Company background:Company background:Company background:Company background:Omniyat is the most company I enjoyed working for, joined them before they form their realestate division for about a year and few months in their IT business, Omniyat is created by itsChairman as a startup company. When the real estate division was created, and the name Omniyatwas chosen, I was selected to Join the new team (the tenth division joiner), as my experience withKharafi combined with my experience in IT would help mixing state of the art technology withbuildings to deliver distinguished model of real estate infused not only with the latest technologybut with the art of living and the ultimate experience. Omniyat was the place where the shift in mycareer happened, it is where I loved real estate development.

I had to leave after six years due to mainly factor of time, and because I became relaxed andneeded new challenge presented by Tanween’s offer in Qatar to Join Lusail City Team.

Started in 2006 and completed in 2009, One is a 35-storeyskyscraper located at the northern (at Sheikh Zayed Road)entrance of Business Bay, Dubai. Designed by Germanarchitects Kling Consult GmbH, the tower have 3 basementfloors and a five floor podium with more than 1000 car park.

Each floor will be larger than the previous. It will have 774 m² on its 1stfloor and 1,420 m² on its 30th floor, while three of its upper floorsremarkably extend out of the building. There is a glass feature on topwith a sloping roof. On the roof of the podium a garden is locatedincluding trees and paving.

The building offers860,000 sqft BUA of freehold offices, tranquilityzone, car park and ground floor retail, and high-tech infrastructure.

Omniyat moved its head quarter to the building when it was completed.

Started in 2006 and completed in 2009, Bayswater is a 30-storey skyscraper located at waterfront plot in Business Bay,Dubai. Designed by Local architects Dubarch, the tower have2 basement floors and a four floor podium with more than800 car park.

The tower's exterior is designed to reflect an unpretentious urbansculpture. Its rectilinear design is sliced longitudinally, creating animpression of two parallel towers inclining in opposite directions. Therectilinear sculpture of the building is carried throughout the interiordesign with a combination of elegant horizontal and vertical elements,strikingly contrasting between black and white marble.

The building offers 700,000 sqft BUA of freehold offices, car park andground floor retail, and high-tech infrastructure. The floor layout arevery flexible to provide office units from 760 sqft to a full floor of13,000 sqft

Mixed use development of 1,271,000 sqft of BUA, consists of9 midrise buildings of 6 stories and one basement, thebuildings are mainly residential condominiums, an officeblock, and serviced apartments operated by Mövenpick, allwrapped around 1.5 acres of gardens and water features

Arabesque designs, domes, wooden trellises, wind-tower shapes,colonnades and latticework roofs. The Square reflects a neoclassicalArabian style. The Arabian theme is further dramatized in the foyersand hallways through arches, vaults, timber ceilings, mosaic reliefs,exotic curves and arabesques, earthy tones and traditional lanterns.

The building 544 residential units of verity of sizes, 43 retail units (oneleased to Spinneys, 126 office units and 180 serviced apartmentsoperated by Mövenpick.

The Gemini is located at the southern entrance of Businessbay – Dubai in proximity to Dubai mall and Burj Khalifa (theworld tallest building), concept was done by the Germanarchitect MACINA and IF Architecture and developed in J withlocal architect ARC.

The Gemini is designed as a massive and impressive sculpture of strongblack blocks undercut with a meander of white glass and aluminium,design cues which are maintained throughout in interior detail andexternal construction. The two distinctive icon towers of the erectionare created to stand solitary and yet jointly at the same time, in aneternal state of suspension. Each tower is, in itself, a duality of blackand white with the heavy mass of black extending over light areas ofwhite in a peculiar balance.

The building offers flexible office units a tranquility zone and twostories mal. Several studies conducted to assess alternative use such asoffice retail and hospitality, then Omniyat decided to push thedevelopment back in the pipeline despite the enabling works werecompleted.

Located in the heart of Business Bay – Dubai , the 19 storytower designed by the German Architect Kling, The Octavianis a unique form of two-transparent towers, connected by ablack center-piece, which is so designed that it sparkles insunlight, emanating lightness and strength.

The interior is designed in a manner so as to deliver easy maintenanceand operation, along with a classic touch. Both towers of the Octavian hasthree podiums and four basement parking levels.

The building has 1,186,000 sqft BUA that offers flexible size office,tranquility zones, and retail units and over 1200 car park.

The 34 story building is located in the heart of Business Bay –Dubai and designed by local architect Dubarch, the Binarytwo volumes of the building were situated to embrace theviews surrounding the site, from the canal open space, to thewest side and the lake due south.

The fluid shapes of the two volumes enhanced exposure to the views byeliminating the sharp and straight corners, thus creating two natural,organic forms. One tower is longer than the other one, which created alarge desired terrace overlooking the canal and the water lake.

The building offers 950,000 sqft BUA retail units at ground floor, tranquility zone and flexibleoffice units varies from 700 sqft to a full floor of 15,000 sqft, and car park.
