Quail Ridge is Established

There are numerous Florida country club communities – many started as long as ten years ago – which are still “works in progress.” Quail Ridge has been completed, fully built-out and turned over to the membership since the early 1980’s. This means there is no noisy, unsightly construction going on and no operational growing pains. Here you will find two beautifully conditioned golf cours‐es, perfectly maintained stately grounds, spacious garden condominiums, villas and custom homes… a completed golf course home community. It will be years, perhaps decades, before many of the newer country club communities, now in various stages of devel‐opment, can achieve the enviable quality of members and stability which Quail Ridge has right now.

Quail Ridge is Private and Member-Owned

Our membership owns and governs the country club and our community. We make our own rules which include a membership process just like any other private club. New members are introduced and sponsored by two current members and interviewed by our Membership Committee. In this way we can be sure that there will never be a dramatic change in the character of our mem‐bers and our sense of community. Country club communities under development and not privately owned are driven by real estate sales, without the influence of a dedicated, private membership organization. Referrals from our current membership will always be the major source of our future membership.

Quail Ridge is Affordable & Financially Sound

Because Quail Ridge is a private, non-profit club with more than two decades of experience in budget planning, member costs are significantly less than other comparable country club communities. A new member can be part of our community from the mid $100’s, including ownership of a condominium and club membership. The price and value of our Terrace and Garden Condo‐miniums, Courtyard Villas and Custom Homes are surprising and offer sound, highly competitive value by any comparison to other Florida country club and golf course communities.

Quail Ridge Has Two Championship Golf Courses

The variety two courses offer is important but even more critical is the availa‐bility of tee times. Tournaments and required course maintenance can se‐verely limit play when only one course is available. Many clubs with one course are forced to have both morning and afternoon shotgun starts in order to accommodate member play and even then some members are disappoint‐ed. Many clubs must also strictly limit guest play during busy times, especially in season. The two courses at Quail Ridge are busy, especially in season, but it is a rare occurrence that a tee time on the course you choose cannot be ac‐commodated within the hour of your choice.

No need to book nearby hotels, your family and guests can stay right in our community when they visit you at Quail Ridge. Your children and grandchildren are never bored at Quail Ridge. During various holidays and school vacation weeks, the club is abuzz with children’s activities. Our staff organizes tennis and golf clinics and no matter the time of year, junior lessons in golf and tennis are always available.

Dining Dining options abound at Quail Ridge. Whatever your pleasure, we are sure to have something to satisfy all tastes. Lunch and dinner are served daily in our Grille Room. The Quail’s Nest Bar is sure to satisfy your thirst after an exhilarating round of golf. Snack Bars are located on both golf courses and serve a variety of sandwiches, salads, snacks and beverages. Events abound and run the gamut from Italian Night on Sunday evenings, Wine Pairing Dinners and Wine Tastings monthly, Holiday Parties, Golf lunches and dinners, Opera Night, Seafood Buffet, Greek Night, drive in Movie Night, Kid’s Easter Party and the list goes on. Golf

Quail Ridge Country Club is committed to providing the highest quality golf experience for its members and guests with its two renovated and redesigned championship golf courses. The renowned architect Joe Lee orig‐inally designed our two courses to complement each other and provide different challenges for golfers of all skill levels. Recently, both courses have been upgraded and renovated by nationally recognized architect Kipp Schulties. We are proud to provide distinctive golfing venues for our members and guests to enjoy including a driving range, short game and putting practice areas. Over the years, Quail Ridge members have appeared in the US Open, The Masters, the US Senior Open, and US Senior Amateur championships, as well as, the Walker and Ryder Cups. With well over 100 single digit handi‐cappers, our members have won amateur championships in Maryland, Kentucky, North Carolina, Indiana, Ber‐muda and New England. Quail Ridge is also home to the country’s most prestigious senior competitive golf organization, The Society of Seniors. More than two dozen of the Society’s 500 members reside here and we are the site of some of its ma‐jor tournaments. But you don’t have to be tournament-tested to enjoy golf at Quail Ridge. Tee locations stretch from 4,849 to 7,003 yards. The variety offered by two courses is important but even more critical is the availability of tee times. While courses are busy, it is a rare occurrence that a tee time cannot be accommodated within the hour of your choice. And, our time-tested system for reserving tee times is the most member-friendly we know of.

Golf Professionals

Quail Ridge has PGA certified golf professionals that consistently provide a high level of service and excellence for the game of golf. The professional staff offers an extensive instructional program catering to all the skill levels of our members and guests and organizes competitive golf tournaments and events. The golf shop is equipped with the latest golf clubs and supplies and is stocked with a wide variety of designer named golf and all occasion attire.

Tennis

The tennis facilities include 16 tennis courts, a two-story Tennis Pavilion, & a Tennis Classroom/Recreation room. The fourteen 14 Har-Tru courts, 2 all-weather hard courts and Practice Wall are set on three beautifully landscaped acres and are located next to the Fitness Center & Spa. A full service tennis pro shop is equipped with every‐thing needed to play tennis including, quality clothing, top of the line racquets, tennis shoes and accessories. The tennis pro shop can also assist you with racquet, restringing, racquet rentals and will also help you to find a singles or doubles game at your skill level. Quail Ridge offers a comprehensive adult tennis program with organized social tennis events, competitive tournaments and tennis trips. Five Inter-club Leagues offer a variety of opportunities for competition along with Men’s & Women’s Intra-club in-house leagues. If you would like to improve your tennis game, our professional staff conducts weekly Shot of the Week Clinics, Doubles Tactics & Positioning Clinics and Cardio Tennis Workouts. Tennis also has complimentary use of two ball machines. There is also a full complement of junior instruction, including afternoon and weekend clinics, weekend activi‐ties, Junior Team Tennis, USTA Quick Start, and holiday & summer camps.

