MONTANA

Page 13: Properties - Fall 2011

The Historic Horse Ranch is nestled in the rolling hills of Central Montana about 35 miles northeast of Lewistown. The ranch is comprised of approximately 25,323 total acres, including 22,812 deeded acres plus 2,371 acres of state lease and a small 140-acre federal permit. Positioned on the northern side of the Judith Mountain Range, the Ranch is a rare opportunity to own one of the premier blocked-up and contiguous grass ranches in the Big Sky State.

The ranch is ideally located in one of Central Montana’s most desirable and appealing areas. Lewistown and Fergus County afford all the resources required for successful ranching and personal enjoyment of a safe and quiet lifestyle away from the maddening crowds of metropolitan America.

The Horse Ranch was first put together to supply remount horses for the U.S. Cavalry in forts throughout the vast Montana Territory in the 1860s and on into the 1890s.

The ranch was purchased by Vernon F. Taylor in 1947 and passed onto his son, James C. Taylor, in 1963. These visionary men have spent the last 64 years creatively shaping and improving this significant holding. The expansive operation contains sufficient hay meadows and summer pasture to comfortably run 700 to 750 head of brood cows on a year-round basis plus a full complement of replacement heifers and bulls. Even to the untrained eye, it is apparent that the grazing resource has been managed conservatively. The remarkable condition of this historic ranch is the result of over six decades of masterful stewardship. The deep timbered draws and grassy plateaus also provide prime habitat for the resident elk herd, trophy mule deer, antelope, wild turkey and upland game birds, including sharp-tailed grouse, pheasant and sage grouse.

The Horse Ranch represents an unusual opportunity to ac-quire a true operating ranch with enough size and carrying capacity to make some business sense even in today’s tumul-tuous economic climate. Prospective buyers in solid financial condition with an interest in portfolio diversification and a desire to own one of Montana’s true working outfits should seriously consider The Horse Ranch. It is rare to find a large contiguous land holding with such strong operating resources and authentic history. The Ranch is offered at $15,000,000 by one of Montana’s most respected ranching families.

This 36,000-acre offering represents one of the most balanced beef-and-grain combinations available in North America today. Encompassing approximately 19,170 acres of deeded land and about 16,900 acres of private-provincial-tribal leased land, the 3L Cattle Ranch is currently carrying about 2,500 brood cows + the 2011 calf crop + yearlings born in 2010 + replacement heifers and 115 range bulls. Spring-born steer calves typically weigh about 650 pounds in October – yearling steers shipped in Au-gust and September go out at about 850 pounds.

Additionally, the Ranch puts up all required winter feed and harvests about 1,700 acres in cash crops – canola, oats, barley. The growing season climate is remarkable – 61 millimeters or 2.40 inches of rainfall per month from May through August and plenty of warm sunshine produce average annual crop yields of 60-bushel wheat, 75-bushel barley, 40-bushel canola and 85-bushel oats – with no irriga-tion! Knowledgeable prospective buyers may choose to convert more land to cash crops and harvest the abundant grass pastures with yearling cattle.

The 3L Ranch is situated in Saskatchewan’s renowned “black soil” region about 210 kilometers or 130 miles east of Saskatoon. Two fine smaller towns – Tisdale and Mel-fort – are within about 60 kilometers or 35 miles north-east and northwest of headquarters.

In the past five years, Canada’s economy is most enviable and Saskatchewan’s future is especially bright. Total Of-fering Price is $37,460,000 CAN Including All Deed-ed and Leased Land & Improvements at $28,960,000 + $6,500,000 in Livestock + $2,000,000 in Machinery & Equipment.

16,476 Deeded AcresStraddling the Continental Divide, this spectacular offering comprises some of New Mexico’s most scenic high mountain country. The terrain ranges from mountain peaks with timbered forest lands descending to wide valleys and meadows. Timbered areas include ponderosa pine, mountain oak, spruce, fir and aspen. The headwaters of Willow Creek form in the higher elevations and drain through the entirety of the property. The ranch is extremely well watered by the creek, numerous mountain springs, several electric submersible wells tied to an extensive waterline network, and over 25 earthen ponds. The ranch has 60 acre feet of priority water rights which are used to irrigate meadows and fill several large ponds stocked with trout.

Improvements are nearly new and very extensive. Major improvements include an 11-bedroom, 10-bath hunting lodge with commercial kitchen; a 10,000 square-foot metal barn equipped with state-of-the-art elk handling pens/artificial insemination facility, walk-in cooler and apartment; above-ground fuel storage; supplemental feed bins; and an 1,820-acre high-fenced game park. All elk, estimated 495 head, within the game park are owned by the ranch and will transfer to the buyer.

Currently, the ranch receives 24 bow permits and 63 rifle permits on outside bull elk. In addition, substantial hunting is allowed within the game park on the privately owned elk. Other game includes mule deer, turkey, bear and lion.

This outstanding property is realistically priced at $44,000,000, or approximately $2,670 per acre. Everything about this ranch is “first class” and ready to go.

One half of the minerals are offered, together with all timber rights, water rights, wind rights, inven-tory of essential equipment and privately owned elk.
