Removal of Topsoil and Organic Matter:-The topsoil and vegetable matter in all unexcavated areas under abuilding shall be removed.-In localities where termite infestation is known to be a problem, allstumps, roots and other wood debris shall be removed from the soil to adepth of not less than 300 mm in unexcavated areas under a building.-The bottom of every excavation shall be free of all organic material.

Standing Water:-Excavation shall be kept free of standing water.

Protection from Freezing:-The bottom of excavation shall be kept from freezing throughout theentire construction period.

Precautions during Excavation:-Every excavation shall be undertaken such a manner to prevent damageto adjacent property, existing structures, utilities, roads and sidewalks atall stage of construction.-Material shall not be placed nor shall equipment be operated or placed inor adjacent to an excavation in a manner that may endanger the integrityof the excavation or supports.

High Water Table:-Where a foundation rests on gravel, sand or silt in which the water tablelevel is less than the width of the footings below the bearing surface, thefooting width shall be twice as much as it shown on the drawings.

Step Footings:-When step footings are used(a) The vertical rise between horizontal portions shall not exceed 600mm,for firm soils and 400mm for sand or gravel, and(b) The horizontal distance between risers shall be not less than 600mm.

Parallel Walls with Floor Joists:-Double floor joists at underside of all partition walls parallel with floorjoists.-Floor sheating shall be glued and nailed to all floor joists.

Wall Plates (W.PL.):-6"X8"X 3/8" steel plate complete with 2-15m anchor bar 10" long and 4"hook, typical.

Slab on Grade (Basement):-Min. 4" of 15 mpa conc. plus %4 air on min 6" granular material.-In case of high water table, use one layer of polyethylene for dapproofing any organic or fill material to be removed and compacted.

Slab on Grade (Garage):-Min. 6"-25mpa conc. plus (%5-%8) air on min 6" granular material.-In case of high water table, use one layer of polyethylene for dampproofing any organic or fill material to be removed and compacted

Excavation and Backfill:-Excavation shall be undertaken in such a manner so as to preventdamage to existing structures, adjacent property and utilities.-The topsoil and vegetable matter in unexcavated areas under a buildingshall be removed. The bottom of excavations for foundation shall be freeof all organic material.-If termites are known to exist, all stumps, roots and wood debris shall beremoved to a minimum depth of 12" in excavated areas under a building,and the clearance between untreated structural wood elements and theground shall be no less than 17 3/4".-Backfill within 24" of the foundation wall shall be free of deleterious debrisand boulders over 10" in diameter.

Damp proofing and Drainage:-In normal soil conditions, the exterior surface of foundation wallsenclosing basements and crawls spaces shall be damp proofed. Wherehydrostatic pressure occurs, a waterproofing system is required.-Masonry foundation walls shall be parged with 1/4" of mortar coveredover the roofing prior to damp proofing.-4" foundation drains shall be laid on level, undisturbed ground adjacent tothe footings at or below the top of the basement slab or crawl space floor,and shall be covered with 6" of crushed stone. Foundations drains shalldrain to storm sewer, drainage ditch, drywell or sump pump.-Window well shall be drained to the footing -downspouts not directlyconnected to a storm sewer shall have extensions to carry water awayfrom building, and provisions shall be made to prevent soil erosion.-Concrete slabs in attached garages shall be sloped to drain to theexterior.-The building site shall be graded so the surface, suamp and roof drainagewill not accumulate at or near the building and will not adversely affectadjacent properties.

Footings:-Minimum 3600 Psi (25Mpa) poured concrete-Min. 48" below finished grade-Footings shall be founded on natural undisturbed soil, rock or compactedgranular fill with minimum bearing capacity of 150 Kpa (3000 Psf)

Footing Size:

-Increase footing width by 3" for each story of brick veneer supported,and by 5" for each storey of masonry.-The projection of an unreinforced footing beyond the wall supported shallbe greater than its thickness.

