Veneto designer Outlet, McAr-thurGlen’s fourth designer outlet in Italy, opened, in partnership with

the Italian Fingen Group, on the 24 Sep-tember 2008 with 11,300 sq m of leasable retail space. The fully let first phase hosts the most prestigious international fashion brands in a stunningly designed luxury piazza. Versace and Brooks Brothers recently joined Armani, Blumarine, Bot-tega Veneta, Burberry, Costume National, Fendi, Jil Sander, Marni, Prada, Paul Smith, Salvatore Ferragamo and Valentino among others. The opening of phase 2 on the 24 September 2010 marked the addition of a further 7,600 sq m of retail space, making Veneto Designer Outlet one of the top designer outlets in Italy, offering a total of 18, 900 sq m of retail space with 74 stores.

Since opening two years ago, over 2.5 million customers have visited Veneto De-signer Outlet. Visitors come not just from the Veneto region, but from across Italy, Europe and around the world. Located in a breathtaking position just off the Venice-Trieste motorway, close to Treviso, Venice and Padua, the centre leverages its location in the Veneto region, which last year received more than 59 million tourists, of which 22 million were from outside Italy.

McArthurGlen’s 19 Designer Outlets across Europe are renowned for their art, and Veneto is no exception. At the main

entrance of phase 2, McArthurGlen has unveiled an original Venetian gondola, restored by one of the city’s last remain-ing squeraroli, or gondola builders. The architectural style of the centre is in keep-ing with the local Palladian architecture of the region, rich in detail with decora-

tive mosaics and frescoes. This together with the brands on offer, the abundance of cafes and restaurants managed by AirEast, part of Save Group, and the relaxed shopping environment has seen Veneto emerge as one of McArthurGlen’s flagship schemes.

Value retail focuses on the funda-mentals of its business by strength-ening its teams, building marketing

and promotional programs, and, impor-tantly, driving every aspect of improving hospitality initiatives for its customers.

The developer has also been marking the 15th anniversary of Bicester Village and the 10th anniversary of Las Rozas Vil-lage, both with high profile fashion media support and interesting events, all well-documented on Facebook.

Trade performance across the nine Chic Outlet Shopping Villages has remained strong and accelerated during the summer months. Gross sales have increased by 21% through the third quarter, footfall by 12%, and comparative store sales growth by over 14%.

Strong increases in spend per visitor across all the villages is a direct result of the continued growth of visitors from China, South East Asia, the Middle East, Russia and South America. Q2 and Q1 performance numbers which were trend-ing at +60% YTD with average spend for each refunded transaction trending at +10%. The largest contributing markets (YTD) in terms of Tax Free Sales, remains China +78%, Russia +30%, The Middle East +122%, South East Asia +68% and Hong Kong +25%.

European travelers are also flocking to the Chic Outlet Shopping Villages, in particular, the French to La Roca Village, Germans to Fidenza Village, Dutch and Germans to Maasmechelen Village, and Germans, Italians, and Spanish to both Bicester Village and La Vallée Village.

Kildare Village continues to post out-

standing numbers (gross sales +20%, comp store sales growth +13%, footfall +13%) in very difficult Irish economic conditions. Brands that have opened boutiques within the past month include Aquascutum, Hugo Boss, Hackett and Tommy Hilfiger, who join Juicy Couture, Desigual and Anya Hindmarch. A further four boutiques will open prior to Christmas, bringing the total number of stores open to just over 60. Kil-dare Village is a big hit with Irish customers who are used to shopping in London, Paris and New York.

Ingolstadt Village and Wertheim Village have grown quickly this year and each Village is now trading with just over 110 boutiques. The villages will attract 2.4 mil-lion visitors each in 2010. The spend per visitor levels at both villages are among the

highest in Value Retail’s portfolio, just after Bicester Village and La Vallee Village. And Wertheim Village and Ingolstadt Village are the first and only shopping attractions to be part of the German Tourism Board and are included in tour packages of the three biggest German tour operators (TUI, Thomas Cook, and Dertour).

Recent openings at Wertheim Village include Schumacher, Furla, Napapijri, Desigual, Philipp Plein, L’Occitane, Luisa Cerano, Burlington and join Escada, Versace, Lacoste, La Perla, Baldessarini, Longchamp, Bally, Tommy Hilfiger and Strenesse.

Recent openings at Ingolstadt Village include Asics, Bally, Coccinelle, Desigual, Burlington, Columbia, Escada, Juicy Cou-ture, and MCM. c

Germany’s first inner city outlet centre continues a development well above expectation. “We have

increased our visitor number each year,” says Regina Leitner, Center Operations Director. Additionally, in a survey by the

“Schnaeppchenfuehrer” outlet guide, designer outlets Wolfsburg was voted by shoppers in the Top 5 for outlet shopping in Germany.