Health & Fitness Center

Our 6,000 square foot stand-alone facility offers an array of equipment, personalized instruction and the latest beauty treatments. The facility is equipped with a full line of Nautilus equipment, free weights, television equipped car‐dio pieces, instructor guided spin bikes, TRX and a Pilates reformer. Certified trainers are available to set up a personalized work out that is right for you. Our large group exercise area is perfect for a wide array of classes including: yoga, tai chi, zumba, body sculpting and mat pilates. For those with injuries or special needs, physical therapy is available.

With a tranquil, relaxing atmosphere and private treatment rooms, the Spa is a wonderful place to un‐wind. Professional therapists are available to provide everything from hot stone, deep tissue and swedish mas‐sages. Facials and body treatments round out your total body experience.

The community is comprised of 946 homes—63 custom homes, 334 villas, and 549 two and three bedroom Terrace and Garden condominiums. Our member-owned, full service real estate office is right on the property. Our professional staff will make finding the right residence and buying at Quail Ridge as easy and pleasant as possible. The team at Quail Ridge Realty represents over forty years of combined, award winning real estate service. In fact, since 1991, we have sold over 1,000 homes, exclusively in Quail Ridge, representing over 95 percent of all sales here.

Kittiwake Rental Income Producing Program The Rental Program presents an important amenity to the Quail Ridge Community by offering a convenient choice to members and their guests for overnight accommodations within the community and serves two core purposes: To offer accommodations to members and their guests, allowing access to the club amenities To offer a means for Kittiwake owners to include their unit in the program and generate income from room nights rented, thus offsetting expenses

Our long tradition of personalized service, friendly members and exceptional sports offerings is evident throughout the guest experience. Accommodations are available year around at a nightly rate. Our guests experience includes membership privileges with complete access to all club amenities. All units are conveniently located within walking dis‐tance to all club amenities.

Advantages of Owning a Rental Unit With some restrictions, owners may use their unit as much or as little as they wish. They simply reserve

specific dates for their own use in advance. The rental manager will then offer tenants the open dates.

All rental units are in the Kittiwake residential area with two private swimming pools. Kittiwake is the closest area to the clubhouse, tennis courts and fitness center.

Our Rental Management office handles all the details. They take reservations, check guests in and out, provide housekeeping and maintenance services, handle all the financial transactions and provide regular income and cost summaries for rental unit owners.

Our Real Estate offerings include:

Custom Homes The distinctive custom homes at Quail Ridge have expansive lawns and many have pools. They vary in size, architectural style and views. All are unique in both interior and exterior design. There are three villages with a total of 63 homes.

Courtyard Villas There are nine villages with a total of 334 villas. These homes are free-standing, surrounded by open space with over 2,300 square feet of living area. Many have been customized with different floor plans. Each village has its own community gathering area, complete with heated pool and gas barbecue.

Garden Condominiums The Garden condominiums feature two or three bedrooms and two bath‐rooms, generous living and dining areas and range from 1,737 square feet to 1,958 square feet. There is a choice of either 1st or 2nd floor in the nine villages offering 370 residences. Some have screened-in terrace are‐as while others are glassed-in, providing added interior space. Each vil‐lage has its own community gathering area complete with heated pool and gas barbecue.

Terrace Condominiums The Terrace Condominiums feature two bedrooms and two bathrooms, plenty of living and dining space and are 1,479 square feet. There is a choice of either 1st or 2nd floor in the three villages offering 122 residences. Some have screened-in terrace areas while others are glassed-in, providing added interior space. Each village has its own community gathering area complete with heated pool and gas barbecue.

Kittiwake Townhomes & Terrace Condominiums Kittiwake offers a unique opportunity for people who may be able to use their home only on a limited basis and would like to generate rental income to reduce the costs of personal ownership. 57 residences offer a variety of one, two and three bedroom Townhomes and Terrace Condominiums. Owners may choose to be a part of the rental program or not on an annual basis.

Security Program The Quail Ridge Security Department is comprised of an in-house team of hand selected, highly trained and state licensed armed security officers. Quail Ridge members go about their daily activities knowing that they, along with their property, are protected by our dedicated security team. Our 24 hour vehicle and foot patrols assure unparalleled year round safety in this manned, gated community. Our members also experience a high level of

comfort knowing that we provide on-site medical first response until the arrival of emergency services. All of our security officers have a minimum certification of AED, CPR and first aid. Our patrol vehicles are equipped with an AED, oxygen and fully stocked medical supplies. Our members also benefit from the fact that, in the event of an emergency, Bethesda Memorial Hospital is within two miles of our community. Whenever assistance is needed, day or night, our security officers are available to assist the residents and guests of Quail Ridge.
