Bids totaling $13.2 million for new construction and remodel-ing were awarded earlier this year, and the Trustees decision to include Nevada County con-tractors has given the commu-nity a major business boost. Laura Doty, Sierra College Di-rector of Facilities & Construc-tion, confrms, The College ac-tively promoted the inclusion of Nevada County contractors. The Request For Qualifcations (RFQs) was advertised in Ne-vada County only through The Union and the Nevada County Contractors Association. Ad-ditionally, the RFQs refected a preference for local contractors in the selection criteria. The se-lection process was not based ex-clusively on lowest cost. Instead, the emphasis was placed on the best value for the District, which included existing relationships with local subcontractors. Each proposal received was scored, and the frms with the best scores were invited to interview. The enthusiasm of two Ne-vada County builders, Tim Brady, President of Tru-Line Builders and Keoni Allen, Presi-dent of Sierra Foothills Construc-tion, was infectious, and made an outstanding impression on our interview committee which Local builders awarded contracts worth $13.2 millionfor second phase of Sierra College expansion programBy Courtney FergusonLeft to Right: Tim Brady, President, Tru-Line Builders, Jeff Johnson, Project Manager, Sierra Foothills Construction Stephanie Ortiz, Executive Dean, Si-erra College, Laura Doty, Director-Facilities and Construction, Sierra College, Michael Echelmeier, Project Manager, Clark & Sullivan Construction !ALL HOM IMPROVMNT !rIday, Sopfombor 4, 2009 5REMODELING?Experience Counts.Serving Nevada County for over 28 Years20062007THE CABINET COMPANY, INC.Residential and Commercial Interiors11966 Charles Dr. Grass Valley CSL#730446530-273-7533included members of the Board of Trustees. Since the requirements for con-struction work in the school sec-tor are highly specialized, Clark & Sullivan, with its extensive ed-ucational-facility expertise and offces in Sacramento, Reno and Las Vegas, was asked by Brady and Allen to form a partner-ship that combined educational building experience with local expertise. Nevada County Area Trustees, Aaron Klein and Nan-cy Palmer were instrumental in having bids from local contrac-tors, thereby obviating earlier concerns about whether or not our local contractors had the ex-perience to meet the demands of this extensive program that will change both the campus and the community. The frst phase of the Sierra College expansion program was managed by Turn-er Construction of Sacramento, using Measure G funds with only minimal emphasis on the use of local contractors. Barbara Bashall intervened on behalf of the Nevada County Contractors Association. She, Klein and Palmer had a strong infu-ence in the deci-sion to utilize local contractors in the second phase. The futures of many lo-cal businesses were at stake, and the confrmation that the selection of lo-cal frms Tru-Line Builders and Si-erra Foothills Con-struction to work in a joint venture with Clark & Sulli-van has generated timely revenue. Tru-Line Build-ers President, Tim Brady, describes their selection as, a positive stim-ulus to our local economy. Many lo-cal subcontractors and materials sup-pliers will beneft. More importantly, our local work force is learning the nuances of public work. The experience will en-hance their resumes as well as add further scope to attract other similar projects. We know that Sierra College is intent on utiliz-ing the local work force to best expend bond money for growth that has a positive fnancial im-pact on our community.Tru-Line Builders, a 27-year-old local frm, in partnership with Clark & Sullivan, will build three new facilities at Sierra Col-lege that include the 10,370 sq. ft. gymnasium, the 6,443 sq. ft. multi-purpose room and the 3,529 sq. ft. wellness center, with a contract value of $9.5 million.Sierra Foothills Construction is involved with the $3.7 million renovation phase which focuses on modernizing existing facili-ties, including painting, interior work, plumbing, electric, heat-ing and air conditioning, foors, ceilings, and new signage. Both contracts will expand and enhance Sierra Colleges Grass Valley campus. The new facilities will also beneft the community, of-fering new activities and positive ways to encourage personal de-velopment and health. The mod-ernization will improve effciency and use of energy and space.Work began on July 20, and, according to Doty, The interac-tion among District staff, Clark & Sullivan, Tru-Line, and Sierra Foothills Construction is profes-sional and productive. Our con-tractors are accessible, commu-nicative and hands-on, which will keep both phases running on schedule over the next year. Local subcontractors are also in-volved, including Charlie Faber of C&D Construction, Kristin Donelly of Ferguson Enterpris-es, Inc. and Kevin Nelson, Land Surveyor of Nelson Engineering. This is a great learning experi-ence for all of us, says Nelson. While weve all got top-notch professional expertise, were now learning how to meet the more complex protocol involved in working with the State. The early prospect of part-nering with a company the size of Clark & Sullivan