ABOUT ROBBIE

Robbie was born and raised in Hampton Roads and became a full time Realtor in 2006 shortly after graduating from Radford University in Southwest Virginia. Robbie has lived in six of the seven Hampton Roads cities so he "knows the market like the back of his hand." Robbie currently lives in Virginia Beach and services the surrounding area.

Throughout high school and college Robbie worked in various areas of General home construction, and his family has been in the property "flipping" business his entire life. He now does his own investments and property flips on the side so he is 100% qualified to assist you in evaluating the condition of any properties you may view, as well as any repair costs to consider going forward.

Home Marketing Phase 1

Getting Started

The following are the steps we take to get a home on the market and let the agent and buyer public know it is officially “For Sale”.

1. We will meet to discuss pricing and your goals to formulate a plan that fits your needs.

2. Robbie will provide you with any needed staging or repair advice prior to placing the home on the market.

3. We go over all listing and advertising paperwork and obtain a copy of the key so that we can show the property.

4. Robbie will arrange for his professional photographer to take photos of the home with 48 hours.

5. Once the photos are complete Robbie will install a sign, lock box at the property.

6. The home will be listed on all major websites and the MLS so that any agents and buyers know of it’s availability.

7. We will run targeted web and social media ads to attract 10 times the buyer traffic.

8. We will begin scheduling showings in order to have as many qualified buyers and agents tour the home as possible.

The Showing Phase

Below is a list of what to expect while your home is on the market and being shown to buyers before an offer is accepted.

1. Try to keep your home clean and picked up daily so that it is most attractive to buyers.

2. We will alert you in advance of all showings and schedule them as conveniently as possible.

3. We will keep a record of when the home is shown and who the showing agent is.

4. We will follow up with showing agents several times for feedback and relay that feedback to you right away.

5. We will keep you updated as to our showing and marketing progress on a daily and weekly basis, via phone and email.

6. When an offer is made we will review the contract, terms, and current market snapshot to determine the best course of action and negotiate the highest dollar amount possible for you.

The Contract Phase

The following are the steps we take to make sure your sale closes once a contract agreement is reached.

1. The buyers will schedule their home inspection, termite and moisture inspection, and appraisal inspection.

2. We will assist you in negotiating and arranging tradesmen for any necessary repairs.

3. We will forward the contract to our closing attorney who will perform a title search and arrange closing documentation.

4. We will stay in touch with the loan officer, buyer’s agent, both closing attorneys, inspectors, appraiser, and repair people to ensure a successful closing.

5. We will arrange a closing day and time that is convenient to you.

6. The buyer will perform the final walk through before closing.

7. When closing is finalized you will receive funds within one business day.
