project CONTEXT With the Arabian Sea in the west, the Western Ghats towering 500-2700 m in the east and networked by forty-four rivers, Kerala enjoys diverse geographical features. From tall mountains and deep valleys to endless backwaters and an extensive coastline, Kerala has it all.

Location Advantage

Karuvarukundu (a land atop hills) is situated 28 kms from Manjeri Town and 56 kms from the Kozhikode International Airport. Bounded by the Nilgiri Hills in the east, the Arabian Sea in the west and Thrissur and Palakkad districts in the south, Karuvaru-kundu is enriched by three great rivers flowing through it - the Chaliyar, The Kadalundi and the Bharathapuzha. The hill region has also contributed much to the cultural heri-tage of Kerala. Along with historic monuments and diverse natural attractions, a range of cultural and ritual art forms add to its value as a destination worth visiting. The entire Karuvarukundu region situates very adjacent to the world famous “Silent Valley” National Park, only separated by hill tops. The climatic condition of Karuvarukundu fascinates the outsiders as it is less humid compared to other parts of Kerala. History

Established by British Planters in early 1910’s due to the suitabilty of growing plantation crops such as tea, rubber, coffe, cocoa and cardomon in the idyllic mountain ranges bordering the unique biome of Silent Valley. Over a period of years the plantation went wild due to economic non vailibilty and high labor cost. This enabled the land to heal, the plantations and wilderness co existed in har-mony. The stewards of land watched in awe the healing powers and rejuvenation of nature and maintained it status quo.Recognizing the high demand of plantation products and non availibity of land for new plantations, the stewards and a group of like minded professionals joined hand to renew and develop the plantation with sustainable green and integrated crop management practices embracing Mother Nature.In the process they realized the potential for ecological based tourism in the region as a viable way to share the stewardship to like minded individuals in share cropping and hands on stress relieving activities such as making tea, trekking, living off the land at the same time conserving the original biome.

the OPPORTUNITYDeveloping a eco resort based on Colonial Tea Plantation with emphasis on green living:

An eco friendly resort conceived with in the naturally beautiful site full of tall trees and terraced terrain with large rocks surrounded by plantation crops. The existing Bungalow, renovated to original glory located at the high point of the estate becomes the club house piv-otal to the 10 - 15 cottages available for rental . The high point and terraced land provides vistas of hills and valleys from every conceivable angle to the visitors. The Theme for the resort is based on Tea Plantation of yester years and revolves around that eras culture. Worked out for an eco friendly site planning and development, which will make least disturbance to the land, trees, rocks, streams and so on. The land of 10 acres identified and cleared currently is connected with trails and natural pathway laid out with natural available stone to the surrounding destinations with in the estate. and extended to Elephants paths and head waters and to Silent Valley and finally for the extreme backpackers / walkers to Ooty, Karnataka 3 hours by the Jungle trail. Additional Electric golf carts is used for movement within the resort area which almost connects from one end to the other end of the site with steps leading to residences. The architecture is to follow the traditional Colonial style, and optional Jungle cottages using native bamboo and palm leaves theme is set strategically around estates idyllic locations for viewing birds and wildlife. Few tree cottages set on selected trees or set to clinging on to slopes with pier foundation becoming a specialty . All design and activities blended together for a unique experience amalgamating between chic and boutique engulfed in rustic. Immersing in 1800’s plantation era culture with music, slow cuisine from estate raised vegetable, fowls and cattle and day trips to nearby Ayurvedic resorts, temples, destinations etc to attract premium clients with a package ranging up to USD 250 to 1000 per day.

Total human foot fall on the 160 acre estate limited to 200 visitors at any given with approximately 50 local hand to sup-port both the stay on and visitor communities i.e. 1.5 per-son to an acre

Woodland Preserve: Large islands to include numerous existing trees and understory; re-quires initial pruning and clean up. Remove deadwood and mulch interior with shredded wood chips from demolished trees from site.

• Plants are mostly remnant forest preserved on site based on the tree conservation plan. Live Oaks, Cedar elm, Prickly pear etc.

• Low maintenance, marginal irrigation

• Landscape palette for low visibility parking zones, further away from entrys

Upland Preserves: Some landscaped berms. Provide decomposed granite mulch in the islands around the clump of existing vegetation.

• Existing vegetation is remnant forest preserve with plant species examples being Sotol, Yucca, Mesquite, Ageratum etc.

• Landscape palette for low to medium visibility parking zones
