Can I work with more than one agent? Nothing is more frustrating to an agent than a buyerwho is working with multiple real estate agents. Without a commitment from you to work withjust one agent, it’s not likely that the agent will do their best work for you.

What if I am unhappy with my agent? Let your agent know that you’re unhappy, and thereasons why. It may be a simple misunderstanding that can be corrected. If the issues aremore substantial, or the relationship simply isn’t the right, tell the agent you no longer wish towork with them. It is best to provide a written notice. Don’t let a less than perfect relationshipkeep you from finding another agent to work with. Buying and selling real estate are complextransactions, and it’s important that you have an agent to represent your interests.

A Buyer’s Agent acts solely on behalf of the buyer and owes duties to the buyer, whichinclude the utmost good faith, loyalty, and fidelity. The agent will negotiate on behalf of, andact as an advocate for the buyer. The buyer is legally responsible for the actions of the agentwhen that agent is acting within the scope of the agency. The agent must disclose to sellersall adverse material facts concerning the buyer’s financial ability to perform the terms of thetransaction and whether the buyer intends to occupy the property.

A Seller’s Agent acts solely on behalf of the seller and owes duties to the seller, whichinclude the utmost good faith, loyalty, and fidelity. The agent will negotiate on behalf of, andact as an advocate for the seller. The seller is legally responsible for the actions of the agentwhen that agent is acting within the scope of the agency. The agent must disclose to buyersor tenants all adverse material facts about the property known by the broker. A separatewritten listing agreement is required which sets forth the duties and obligations of the parties.
