The subject property is located on the California/Nevada border in the Stead Submarket of Northern Nevada. The parcel is primarily zoned Industrial, however, there are some small portions of the property that have a General Rural zoning component. The current access to the property is off of Reno Park Boulevard. That access has limited visibility but is relatively close to the Hwy 395 off-ramp. The property has a neighboring heavy industrial use on the Northwest portion of the subject. The East boundary of the subject property is single family residential. WHY NEVADA?

HOW DOES NEVADA STACK UP?

The Greater Reno/Sparks area is starting to see and feel the unprecedented growth in the area thanks to many key factors. Near the end of 2014, Tesla Industries named Nevada the official site for the Tesla Battery Gigafactory. According to the Governor’s Office of Economic Development, over 22,715 jobs could be created in Northern Nevada thanks to Tesla, as well as a substantial increase in construction and housing activity. Governor Sandoval, in his State of the State speech in January 2015, stated “Nevada’s job growth is third strongest in the country, we have cut our unemployment rate in half, and we have the second fastest growing population in the nation.” The Economic Development Authority, or EDAWN, is projecting an increase of more than 51,000 primary and secondary jobs from 2015 to 2019 for the region. In 2014, EDAWN assisted 34 companies in moving or expanding into Nevada, which included 13 headquarters. Prior to that, the record for head-quarters was six. The 34 companies accounted for 4,179 new jobs for the area as well. EDAWN kicked off 2015 with 10 prospects visiting in just January alone. EDAWN credited high profile projects such as the Apple data center, Tesla Motors’ gigafactory and the Switch SUPERNAP data center for increasing interest in the region from outside companies and expects to see nearly 100 other announcements before end of 2015. According to the Whitney Group, a leader for over 30 years in providing market research and feasibility analysis in the western United States , it’s believed that the housing demand and valuations are on the verge of accelerating over the near term to perhaps historical heights never before experienced in the greater Reno region. It is also being noted that Nevada state taxable sales are near an all-time high thanks to the strong economic recovery & visitors, according to the Nevada Department of Taxation. Specifically, Washoe County and surrounding areas are seeing the highest taxable sales since before 2006. Washoe County alone experi-enced a 15-20% increase of visitors to the area in February 2015 as opposed to the same time the previous years. With the areas proximity to California, Lake Tahoe and all the Sierras have to offer, the Greater Reno-Sparks area is proving to be one of the nation’s top area’s to live, work, and play.

The greater Reno/Sparks/Tahoe area is the place companies come to increase the bottom line and to grow. Whether to take advantage of a business-friendly environment, move closer to customers through strategic location or to mine the area’s skilled workforce, compaines like Microsoft, Apple, Amazon.com and Urban Outfitters call Northern Nevada home to some of their most crucial business functions.

Nevada has no personal income tax or corporate income tax, nor does it impose any estate, gift or franchise tax. Nevada has the lowest state income tax burden in the nation, and is ranked third for business climate due to income, sales, property tax and unemployment insurance tax. Nevada has the eighth highest sales tax in the country and sixth highest gasoline tax. Nevada also has a history of favorable laws for trust situs purposes.

RENO IS BUSINESS FRIENDLY

TESLA

Tesla will build the world’s largest and most advanced lithium battery factory just outside Reno, which projects to bring nearly $100 billion of economic impact to Nevada over the next 20 years. Tesla acquired over 1,000 acres of land to complete its $5 billion facility. The Tesla battery factory is projected to hire around 700 employees within its first year and will eventually employ over 6,500 workers when it becomes fully operational. The Tesla Gigafactory will not be wholly owned and operated by Tesla. Intead, while the building wil be owned by Tesla, it will house various different companies involved in the lithium-ion batter manufacturing and recycling process, alling its suppliers and partners to operate under one roof, eliminating transportation costs and speeding up the overall supply chain.

CULTURE AND ENTERTAINMENT

The Reno/Sparks/Tahoe area is considered the cultural center of the Sierras. Reno hosts its own opera company, ballet, symphony orchestra, repetory theaters, several art galleries and museums, in addition to the National Automobile Museum and Nevada Museum of Arts.

