    NUMBER OF HOMES SOLD PER MONTH

    Please note the seasonal fluctuations - usually peaks in summer, valleys in winter.

    Home sales in 2012 were unusually low. We attribute this to market paralysis that often occurs in election years, and in the case of 2012, the added uncertainty of the

    LANL VSP (Voluntary Separation Program).

    SALE PRICE RATIOS

    (3-MONTH MOVING AVERAGES)

    These graphs look at the ratios of sold price to original asking price, and sold price to current

    asking price. Note that sale vs. current ratios are much higher than sale vs. original ratios.

    Heres why:

    When a home is priced properly, sellers can expect a sale price close to 95% of the current asking price.

    The original and current asking price of a home may be identical; meaning the seller never has to reduce their original asking price in order to attract a buyer.

    However, when sellers overprice their homes, they will often have to reduce the original asking price over time before they attract a buyer.