bordered on daunting, says Keoni Al-len. As our relationship devel-ops, so does our mutual respect. They are excellent mentors, and they value our local knowledge. Were also discovering that we share many skill sets. In fact, some of our local subcontractors do have some previous experi-ence in the school construction sector. The learning curve has been a productive one, and the result is a preference to rely on local contractors and subcontrac-tors for major projects like this. The College believes that this project will provide the school building expertise for Tru-Line and Sierra Foothills Construction that was missing from their portfolios, which will open new doors for them in the future as well as for lo-cal subcontractors with whom they work, Doty adds. The investment in the Sierra Colleges Grass Valley campus has turned into an investment in Nevada Countys future. In action with heavy equipment.6 !ALL HOM IMPROVMNT !rIday, Sopfombor 4, 2009NEWADDRESS!Offer good through 10/15/09FAMILY OWNED & OPERATEDwww.californiacraftsman.com GRASS VALLEY 110 Spring Hill Drive #6477-9950 BY APPOINTMENT ONLY AUBURN 13555 Bowman Rd. #405887-1857 MON-FRI 8:30-5*Applies only to new contracts only with a minimum purchase & installation of 8 or more windows.PAYSTHE SALES TAX!3D MAX GLASS for Tuscany, Wood Clad& Ultra Series *Rebates with restrictions$20 RebatePER WINDOW*for StyleLine Series$10 RebatePER WINDOW*$50 RebatePER DOOR*$80 RebatePER DOOR*CSL 834841STOVES FIREPLACES324 I DAHO MARYL AND ROAD, GRASS VAL L EY ( 530) 273- 4822 SI ERRAT I MBERL I NE. And, hey, you can install it yourself (soft to the touch!). Made in the USA too. The manufacturer, Bonded Logic, Inc. also produces radi-ant barrier which is a thin al-most aluminum foil type mate-rial that is sold in rolls. While I dont recall if this was the actual brand I purchased, nev-ertheless the radiant barrier installed on my house when it was being built has proven to be an excellent product. Our frsthand report was that as soon as it was staple-gunned on the outside sheathing of our south-facing hilltop home on a hot July day, the interior temperature literally dropped 10 degrees in 30 minutes time! This material can be applied directly as we did to the exte-rior OSB and the 3-step stucco process was applied direct-ly on top of it thereafter. We also used it on the frst foor of our home to enhance insula-tion; again it was easily staple-gunned onto the subfoor be-fore padding/carpet as well as underlayment/wood fooring were installed. As my husband and I were owner-builders, we did many of these sorts of tasks ourselves (pic: here he is in-stalling the radiant barrier).Learn more about these two prod-ucts at www.BondedLogic.comMarmoleum fooring - made of renewable materials (pre-dominately linseed oil), soft un-der foot, great sound absorption properties. Its also VOC-free which means theres no off-gas-sing -- important for folks with environmental sensitivity issues. Ideal for base-ments as well as humid climates. Mold can be a serious health haz-ard so this is a great frst defense. www.StopFeedingMold.comOther renewables you may not have been fully introduced to include wool carpet (defnitely worth the extra cost), as well as cork and bamboo fooring. In-terestingly, bamboo can also be utilized as a fnish building ma-terial. A client of mine in Grass Valley had a local carpenter cre-ate exquisite master bathroom cabinetry for her utilizing this nearly indestructible and water-friendly material in fact, special saw blades are necessary to cut bamboo as its SO much harder/denser than conventional wood. But the end result and durabil-ity are defnitely worth the extra time and trouble. The fnal look is organic, fresh, and sleekbut with an underlying warmth al-ways imparted by the use of na-tures own materials. So whether building, remod-eling, or just updating your nest, explore these green options along with others you may fnd on your own. Were all together on this spinning blue orb and when it comes to making ecologically responsible choices, theres no place like home to begin to be the change you want to see in the world.(Ms.) S.A. We fush, bathe, wash and rinse with it so the more we conserve now, the better chanc-es our children will have to do the same. As you think about remodel-ing these particular spaces, some-times the simplest things make a big difference. Changing a sink, a faucet, or a vanity along with a new coat of paint, also adds to the favor. Still the featured items in any bathroom are the tub and shower. With todays technology, we have come up with clean eco-friendly prod-ucts to enhance this space and make a statement. Bain Ultra bathtubs, Swanstone shower kits, Florestone shower units, GlamourBaths walk-in tubs, all lead to the experience you need to start and end the day.For those moments when we need to be alone, the average household of 4 fushes away thousands of gallons of water a year. This usage can be cut by two-thirds with Caroma Dual fush toilets. Toto, St. Thomas, along with Kohler offer water savings that will make a difference when using 1.28 gallon per fush toilets. Some projects seem simple enough to tackle your-self, but there is a rea-son that we have