Natural Ventilation:-Every roof space above an insulated ceiling shall be ventilated withunobstructed openings equal to not less 1/300 of insulated area.-Insulated roof spaces not incorporating an attic shall be ventilated withunobstructed opening equal to not less than 1/150 of insulated area.-Roof vents shall be uniform ally distributed and designed to prevent the entry ofrain, snow or insects.-Unheated crawl spaces shall be provided with 1.1ft² of ventilation for each 538ft².-Minimum natural ventilation areas, where mechanical ventilation is notprovided, are:Bathrooms: 0.97 ft²Other rooms: 3ft²Unfinished basement: 0.2% of the floor area

Foundation Walls:-250mm (10") poured concrete wall25 Mpa (3600 Psi) + 6% airMax: 6'-6"(1981mm) below gradeMin: 6" above finished gradeDamp proofing shall be a heavy coat of Bituminous material.-lateral support of wall provided by anchored sill plate. Water proofing theexterior face of wall below grade in conformance with articles 9.13.5.1 &9.13.5.2 of the O.B.C. or damp proof the exterior face of wall below grade inconformance with articles 9.13.3.1 & 9.13.3.2 of the O.B.C provide foundationwall drainage conforming to article 9.14.2.1 of the O.B.C.-A drainage layer shall consist of-Min. 3/4" mineral fibre insulation with min. density of 3.6 lb/ft²-Min. 4" of free drainage granular material, or-An approved system which provides equivalent performance-Foundation walls shall be braced or have the floor joists installed beforebackfilling

Concrete Floor Slabs:-Garage, carport and exterior slabs and exterior steps shall be 4000 Psi (28Mpa)+5 to 8% air entrainment-Other slabs shall be 3600 Psi (25 Mpa) concrete-Min.4" thick, placed on a min. 6" of coarse, clean, granual material-All fill other than coarse clean material placed beneath concrete slabs shall becompacted to provide uniform support

Masonry Walls:-Where constructed of 3 1/2" brick, wall shall be bonded with header courseevery 6th course-Provide 2" soled masonry under beams and 1 1/2" columns-Masonry wall to be tied to each tier of joists with 19/16"X3/16" corrosionresistant steel straps, keyed minimum 4" into masonry. When joists are parallelto wall, ties are to extend across at least 3 joists @ 6'-7" o/c.-Inside back of wall to be parged and covered with no. 15 breather, type asphaltpaper-For reducing foundation walls to allow a brick facing while maintaining lateralsupport, tie min. 31/2" brick to min. 31/2" back up block with corrosion resistantties at least 0.028 in² in cross sectional area & 8" spaced vertically and 2'-11"horizontally, with joints completely filled with mortar.-Masonry over openings shall be supported on corrosion resistant or primepainting steel lintels with a min. of 57/8" end bearing.

Masonry Veneer:-Min. 23/4" thick if joints are not raked and 31/2" thick of joints are raked.-Minimum 1" air space to sheathing-Provide weep holes @ 311/2" o/c at the bottom of the cavity and over doorsand windows.-Direct drainage through weep holes with 20mil poly flashing extending min,57/8"up behind the sheathing paper-Veneer ties min. 0.030" thick x7/8" wide.Corrosion resistant straps spaces @ 235/8" vertically and 153/4" horizontally-Fasten ties with crossing resistant’s 0.125" diameter screws or spiral nailswhich penetrate at least 13/16" into studs.

Stairs:-Maximum rise 77/8"-Minimum run 81/4"-Minimum tread 91/4"-Minimum Headroom 6'-5"-Minimum width 2'-10"-Curved stairs shall have a minimum run of 57/8" at any point and minimumaverage run of 77/8"-Winders which converge to a point in stairs must turn through an angle of nomore than 90° with no less than 30° & more than 45° per tread. Steps ofwinders must be separated by 3'-11"along the run of the stair.-A landing minimum 2'-11" in length is required at the top of any stair leading tothe principal entrance to a dwelling, and other entrances more than 3 risers.-Exterior concrete stairs with more than 2 risers

Guards:Guards as per O.B.C. 9.8.8.

Material Property and Specification:1-Exterior wood columns shall be pressure treated per OBC. Rough carpentryto comply with the OBC.2-Wood framing members that are not pressure treated with a woodpreservative and which are supported on concrete or concrete block in contactwith the ground or fill shall be separated from the concrete or concrete block byat least 2 mil polyethylene film or type "S" roll roofing.3-Typical partitions, load bearing and non-load bearing walls are 2"x6" studs @16" O/C with 2"X6" bottom plate and 2-2"x6" top plate.4-Trim for exterior/interior shall be "custom" grade softwood for paint asdefined by AWMAC standard.5-Wood subfloor shall be T&G plywood glued and screwed to wood joists.6-Install 3/4" plywood backing for towel bars, grab bars and built in cabinet.

