The site is located on the southern tip of Limassol's Municipality of Ayios Athanasios. The site’s main frontage is bound by one of the main vehicular arteries running east to west through the city of Limassol. The four-lane seafront avenue connects the old historic center of Limassol to the tourist area and eastern suburbs beyond and affords easy access to the A1 motorway and connections to Nicosia, Larnaca, and Paphos. The two international airports on the island, in Larnaca and Paphos, are 30 and 40 minutes away respectively.

In close proximity are some of the best 5 star hotels in Cyprus including the Four Seasons Hotel, Amathus Beach Hotel, and Crowne Plaza Hotel, as well as a myriad of restaurants, bars, and high-end retail outlets. Limassol City center offers rich cultural experiences and is easily accessible along the seafront to the west.

Located immediately to the south of the site is a linear parkland that runs along the beach with mature eucalyptus and pine trees. Cycle and pedestrian pathways that form part of a Limassol wide network have been constructed and ample public parking areas have been provided. The bus service along the seafront avenue is well maintained and affords the possibility of park and ride to the area.

The building provides retail accommodation at ground and mezzanine levels that is accessible and highly visible along the seafront avenue. The adjoining retail unit to the west, in the same ownership, sits further back away from the street. The proposal seeks to take advantage of this and visually connect the two, while at the same time providing a private piazza / forecourt. It does this by slanting the facade of the retail to the

The office accommodation is arranged above the retail over three floors. The core elements (stairs, lift lobby, WC accommodation and kitchenette) as well as the office entrance are located along the northern elevation. The core accommodation is expressed as a separate element. The office entrance at ground level is a double height space. A four meter glass canopy extends from the face of the building and provides shelter from the car drop-off point to the entrance doors. Controlled entry and exit barriers are proposed along the eastern and western elevations respectively that give access to private covered parking for 19 cars. The parking provision as shown fulfills the planning requirements but could be extended should the prospective Tenant(s) need more.

The resultant office space is a pure 15x15m square of virtually column-free accommodation facing south with views over the parkland towards the sea. In addition, the office accommodation has been designed so that each floor can be divided into two tenancies but can also be let on a floor by floor basis or in its entirety.

The drawings propose two retail units that could easily be unified into one larger unit. The retail units are serviced from the rear and the WC and kitchen accommodation are located at mezzanine level along the northern edge of the building.

The floor slabs at each level extend beyond the cartilage of the building providing a veranda to the south and solar shading to the offices. On the west and east elevations external vertical louvers are installed from slab to slab that shade the elevations but are angled so that they do not detract from the sea-views. The solar shading reduces the cooling loads considerably and therefore the running costs. The office accommodation boasts floor to ceiling glazing that increases daylight penetration into the offices and therefore less reliance on artificial lighting, further reducing the running costs.

The offices have been designed to a 150cm planning grid to increase layout flexibility. The clear floor to ceiling height is 270cm and ample raised floor and suspended ceiling zones have been provided to enable a variety of different electromechanical servicing strategies to be accommodated. The offices are designed to conform to current legislation relating to the energy performance of the building including the specification of the glazing and the thermal insulation to all wall and slab elements.

BuildingStructure The differentiation between the master and servant spaces is further reinforced by the structural solution. The core containing stairs, lifts, risers, wc and kitchen accommodation is constructed in a reinforced concrete frame. On the other hand the office and retail accommodation employs a steel frame with a composite slab. Both are designed in accordance with the standards and regulations for seismic design and construction.

The eastern and western elevations employ external vertical louvers while on the southern facade substantial cantilevered balconies / slabs provide shading and reduce glare. The northern facade contains the core elements and is clad in an aluminum rain-screen. High performance double, low- E glazing with high performance characteristics (solar factor and light transmission) set in aluminum frames are used throughout the office accommodation elevations. 2. Thermal Insulation All external surfaces will be insulated where appropriate to meet the energy performance standards and regulations. 3. Building Management System (BMS) Provides centralized control, monitoring and energy management of the building.
