ProcessAn integral part of buying a home is to have at

least one thorough home inspection. Additional separate home inspections may be in order.

Response on findings per the home inspection(s) is provided to the seller within 10 days after the offer is agreed upon.

Negotiations of the findings is an important part of completing your due diligence.

ProcessIf any issues are identified, buyer must determine

which ones should be corrected by seller.

Often it is best to get quotes for repairs and request a dollar amount reduction on the price of the home to satisfy the inspection period.

If the seller declines to correct the defect, the buyer may request the return of the deposited earnest money. The buyer is also released from the contract.