As “The Biggest Little City in the World,” Reno’s neon lights provide an exciting gaming getaway with resorts providing fine dining, conventions and world class entertainers. Reno is home to annual events such as Artown, Hot August Nights, the Reno National Air Races, Great Reno Balloon Races, the Reno Rodeo and Shakespeare at Lake Tahoe.

Greater Reno/Sparks/Tahoe has an existing labor force of over 220,000 with a close proximity to metros such as Sacramento and San Fransisco, and the quality of life to attract top young professionals. Area inudstry and business leaders consistently give the regional lobor pool top marks for productivity and quality.

Employers are able to connect with students at the University of Nevada, Reno, top-ranked in business, engineering and medicine, Truckee Meadows Community College, offering customized skills training, the Desert Research Institute and other higher education facilities in the region.

Recent economic changes have created huge opportunity for employers looking to relocate or expand. Greater Reno/Sparks/Tahoe has a readily available workforce of nearly 25,000 skilled in manufacturing, logistics, software development, business, administrative services and more.

As of February 2015, the Reno/Sparks MSA’s unemployment rate was reported to be 7.1 percent, which is down significantly from Februrary 2014 when it was a reported 8.9 percent. Since peaking in 2010-11 at 13.1 percent, the unemployment rate has fallen by nearly half. With improving economic conditions and projected job growth wish such firms as Tesla Motors and Apple, we aniticpate the unemployment rate will continue its downward trend.

The award-winning Washoe County School District is the 57th largest public school district in the United States and second largest district in Nevada, serving 93 schools with approximately 62,400 students. The district’s 7,400 employees educate children in Reno, Sparks and Washoe County, an area of 6,300 square miles. The district is on an ambitious pathway to reform with focus on increased academic rigor for all children to eliminate achievement gaps.

UNIVERSITY OF NEVADA, RENO

The University of Nevada, Reno, plays an integral role with developing and maintaining a diverse and professional business economy in the Reno/Sparks/Tahoe area. Located just north of the downtown district, the UNR campus provides 145 undergraduate and 124 graduate programs for one of the more affordable universities in the area. Current students pay 80 percent less than the average Tier 1 Instituition, making UNR one of the most affordable and high-quality universities in the West.

The College of Business in particular is one of the strongest assests for the university, offering degree programs ranging from accounting and business administration to information systems and gaming management. The College of Business even offers minor degrees for cyber security and entrepreneurshiup, both vital assets for professional labor in today’s economy.

Beyond providing a high quality and affordable education for its students, UNR is dedicated to building a genuine sense of community in Northern Nevada. The College of Business houses the Ozmen Center for Entrepreneurship and the Nevada Small Business Development Center, giving students, faculty and local aspiring business professionals the opportunity to collaborate on entrepreneurial ideas or endeavors. AIRPORTS

Reno-Tahoe International Airport has seven airline partners with 53 separate daily departures to 14 non-stop destinations. With significant access to global airline hubs and services from each of the three major airline alliances (Oneworld, SkyTeam, and Star Alliance), most major international markets can be reached with only one stop. In addition, RNO continues to have a significant presense with low cost carrier Southwest Airlines. Reno-Tahoe International Airport maintains robust cargo traffic with service via three major cargo carriers with approximately a dozen cargo departures per day.

RAILWAYS

Union Pacific Railroad links 23 states, plus every major west coast and Gulf Coast port and provides service to the east through its major gateways in Chicago, St. Louis, Memphis and New Orleans. Union Pacific also operates north/south corridors to serve all six gateways to Mexico.

HIGHWAYSWith direct access to Interstate-80 East-West and US Highway 395/I-580 North-South, the region lies amid an extensive transportation network, reaching a large percentage of the western population within a 1-2 day period. Over 65 trucking companies provide overnight delivery to 80 percent of the 11 contiguous Western states. Transportation-friend state regulation of trucking allows for three trailers per cab across much of the West, with the excep-tion of California, making Reno a convenient location for assembly/disassembly of loads headed both East and West.