professionals. Any-time you are remodeling and need to move pipes or deal with water, Ne-vada County is loaded with licensed, reliable plumbers that can easily complete this work. This is one area where experience counts. We shower away water at an alarming rate. To get warm, clean or just feel better costs us volumes of water each day. Hansgrohe Green shower heads can not only cut the amount of water we use, but also rinse the soap out of your hair while using only 1.75 gallons per minute.Whether we bathe, or shower with it, hot water is the key. Water heating has seen the biggest change in the way that we heat it. Gone are the days that we need to heat some-thing when we arent using it. En-ergy effcient tankless water heaters heat only the water we use. Indus-try leader, Navien tankless hot water heaters have a 98% effciency rating. If its city, NID or even well water, this water heater can handle it with its stainless steel heat exchanger. As a company, we sell water wise conservation. You can still have the best landscape in the neighbor-hood. Smart watering is the future to save water and still get the results you want. Landscape watering has changed to the point where 5 to 7 year old sprinklers waste too much water. Irritrol and Toros advanced technology have brought a whole new outlook on irrigation.Sierra Plumbing Supply strongly believes that remodeling any part of the water system at your home is money well spent. These homes provide a historic and aesthetic back-drop to what gives places like Nevada City and Grass Valley its unique charm. But, what happens when one of these historic homes begins feel-ing its age? Thats the story of the home at the top Chapel Street in Grass Valley.A two-story, 3-bedroom, 1-bath Victorian built in 1881, the new owner wanted to maintain as much of the original design as possible. So, a team was put together with a general contractor along with interior designer, Debbie Costa. With 17-years of experience as an interior designer and Project Man-ager, Costa brought a background not only in design to the project, but an award-winning resume that includes complete kitchen re-mod-els, in addition to having worked closely with a local home re-mod-eling frm.A part of the problem with this home is that it did not have a perimeter foundation. While this was a structural challenge, it also presented a number of design problems. Costa says. To bring the home to code, the contractor had to pour a foundation and add center post and piers. To make matters more interesting, the house had its original knob and tube electrical system, so it had to be completely re-wired.As the contractor went further, fre damage was found in the roof. Eventually, the entire interior had to be gutted, with the only original part of the structure remaining be-ing the exterior walls. The owner, never thinking the remodel would ever have been this extensive, began to simply see dollars a lot of them fying out of their bank account. But, according to Costa, this is where having an interior designer as a part of the team is a true asset to the contractor and the owner. In all honesty, I make the blow to the client land a little softer, she says. A true designer isnt just fuff and puff. We understand the construction and remodel process, and that sometimes means theres more involved than what immedi-ately meets the eye.Just as what occurred with the Chapel Street project, I can act as a liaison and advocate for the con-tractor and the client. Instead of delivering bad news, my attitude is sometimes, This could be a blessing because now you can not only have the home restored to its original style and look, but also make some additions that will make the home more comfortable. For example, additions that had been made over the years were removed, while an upstairs bathroom was added (where there had not been one pre-viously). A back and front porch, along with major landscaping and a detached garage were also added that werent a part of the original 19th Century design.Using modern-day materials, the contractor and Costa were able to keep the original 1880s look. Because the entire interior was re-built, an entire new foor-plan was developed that includ-ed a living room, kitchen, dining room and laundry that ft into the owners vision of style and liva-bility. Having an interior designer as a part of the team helped meet all of the clients desires. By maintaining frequent and consis-tent communication, I was able to represent the desires of the client to the contractor. For example, to maintain the 1880s feel, we used original door style and trim with crystal knobs. While it may seem like a small detail, it maintained the integrity of the era. Best of all, it made the owner extremely pleased with the fnal project.Believe me, that made the con-tractor happy, as well. Costa says. Many clients and contractors may not think about having an interior designer as a part of the team. But, from my 17 years of experience, the team concept works extremely well, especially when the designer has a clear understanding of con-struction and re-model principles and techniques. With my background in re-models, I was able to integrate the clients design into