2.- REMOVE EXISTING AIR HANDLING UNIT AND ASSOCIATED CONTROLS.
3.- REMOVE ALL EXISTING DUCTWORK ASSOCIATED WITH AIR HANDLER TO RISER.
4.- REMOVE EXISTING LOUVER AND DAMPER. OUTSIDE AIR DUCT SIZE 12"X12".
5.- REMOVE EXISTING STEAM AND CONDENSATE PIPING BACK TO MAIN. PIPINGTO BE REPLACED FROM MAIN DISTRIBUTION LINE.
6.- EXISTING LOW AND MEDIUM PRESSURE PRESSURE REDUCING (PRV) STATIONSHALL BE REMOVED AND REPLACED WITH NEW. MEDIUM PRESSURE PRVSTATION IS NOT PRESENT, ALTHOUGH THE ASSOCIATED PIPING FOR THISSYSTEM SHALL BE REMOVED BACK TO THE MAIN LINE AND CAPPED ANDSEALED. THE EXISTING LOW PRESSURE PRV'S SHALL BE DISCONNECTED BACKTO A POINT AT WHICH THE NEW PRV STATION CAN BE INSTALLED ANDREPIPED TO THE EXISTING LOW PRESSURE SYSTEMS.
7.- REMOVE VISIBLE SURFACE CONTAMINANTS AND DEPOSITS FROM WITHIN THEHVAC SYSTEM. SYSTEM AND COMPONENTS TO BE CLEANED: AIR DEVICES -SUPPLY AND RETURN, SUPPLY AIR DUCTWORK, RETURN AIR DUCTWORK.DUCTWORK FROM MECHANICAL ROOM LEVEL UP TO THE CONNECTINGCORRIDOR BETWEEN BUILDING 409 AND 305. ASSUME APPROXIMATELY 150FEET OF SUPPLY AIR DUCTWORK AND 45 FEET OF RETURN AIR DUCTWORK.DUCTWORK IS TO BE CLEANED IN ACCORDANCE WITH THE NATIONAL AIR
DUCT CLEANERS ASSOCIATION DOCUMENT (NADCA) ACR 2006. UTILIZEMECHANICAL CLEANING METHODOLOGY WHICH INCLUDES CONTINUOUSNEGATIVE PRESSURE HEPA FILTRATION COLLECTION EQUIPMENT ON THEDUCTWORK TO COLLECT DEBRIS, AND MECHANICAL AGITATION DEVICES TODISLODGE DEBRIS THAT IS ADHERED TO THE INTERIOR SURFACES OF THE HVACSYSTEM COMPONENTS. THE VARIABLE REFRIGERANT FLOW (VRF) SYSTEM SHALL CONSIST OF AN
OUTDOOR CONDENSING UNIT WITH VARIABLE SPEED COMPRESSOR(S) ANDMULTIPLE INDOOR FAN COILS. VRF CONTROL SYSTEM SHALL BE BY THE SAMEMANUFACTURER AS VRF SYSTEM. THE SYSTEM SHALL BE CONTROLLED ON AN
OCCUPIED/UNOCCUPIED TIME SCHEDULE AS DEFINED AT THE OPERATORWORKSTATION. THE VRF SYSTEM SHALL HAVE CENTRALIZED CONTROLLERS. THEBUILDING AUTOMATION SYSTEM SHALL INTERFACE TO THE VRF SYSTEMCONTROLLER TO ADJUST SETPOINTS, OCCUPY ZONES, AND MONITOR THESYSTEM.
THE VRF CONDENSING UNIT SHALL MODULATE TO MATCH THE LOAD OF THECONNECTED INDOOR UNITS.
OCCUPIED MODETHE INDIVIDUAL FAN COILS SHALL CYCLE THE FAN UPON A CALL FOR
COOLING OR HEATING. THE FAN COIL SHALL OPERATE AT REDUCED LOAD AND VARY THE REFRIGERANT FLOW TO FULL COOLING OR HEATING UNTIL THESPACE IS AT THE OCCUPIED COOLING OR HEATING SETPOINT. FAN COIL UNITCONTROLLER SHALL COMMUNICATE WITH THE BRANCH SELECTOR BOX TO
CONTROL THE MODE OF OPERATION (HEATING OR COOLING).
