were, market timeswould be much longer.

The total number of properties sold alsodeclined, 229 this year as opposed to 235 ayear ago, The 229 sales beat both the firstand second quarters of this year and, giventhe low number of properties in escrow, will

From previous page The other partially sunny area is mediansales prices. Although asking prices havecracked, their drop is more of a reality checkthan a decline. Many sellers had been tooambitious. They were working on old, out-dated information regarding value. It is hardfor sellers to adapt to declining valueswhereas they are quick to understandincreasing prices. Those who adapt to today’sreality have a good chance of success, atleast in the high end markets.

The low-end has an affordability crisisthat previously was papered over by cleverlending schemes. Many people who wouldlike to buy those houses do not have thewherewithal to qualify under today’s stricterlending guidelines. That market is probablyin for painful declines in value from the topnumbers achieved a couple of years ago.

Looking at the third quarter comparisons,Carmel, Carmel Valley and South Coast hadhigher median sales prices this year than last.If we look at the third quarter in comparisonto the median sales price for all of 2006 wefind that Pacific Grove and SalinasMonterey Highway are added to the plus col-umn, making five of the markets postinghigher median sales prices and five lower.

This is not a glowing report on prices, butit illustrates the fact the high-end is a lothealthier than the entry level market.

Good escrowsWe were at a statewide Coldwell Banker

meeting at the Monterey Plaza Hotel inAugust. About 200 top Coldwell Bankeragents attended that conference. There werethree agents at the conference, all fromSouthern California, who had closed salesthis year in excess of $20 million. One ofthem did a deal of $35 million.

probably top the current 4th quarter.We say this with some trepidation as we

remember well what happened in 1995, thelast really weak year. The first three quartersof ‘95 were slow. Out of the blue and sur-prising to everyone at the time, the marketmysteriously picked up in the 4th quarter andinitiated what ended up being a ten-yearboom.

The Sunshine So, where is the good news? The first

news that counters the gloom is total dollarvolume for the ten Peninsula marketsincreased by six percent over last year, goingfrom $307,411,300 to $326,946,172, a nicegain.

Where these numbers pale is in compari-son to the red hot market of 2005 when thethird quarter dollar volume hit an amazing$519,318,000. That strong number reflectednot only good high-end markets but alsoexcellent results at the entry level markets ofSeaside and Marina.

For example, this year Seaside propertiesrang up only $12 million of sales in the thirdquarter, whereas in 2005 Seaside salestopped $45 million. We now know thatunscrupulous lending practices contributedto those great results. Marina’s experience issimilar to that of Seaside. Marina sold $30million in the third quarter of 2005 and only$12 million this year.

Carmel bested last year’s numbers by onlyone percent, while Pebble Beach registered a29 percent gain and South Coast had a gaudy148 percent increase. Pebble Beach’s num-bers were almost identical this year as in thehot 2005 market. Pebble’s sales in the thirdquarter of 2005 were $62 million and thisyear $60 million.

“In San Francisco,” she reported, “thelevel of activity has been quite different fromwhat the media would have the publicbelieve. Properties that are accurately pricedare selling quickly, most with multipleoffers. There is little inventory in each of thecity’s micro markets and therefore number ofsales is down from last year. However, priceshave increased, particularly in the luxurymarket. In the last two weeks, there are fourpending sales over ten million dollars. Therehas been a slowdown in the South Beach andSouth of Market areas where SF’s onlydevelopment of large condominium projectshas been going on since the mid 1990s.”

The main point of this report is that themarket is relatively good at the top and ice-cold at the bottom. A spot check of escrowsat the end of October revealed that on theMonterey Peninsula there were 13 escrowsof properties listed over $3 million includingone at $8,990,000, another at $15,500,000and the topper at $22,000,000. The latterthree are in Pebble Beach.

The immediate future looks like toughsledding at the low-end and a decent, thoughnot hot, market at the high-end for realisti-cally priced properties.

about a barking dog. On arrival, the officer heard no barkingfrom the dog or the location in question. The reporting party wascontacted and advised the officer that the dog was barking earli-er in the day; however, they did not call at that time. Later, theRP called again. Again, the officer heard no barking. The ownerreturned home and possible solutions were discussed. The ownerwas reminded that the license was expired and would needupdating. The owner will complete the licensing and will contact

the officer with information. While on the first call, a dog wasbarking from a house next door to the RP’s house; however, nocomplaint was made to the P.D. Contact was made with theowner of the dogs.

Carmel-by-the-Sea: A citizen reported a barking-dog com-plaint on Santa Fe. On arrival, the officer observed a dog bark-ing from a rear house. Also a dog barking from a house acrossthe street. The officer located the dog at the rear house andobtained the owner information from the dog’s tags. The dogappeared to be concerned with something on the side of thehouse. The owner was contacted and came to the residence.Information discussed and a possible solution was attempted.

Carmel-by-the-Sea: Ambulance responded to Highway 1near Ocean Avenue southbound for reported vehicle accident.Ambulance transported one patient Code 2 to CHOMP.

Firefighters assisted ambulance personnel withhelping an elderly male up off of the floor and into his bed.Emergency personnel also applied gauze and bandages to hisknees, which had small lacerations from previous injuries.

Carmel Valley: Victim at Carmel Valley Road and Berwickhad small lacerations to both hands by unknown means. Victimwas uncooperative.