the overall pro-cess. It creates a clear vision and, in the end, fewer change orders and more congruency. And the result? So, how do you make a structure or home impervious to water? French drains, concrete additives or waterproofng paints do not fully address the problem? The answer is in what we actu-ally know. Often times, we know there are high water tables, we know there are cuts and flls, we know there are existing grade issues, we know there are poten-tial drainage issues, but we dont know exactly where the water will manifests itself. Traditional methods men-tioned earlier are effective if the water tables do not get around the physical structure. If the water is forced by hydrostatic pressure around and under the foundation and existing drainage, it will fnd its way into the structure and will manifest itself in the basement or crawl space. Realistically, the permanent answer is to make the interior of the structure impervi-ous to water by addressing water intrusion where it manifest itself. In the Lake Tahoe/Truckee area there are basements that food each year in the spring due to the thaw. In the Foothills we have damp and wet crawlspaces that in many cases never dry out. Many of these structures have perfectly good drainage systems installed by professionals, but they do not completely address hydrostatic pressure. If we know where the cuts and flls are and we know how the structure is oriented to the slope than we also know where the greatest potential for water intrusion is. External drainage systems that pick up sub-sur-face water designed in conjunc-tion with proper grading that directs the water to specifc lo-cations should be part of any plan, but are not the always the entire solution. There are systems now avail-able that are proven methods that have been used on the East Coast for decades and in those regions of the United States, Europe, Austra-lia and Canada where basements and crawl spaces are the norm and water issues are severe. The method of encapsulating the crawl space is an EPA rec-ommendation against radon gas ( EPAs radon map displayed on EPA website shows Nevada County to be moderate poten-tial for radon gas), and if done properly will seal the gases and dampness inherent in the soil of a crawl space using a 20 mil poly- membrane. When the membrane is completely sealed to the foun-dation and piers using prescribed methodology and materials, a crawl space impervious to water is the result. In addition to ad-dressing the issue of dampness this process seals the crawl space from the odors that are transmit-ted from the soil into the home or building. Encapsulation tackles the dampness, odor and air qual-ity problems that exist in many crawl spaces. In the more severe cases, de-humidifcation systems might be installed in conjunction with encapsulations and/or basement waterproofng jobs to eliminate excessive humidity.Waterproofng a basement is a very simple concept. Identifying where the water is coming through to the interior of the building and directing it out by means of pe-rimeter pipe and sump-pump. Obviously this is much easier and less expensive when done during construction, but this process can be installed effectively as a retroft. Again, these are systems that have been used for many years in other places all over the world and have proven themselves to work for the lifetime of the structure. There is new information and new technology coming out con-tinually for waterproofng con-crete and structures of all kinds; many of them are excellent prod-ucts. In my opinion, none of them truly address hydrostatic pressure and the water intrusion problems associated with it; these new products and services that R&R General Contracting is of-fering do.When you waterproof a build-ing or home, you reduce the po-tential for moisture, mold, mil-dew, pest infestation, dry rot, odors and in some cases toxic gas-es transmitted from the soil. The air quality in your crawl space or basement does have a signif-cant affect on the air you breathe in each given structure or home. There are solutions. Our PGE bill increased 4 times during the summer months! We learned that a whole house fan would help by drawing the cool evening air into the house and exhausting the hot air out of the attic through the roof vents. We made the purchase and installed the unit in the central hallway in our house. We pulled the chain to turn the unit on and immediately felt the cooler air coming in through the open windows and doors. The only problem was it sounded like a heli-copter was landing on our roof. We found that we didnt want to have it on in the evening, (when it is most needed), because we couldnt sleep with all the noise. Then I learned how much of the conditioned or heated air in our home was escaping through the fimsy louvers of the un-insulated fan. I started wondering how much money we were losing by having installed the unit.Several months ago I spoke to Chris at Melas Engineering in Ne-vada City and learned about the Tamarack whole hose fan. After reading the article below I realized that my problems had been solved. --It almost sounds too good to be true. One of the best ways to control your homes runaway energy costs sits