Wood Frame Construction:-All lumber shall be sprus-pin-fir No. 1&2 and shall be identified by a gradestamp.Maximum moisture content 19% at time of installation-Wood framing members which are supported on concrete in direct contactwith soil shall be separated from the concrete with 6mil polyethylene

Walls-Exterior walls shall consist of:-Cladding-Sheathing paper lapped 4" at joints-3/8" fibreboard or gypsum board or 1/4" plywood sheathing-2"x6" studs wall @ 16" o/c-2"x6" bottom plate and double 2"x6" top plate-2"x4" studs @ 16" o.c. can be utilized provided the combined R value ofthe batt insulation and exterior rigid insulation achieves R-17-Interior loading walls shall consist of:-2"x4" studs @ 16" o.c.-2"x4" bottom plate and double 2"x4" top plate-2"x4" mid-girts if not dheated-1/2" gypsum board sheathing

Floors:-See table below for floor joist size and spacing (uno) requirements:-Joists to have min. 11/2" end bearing.-Joists shall bear on a sill plate fixed to foundation with 1/2" anchor bolts @6'-0" o/c. header joists between 3'-11" & 10'-6" in length shall be doubled.Header joists exceeding 10'-6" shall be sized by calculation.-Trimmer joists shall be doubled when supported leader is between 2'-7" &6'-7"-Trimmer joists shall be sized by calculation when supported header exceeds6'-7"-2"x2" cross bridging required not more than 6'-11" from each support andfrom other rows of bridging.-Joists shall be supported on joist hangers at all fush beams, trimmers, andheaders.-Joists located under parallel non-loadbearing partitions shall be doubled-See table below for subflooring requirements.

Roof & Ceilings:-See table below for rafter, roof joists and ceiling joist size and spacingrequirements-Hip & valley rafter shall be 2" deeper than common rafters-2x4 collar ties @ rafter spacing with 1x4 continuous brace at mid span ifcollar tie exceeds 7'-10" in length-See table below for roof sheating requirements

Notching & Drilling of Joists, Rafters:-Holes in floor, roof and ceiling members to be max. 1/4"xactual depth ofmember and not less than 2" from edges-Notches in floor, roof and ceiling members to be located on top of themember within 1/2 the actual depth from the edge of bearing and notgreater than 1/3 joist depth.-Wall studs may be notched or drilled provided that no less than 2/3 thedepth of the stud remains, if load bearing, and 19/16" if non-load bearing-Roof truss members shall not be notched, drilled or weakened unlessaccommodated in the design

Floor Joists:

Floor Joists: (Where ceiling is installed)

-Fasteners for roofing shall be corrosion resistant. Roofing nails shallpenetrate through or at least 1/2" into roof sheathing-Every asphalt shingle shall be fastened with at least 4" nails-Eave protection shall extend 2'-11" up the roof slope from the edge, and atleast 113/4" from the inside face of the exterior wall, and shall consist of type Mor S Roll roofing laid with min. 4" head and end laps cemented together, orglass fibre or polyester fibre coated base sheets, or self-sealing compositemembranes consisting of modified bituminous coated material. Eave protectionis required for unheated buildings, for roofs exceeding a slope of 1/1.5 orwhere a low slope asphalt shingle application is provided.-Open valleys shall be flashed with 2 layers of roll roofing, or one layer of sheetmetal min 235/8" wide.-Flashing shall be provided at the intersection of shingle roofs with exteriorwalls and chimneys.-Sheet metal fashinf shall consist of not less than 1/16" sheet lead, 0.013"galvanized steel, 0.018" copper, 0.018" zinc, or 0.019" aluminium.

Columns, Beams & Lintels:-Steel beams and columns shall be shop primed.-Min. 31/2" end bearing for wood and steel beams with 8" solid masonrybeneath the beam.-Steel columns to have minimum outside diameter of 3" and min. wall thicknessof 3/16".-Wood columns for carports and garages shall be min. 31/2"x31/2" in all othercases either 51/2"x51/2' or 71/4" round, U.N.O. all columns shall be not lessthan the width of the supported member.-Masonry columns shall be a minimum of 113/8"x113/8" or 91/5"x15"-Provide solid blocking the full width of the supported member under allconcentrated loads.

Cladding:-Weather stripping shall be provided on all doors and access hatches to theexterior, except doors from a garage to the exterior-exterior walls, ceiling and floors shall be constructed so as to provide acontinuous barrier to the passage of water vapour from the interior and to theleakage of air from the exterior.