UNOCCUPIED MODETHE FAN AND DX COOLING COIL SHALL BE CYCLED TO MAINTAIN AN
INCREASED UNOCCUPIED SPACE TEMPERATURE SETPOINT.

LOW TEMPERATURE LIMIT "FREEZESTAT" SHALL STOPTHE AIR HANDLING UNIT FAN IF A TEMPERATURE BELOW 38 DEG F. IS DETECTED.SMOKE DETECTORS SHALL STOP THE AIR HANDLING UNIT FAN WHEN SMOKE ISDECTECTED.
MODE CONTROL - THE AIR HANDLING UNIT SHALL BE CAPABLE OF OPERATING INTHE FOLLOWING MODES: OCCUPIED, AND UNOCCUPIED MODES. THE UNITSHALL BE AUTOMATICALLY INTIATED THROUGH TIME-OF-DAY SCHEDULES
(APPLICATION PROGRAMS).
OCCUPIED MODE - THE SUPPLY AND EXHAUST FANS SHALL BE INDEXED TO START.THE TEMPERATURE CONTROLS SHALL FUNCTION AS SPECIFIED BELOW DURINGTHE OCCUPIED OPERATION.
UNOCCUPIED - THE AIR HANDLING UNIT SHALL BE DE-ENERGIZED. SEE BELOW FORDESCRIPTION OF DE-ENERGIZING AIR HANDLER.
FAN CONTROL - WHENEVER THE UNIT IS INDEXED TO START, THE FOLLOWINGSEQUENCE SHALL BE EXECUTED: THE DDC SYSTEM SHALL ENABLE THE ELECTRICRELAY. THIS RELAY SHALL OPEN THE OUTSIDE AND EXHAUST DAMPERS. UPONCONFIRMATION OF THE OUTSIDE AIR DAMPER BEING FULLY OPEN, ASINDICATED BY ELECTRIC END SWITCH, THE SUPPLY AND EXHAUST FANS SHALL BESTARTED. ONCE THE FAN STATUS HAS BEEN PROVEN, THE DISCHARGE AIRCONTROL SHALL BE ENABLED. WHENEVER THE UNIT IS DE-ENERGIZED, DUE TOEITHER A SCHEDULED SHUTDOWN OR A SAFETY TRIP, THE FOLLOWINGSEQUENCE SHALL BE EXECUTED: THE SUPPLY AND EXHAUST FANS SHALL STOP.THE OUTSIDE AND EXHAUST AIR DAMPERS SHALL FULLY CLOSE. THE DXCOOLING SHALL BE DISABLED. THE REHEAT COIL VALVE SHALL REMAIN UNDERCONTROL. IF THE LOW TEMPERATURE LIMIT SAFETY "FREEZESTAT" HASTRIPPED, THE HEATING COIL VALVE SHALL FULLY OPEN TO THE COIL. IF EITHERFAN IS ENABLED BY THE MANUAL SWITCH AT THE DRIVE, THE ASSOCIATEDDAMPERS SHALL OPEN TO ALLOW FAN OPERATION.
REHEAT CONTROL -IF THE OUTSIDE AIR TEMPERATURE IS AT OR ABOVE 40 DEG F. THE FOLLOWING
SHALL OCCUR: THE FACE AND BYPASS DAMPER SHALL BE POSITIONED TOALLOW FULL AIR FLOW THROUGH THE FACE OF THE STEAM COIL. THEDISCHARGE AIR TEMPERATURE SHALL BE MAINTAINED THROUGH THEMODULATION OF THE STEAM OR DX COOLING IN SEQUENCE.

SEQUENCE OF OPERATIONS
SAFETIES - ALL CONTROLS SHALL INCORPORATE THE FOLLOWING HARDWIREDSAFETIES. THE FOLLOWING SAFETIES SHALL BE PROVEN TO BE OPERATIONALUPON FINAL CHECKOUT. LOW TEMPERATURE LIMIT "FREEZESTAT" SHALL STOPTHE AIR HANDLING UNIT FAN IF A TEMPERATURE BELOW 38 DEG F. IS DETECTED.SMOKE DETECTORS SHALL STOP THE AIR HANDLING UNIT FAN WHEN SMOKE ISDECTECTED.