quietly in the attic, improves air quality throughout the house, and pays for itself in two years or less. Its called a whole house cooling fan, and until recently it has fown under the radar, known principally to builders and contractors as an in-expensive way to ventilate a house.Whole house fans have come a long way in a short time from noisy, drafty fans with no insulation and expensive, time-consuming installa-tion to the energy effcient, inexpen-sive models offered today. Because of low initial costs, ease of installation, and possible energy savings of more than $10,000 over a ten-year period, whole house fans are gaining in popularity. Do-it-yourselfers and a growing number of contractors are retroftting older homes with them, or specifying them in new home plans.Heres how they work: Situated securely in a homes attic, whole house fans draw cooler air in from the outside especially at night and push accumulated heat out through the attics sofft vents and eaves. They also exhaust stale air out of the house, minimizing or even elimi-nating what the Environmental Pro-tection Agency considers one of the top fve health hazards today: pol-luted indoor air. Typical retail costs range from about $479 to $1,500. The HV1000 & HV1600 are vir-tually maintenance-free, offers an automatic, motorized, and airtight insulating seal, energy effciency, cleaner indoor air, and a cooler home in warm weather at enormous sav-ings over conventional air condition-ing units. All are benefts of a whole house cooling fan quietly doing its work night and day in a discreet place in your attic. To fnd out more about whole house cooling fans, access the Tama-rack Technologies web site: www.tamtech.com. The current housing market, and slower economy in general, have forced all of us across the construction industry to be more competitive; it is defnitely a buyers market. I am thinking of remodeling or updating my Kitchen or Bathroom, What are my options?Your homes Kitchen is one of the most heavily used areas and is becoming the key gathering point for the family and center of enter-taining. It is also the largest visible thing that refects the quality and style of your home and has proven to be one of the best remodeling investments you can make. Most professionals say you can recoup up to 100% of your investment in a kitchen or bath upgrade with the increased value of your home.New Cabinets. A new Kitchen or Bath will usually include cabinets, countertops, fooring, paint, appli-ances, plumbing fxtures and lighting and will give you the opportunity to change and sometimes expand the layout and room itself. With the up-grades Kitchens and Baths have seen in the last 10 to 20 years this type of renovation is sometimes required to bring a home up to date in todays market place. A complete kitchen remodel can cost from $10,000.00 to $40,000.00 depending on the size of the project and choice of materials you make. With a large investment you will see a huge return in your homes value and the function and comfort of your home.Refnishing or Re-facing. While we would all love to have our kitchen or bath torn out and redone, some-times our budget does not allow for it. Freshening up an old kitchen or bath by refnishing cabinets, replac-ing countertops or re-facing (replac-ing the door and drawer faces) can make dramatic changes. However, where refnishing cabinets or new countertops will always be a less expensive alternative, cabinet re-facing can sometimes cost as much as new cabinets. If you are just replacing door faces, and the cabinet boxes, draw-ers and countertops are in good shape this is a great option often saving you 50% or more on replac-ing your entire kitchen or bath. If your cabinets themselves are in poor shape, you are replacing your countertops, or you want to change the layout of your kitchen this may not be the best option.Consult a professional who is familiar with all aspects of kitchen renovation including cabinets, coun-tertops, and fnishing to advise you on the options you have for your particular project and the cost differ-ences between them. Can I get a better deal by going to Home Depot or a big box store? No, shop locally! Aside from sup-porting your local communitys economy, Nevada County has a large number of highly qualifed contrac-tors, craftsman, and suppliers to help you with your project. Local con-tractors and suppliers are extremely competitive with valley pricing while offering better quality and service. If you are considering a new kitchen or bath project consult your local con-tractors association, NCCA, at 530-274-1919 for help in fnding a local licensed contractor to help you.How do I pick my Contractors and Suppliers? The biggest variable that affects cabinets, coun-tertops, and ev-ery other part of your project is the reputation, reliability, and quality of work of the contrac-tor who you are having bid your project. Check to ensure that they are li-censed, insured, and are capable of performing the work to your expec-tations and in the time frame you re-quire. Check references and view proj-ects they are currently working on.Get comprehensive and com-petitive bids on a project. Be specifc about the materials you want used, the