YOUR FINANCES

Dent Your Debt in 2014.Yes, you can do it—Here’s a step-by-step guide to developing a New Year’s debt payment plan that really works.

Get Ready For The Spring Home Buying Season! It may be winter, but spring is just around the corner. If you’ve been dreaming about a new home, there’s no time like now to start thinkingabout the spring home buying season.

At Picatinny, our team of mortgage professionals are here to help you every step of the way. Whether you’re looking to purchase or refinance, we’ve got you covered. Take advantage of Picatinny’s $479 FLAT FEE MORTGAGE PROGRAM*.The Program is a $479 Flat Fee Closing Program for mortgage refinance and a $1,500 flat fee program for New Home Purchases. There are no hidden fees or last minute surprises. You can lower your monthly payments before rates go up.

* Flat Fee Closing Programs are available for single and two-family owner-occupied properties in NJ. Other programs are available for other properties. Flat Fee is non-refundable and Payable upon return of the signed preliminary loan application disclosures. Applicant must use Picatinny Federal Credit Unions (PFCU)

applicants will be responsible for funding interim interest and an escrow account for property taxes and insurance. All applicants with a loan to value over 80% require Private Mortgage Insurance (PMI), which is funded by the applicant. New purchase applicants will also be responsible for survey costs, applicant’s attorney fees and all settlement items between applicant as buyer and seller for the purchase of applicant’s home. Maximum

mortgage with PFCU in the last twelve (12) months is not eligible for this program. To qualify for membership, you must open a savings account with a minimum deposit of $5, which will be funded by PFCU. Applications are subject to credit approval and PFCU underwriting guidelines. Additional terms and conditions may apply. Rates and terms are subject to change at any time.

$479FLAT FEE MORTGAGE PROGRAM*

Sit down at the table with your bills and sort them into “good debt” and “bad debt.” Good debt is a loan to buy something that will gain value, like your house or a child’s education. Bad debt is associated with buying things that lose value, like a car, a refrigerator, or a vacation. You’ll focus on paying off the bad debt first.

Write down how much you owe and the interest rate on each of your loans or credit lines.

If you have a lot of bad debt at relatively high interest rates, see us about a debt consolidation loan. These loans have a fixed interest rate and fixed monthly payments, which may be lower than you’re now paying.

If you don’t go for a debt consolidation loan, chop away at the highest-rate “bad debt” first, paying more than the minimum and making extra payments whenever you can. (This is especially easy if you use our online bill payment service.)

Once you’ve paid off the bill with the highest rate, start whittling away at the next highest debt. Be patient! Slow and steady wins the race.

If credit cards tend to be your downfall, carry a debit card for everyday shopping so you can’t spend more than you have on hand. Keep credit cards in a safe deposit box, so you’ll have to think long and hard before using them.

M NEY TALK Seven Money Saving Tips

1. Make a Three-Year Plan Think three years out: Where do you want to be financially? It might be to pay off student loans, or credit card debt, or buy an apartment. Figure out how much you will need to achieve it, and then compute how much you will need to save each year, month, and week.

2. Get Organized Run your finances like you run you social life! Set up calendar alerts for your bills. Make a separate email address for your bills so they never get lost in the shuffle. Plan for the year ahead-I do my taxes every January and buy all of my holiday gifts in September.

3. Follow the 50/20/30 Rule Allocate 50 percent of your salary to essentials-rent, groceries, transportation to and from work, and utilities. Put 20 percent to your future-401k, retirement, and freedom fund. 30 percent goes to luxury items – but try to think responsibly about these as well.

4. Prioritize Think about the most valuable places to put your dollars. For example, if your credit card debt costs you 17 percent interest and your savings account only earns you one percent interest, pay off the debt before you focus on saving.

5. Protect Yourself The number-one cause of bankruptcy is being improperly insured. Make sure you have adequate homeowners & renters insurance, disability insurance, and car insurance. People can be so thoughtful about saving a few dollars on things like groceries, but they might have blind spots to the tune of thousands of dollars.

6. Assign Short-Term Deadlines Start out with simple goals and timetables. For example, try to save $1,000. Or say, 'This month, I'm getting life insurance.

7. Go Social Tell people-whether it's your best friend or significant other or your parents about your goals. It's social reinforcement and will help you stick to it.