The city of Wolfsburg is home to several nationwide attractions such as Volkswagen´s “Autostadt” theme park, Germany´s second largest visitor attrac-tion or the “phaeno” science centre, a building designed by star architect Zaha Hadid and according to The Guardian among the top 10 buildings of modern architecture of modern time.

Designer Outlets Wolfsburg, owned and managed by Outlet Centres International (OCI), Germany´s outlet pioneer, offers on currently 11.500m² GLA, more than 48 international designer brands. “With Polo Ralph Lauren, Tommy Hilfiger, Basler, Bogner, Escada and Adidas, which opened

outlets and the CityDesignerOutletsWolfsburgcelebratesits3rdanniversary

in the centre over the last 12 months, we achieved an extraordinary trading-up” ex-plains Stephan Schaefer, OCI´s managing director. Whilst the first phase of the cen-tre is let by 99%, the opening of a second phase is scheduled for late autumn 2011.

Also, with regard to marketing OCI has taken the next steps: Since April, the German dub-voice of Sarah Jessica Parker (known from “Sex and the City”) is the ra-dio commercial voice of Designer Outlets Wolfsburg. The radio spots remind listeners of the “Sex and the City” episodes. “We are a young, modern, stylish and exciting shopping destination, which is why ‘Carrie’ fitted right in”, explains Regina Leitner. The spots are aired on various radio stations in Northern Germany and attract people in a catchment area of about 2 hours, including cities like Hanover and Hamburg. c

The d1 Outlet has the ambition to introduce the outlet concept to the Slovak market. It will provide

25.000 sqm GLA and 150 shops in total. Its first phase will offer 8.500 sqm GLA comprising about 50 units. It will be built in a village style in accordance with the local architecture. The centre will also be open on Sundays. This will attract Aus-trian visitors because Sunday trading is not permitted in that country.

The Slovak Republic has the fastest grow-ing GDP in the region and the Bratislava district has the highest purchasing power in Slovakia (consumer spending is expected to increase by 38% by 2016). A flat income tax rate of 19% was introduced in the country in 2004 and the Euro in 2009. This has attracted many foreign investors, e.g. VW, Peugeot, Kia, Samsung, Sony, over the years.

drive in Slovakia, the Czech Rep., Austria and Hungary. D1 Outlet is located 20 km east of the capital Bratislava and 25 km from another important town:Trnava. The site is at the junction of the main D1 High-way and the regional road connecting the towns Pezinok and Senec. It is visible and easy to access with the entire infrastructure already in place. A shuttle bus service is planned for customers from Bratislava. Synergy with local tourism is expected to generate additional footfall to the centre.

Start of construction is planned for Autumn 2010; the opening of the centre will take place in Autumn 2011.

IPEC is the owner of the 15 ha plot, where the center will be built. IPEC will invest €35 million into the project. Susanne Solterer, international expert for FOCs and Silvester Petrezsel from IPEC are the D1 Outlet project managers. c

Property development specialists, Realiz working closely with factory outlet specialists at Rioja Develop-

With the best GDP growth in the EU (a rise of 4.6% year-on-year for the second quarter) and positive forecasts for

the remainder of 2010, Slovakia pro-vides an attractive option for commercial investments. Set to open at the end of 2011, One Fashion Outlet will meet all the necessary attributes of a successful outlet: strategic location with excellent ac-cess, desirable tenants and a unique archi-tectural concept. The centre will provide consumers with an area of 220,000 m2, with over 100 retail and restaurant units comprising more than 36,000 m2.

Tenants will include some of the world’s most attractive brands. that will cover a wide range of measures including water use, energy sources, materi-als and construction techniques as well as ecology effects.

One Fashion Outlet expects to attract a yearly average of 1.5 to 2 million visitors from Slovakia, Poland, Hungary and the Czech Republic. The location was selected due to its strategic positioning with the catchment area of 6.7 million people within a 2 hour drive. The Best Outlet Centre Opportunity in Moscow “We have the perfect location for an Outlet Centre in one of the most populated catchments on the European continent, with 13.4 million brand-conscious consumers with high disposable income within 90 minutes drive. The new FASHION HOUSE Outlet Centre Moscow site is located exactly the right distance from the standard retail destinations and has easy access. Outlet Centres is a niche sector, totally unlike an ordinary shopping centre in design, marketing and especially in operational management, delivering a unique consumer experience. To succeed, you really have to have confidence in the capability of the owners and Operators. Which is why the FASHION HOUSE Development business has become the leading Outlet Centre brand in CEE, with Outlet Centres recognised by Tenants as amongst the top-performing in Europe.

The opening up of the Russian market to the international Outlet occupiers is probably the biggest dynamic in the Outlet sector for 15 years. And to have the ‘tried & tested’ FASHION HOUSE brand in Moscow provides the biggest opportunity in Russia right upfront. It’s an easily accessible package, delivered to the normal Western standards, such that its market potential simply cannot be ignored. The scale of the consumer market is enormous and the FASHION HOUSE Development team and Leasing Agents are ready now to show how best to become involved. No-one else could make it so achievable.”