quality of the work required, the time frame you expect the work to be completed within, and any other ex-pectations you might have. How do I get competitive bids on my kitchen or bath project?Competitive bids are bids that quote exactly the same products and services. The best way to get a truly competitive bid is to have a complete and accurate set of plans and specif-cations which detail the project as a whole, and detail the size and type of all products to be used. It is well worth having your project profes-sionally designed and plans pre-pared. This not only clarifes the proj-ect for yourself, but also leaves no question as to what is to be quoted by your contractors and suppliers. As you speak to different sup-pliers and contractors you will be exposed to different, and possibly better, ideas for your project. To get competitive bids have everybody bid exactly the same thing. If you like someones ideas, ask them to quote the change as an option on your bid. Once you have chosen the contractors and suppliers you want to work with spend the time to re-ally refne you project.Planning and design fees may range from a few hundred dollars to a couple of thousand dollars. Spending more than a few hundred dollars for preliminary design and specifcations of a kitchen or bath is generally not needed, especially for an initial bid package. Some companies, such as The Cabinet Company Inc. will credit these de-sign fees towards an order from their company. Find a designer who is knowledgeable of products and building practices and has a feel for what you want to achieve.Any remodel project can be stress-ful and time consuming at times. Picking professionals to work with you on your project will make the process much easier and enjoyable.Josh Emrich, owner of The Cabinet Company Inc. is a licensed contractor and has provided cabinets and counter-tops for over 28 years and has completed thousands of kitchen and bath projects in the local foothill area.Remodling your Kitchen or Bath?By Josh Emrich, The Cabinet Company !ALL HOM IMPROVMNT !rIday, Sopfombor 4, 2009 15Behr&Son MasonryServing Northern California for over 30 yearsSpecializing in: Natural Stone Masonry Oversized Stacked Boulder Retaining Walls (Roundabout in Grass Valley) Fireplaces Brick & Cultured Stone VeneersOwners Mike & Kris BehrLic. #745529530-273-0443www.behrandsonmasonry.comFull Range of ServicesInterior & exterior painting and stainingVarnished, Lacquers & other nishesFaux & other Speciality nishesPressure washingDeck renishingCabinet renishing Industrial & commercial coatingsColor consulting Color matchingFoothill PaintingLet Foothill Painting bring knowledge, efciency and unequalled service to your next painting experience.(530) 274-9168 | foothillpaintinggv.comWe Cover the Foothills with QualitySCL# 545090Voted the best in 2008Septic systems: If you are like most people, you may not know much about your septic system. Many believe in the policy Out of sight, out of mind or If I dont bother it, it wont bother me. Unfortunately this type of mentality is only going to cause you problems in the long run, es-pecially if you happen to be remodeling or upgrading things around the house. Septic systems are still the greenest, and most effective, and least expensive way to dispose of household waste. With all these benefts comes some responsibil-ity on your part. Periodic pumping and inspection of your system will keep it working for years to come. There are quite a few projects that peo-ple undertake without considering the ef-fect to the mini-sewage disposal site they have in the backyard. Septic systems are designed to handle normal water usage from the home. So for an average four-person home this should be an average of 200 gallons with a maximum of 300 gal-lons a day. So being wasteful with wa-ter (not repairing water leaks when they happen) or not upgrading to low fow fxtures can prematurely fail your system and cost you thousands of dollars. The other item most often forgot-ten about is: setbacks. Setbacks from decks, drives, new foundations, pools, wells, and other structures. Putting a pool or spa over your septic tank is not only a code violation, but also a mess when it needs service. Septic systems need to be accessible; one option is to install lid extenders to the surface, that way there is no digging in the future. Checking on the location of both your septic tank and leach feld AND check-ing to see the proper setbacks before you start a project will save you a lot of headaches and money.Any time you expand your home, it is important to consider the septic sys-tem. For example if you expand the size of your home, make sure you meet the septic systems setback. If your septic system is in the way of a project, there are times it can be moved. Moving the location of a septic tank can be rela-tively hassle-free. Moving a leach feld can be a different story. Leach felds are designed for the area where they were installed. So changing its location will usually change its confguration. This can involve new soils testing, proper abandonment of the old leach feld, and the installation of a new leach feld. This process can get expensive, so doing your research and planning with