MODE CONTROL - THE AIR HANDLING UNIT SHALL BE CAPABLE OF OPERATING INTHE FOLLOWING MODES: OCCUPIED, AND UNOCCUPIED MODES. THE UNITSHALL BE AUTOMATICALLY INTIATED THROUGH TIME-OF-DAY SCHEDULES
(APPLICATION PROGRAMS).
OCCUPIED MODE - THE SUPPLY SHALL BE INDEXED TO START. THE TEMPERATURECONTROLS SHALL FUNCTION AS SPECIFIED BELOW DURING THE OCCUPIEDOPERATION.
UNOCCUPIED - THE AIR HANDLING UNIT SHALL BE DE-ENERGIZED. SEE BELOW FORDESCRIPTION OF DE-ENERGIZING AIR HANDLER.
FAN CONTROL - WHENEVER THE UNIT IS INDEXED TO START, THE FOLLOWINGSEQUENCE SHALL BE EXECUTED: THE DDC SYSTEM SHALL ENABLE THE ELECTRICRELAY. THIS RELAY SHALL OPEN THE OUTSIDE AIR DAMPER. UPONCONFIRMATION OF THE OUTSIDE AIR DAMPER BEING FULLY OPEN, ASINDICATED BY ELECTRIC END SWITCH, THE SUPPLY FAN SHALL BE STARTED.ONCE THE FAN STATUS HAS BEEN PROVEN, THE ROOM TEMPERATURE CONTROLSHALL BE ENABLED. WHENEVER THE UNIT IS DE-ENERGIZED, DUE TO EITHER ASCHEDULED SHUTDOWN OR A SAFETY TRIP, THE FOLLOWING SEQUENCE SHALLBE EXECUTED: THE SUPPLY FAN SHALL STOP. THE OUTSIDE AIR DAMPER SHALLFULLY CLOSE. THE REHEAT COIL VALVE SHALL REMAIN UNDER CONTROL. IF THELOW TEMPERATURE LIMIT SAFETY "FREEZESTAT" HAS TRIPPED, THE HEATINGCOIL VALVE SHALL FULLY OPEN TO THE COIL. IF EITHER FAN IS ENABLED BY THEMANUAL SWITCH AT THE DRIVE, THE ASSOCIATED DAMPERS SHALL OPEN TOALLOW FAN OPERATION.
REHEAT CONTROL -IF THE OUTSIDE AIR TEMPERATURE IS AT OR ABOVE 40 DEG F. THE FOLLOWING
SHALL OCCUR: THE FACE AND BYPASS DAMPER SHALL BE POSITIONED TOALLOW FULL AIR FLOW THROUGH THE FACE OF THE STEAM COIL. THE ROOMAIR TEMPERATURE SHALL BE MAINTAINED THROUGH THE MODULATION OF THESTEAM IN SEQUENCE.
IF THE OUTSIDE AIR TEMPERATURE IS BELOW 40 DEG F. THE FOLLOWING SHALLOCCUR: THE STEAM VALVE SHALL BE OPEN TO PROVIDE FULL STEAM FLOWTHROUGH THE STEAM COIL. THE ROOM AIR TEMPERATURE SHALL BEMAINTAINED THROUGH THE MODULATION OF THE FACE AND BYPASS DAMPERSTO MAINTAIN SETPOINT.
ROOM TEMPERATURE CONTROL - DURING THE OCCUPIED MODE THE UNIT SHALLMAINTAIN ROOM TEMPERATURE SETPOINT CONTROLLED BY THERMOSTATLOCATED IN THE SPACE. THE HEATING CONTROLS SHALL BE MODULATED IN
SEQUENCE TO MAINTAIN ROOM SETPOINT (ADJUSTED). SETPOINT IS TO BEADJUSTABLE THROUGH CENTRAL DDC SYSTEM.