a reputable, licensed company prior to doing the work is always advised. If you are trying to add on another bedroom then your system will usually need to be upgraded. Every bedroom that a home has is expected to have a maximum of two people living in it. So a three-bedroom home has to have a sep-tic system that can handle the usage of six people, whether the house has one person or six. Expanding your leach feld may require more soils testing and usually more footage installed. So de-pending on the condition of your exist-ing leach feld (and its location) costs can vary dramatically. If your leach feld needs more footage, (per a septic designer, the county and/or soils testing) homeowners have many options available to them. It used to be that all septic systems involved a tank, trenches, drain rock, and some pipe. But, newer technologies can help homeown-ers with high ground water or poor soils. Orenco technologies have produced septic systems that pre-treat the waste-water before it goes into the ground. There are systems, like Geo-fow, that use subsurface drip irrigation technology to safely water your lawn with cleaned household wastewater. Orenco also has produced technology that allows systems to have remote monitoring (via the internet), and septic systems that can even monitor themselves. Others like EZfow, uses tubes of prepackaged packing peanuts to replace the heavy and sometimes messy drain rock for the absorption feld trench. As you can see, there is a lot to your septic system, but with a little bit of plan-ning, common sense, and periodic main-tenance it can last you for years to come. Incurred costs include the cost of the unit, any materials needed for installation, and the cost of labor to install the unit. In June, the federal government re-leased clarifying guidelines for quali-fying biomass products. Signifcant fnancial and environ-mental benefts can be gained for the homeowner who heats with wood or pellet burning appliances. You can enjoy reduced heating costs for years to come while utilizing renewable fuels and contributing to a greener Earth. Qualifying pellet and EPA-certifed wood burning products are clean-burning, eliminating ap-proximately 75-percent of the carbon emissions that are associated with fossil fuel heating.EPA-certifed wood burning stoves and inserts are up to 85-per-cent effcient, producing more heat with less wood to provide warmth and comfort for many hours. They are clean-burning with low ash and minimal outside air emissions achieved through high temperatures, ample oxygen and suffcient burning of gases before they are exhausted. This complete combustion can also eliminate the accumulation of creo-sote, a fammable chimney residue. They are perfect for homeowners who want to live green and also en-joy the crackling sounds and ficker-ing fames of burning wood.Pellet burning stoves and inserts have great heating effciencies and low emissions. Pellets burn cleaner than virtually any other biomass fuel and produce low particulate matter, con-trolling air pollution. Pellet units are easy to operate with built-in fuel hop-pers and feeding devices that move pellets in small groups to the com-bustion chamber. They feature wall-mounted thermostats that control heat and minimize fuel consumption. Due to technological advance-ments, the effciency of wood and pellet stoves and inserts has increased dramatically in recent years, said Skip Stahmer, Owner of Sierra Tim-berline since 1978. People are dis-covering that heating with renewable fuels is a cost effective, green alterna-tive to heating with propane, oil, nat-ural gas and electricity. This tax credit will give many people the incentive needed to make heating with biomass a reality in their households. After purchase, the homeowner obtains an offcial Manufacturers Certifcate. Tough economic times have had an effect on us all. Once a 10,000 square foot Mediterranean Mansion, your dream home today may be a 2,000 square foot house thats worth more than you owe on it. Its a sign of the times as they say. Brighter days are ahead for sure, but how can we make these current times shine a little more? My answer is retro-ftting. How can retro-ftting work for you? Letss talk technology; well get to retro-ft-ting later. Starting with distributed audio, if you dont have it in your house now, you need it. Were talk-ing audio zones outside, inside, kitchen, bedrooms, the works. Why? Because you dont know what youre missing. Streaming audio into the backyard can set an entire mood of a BBQ. Wheth-er were talking Bach, or Metal-lica, it will add to your BBQ, and set the desired tone for the eve-ning. What good is it to have mu-sic playing in your house if you have to be in the same room it is playing in to hear it? Home automation2 words that will simplify your life. These systems run all of your media, as well as your lighting, climate control, even your alarm system. It is controlled by one remote con-trol and easy access touch screens through out the house for your convenience. With the touch of a button you can turn on or off all lights in your home, change the temperature, set or disarm the alarm system, change the music, or turn off the television from anywhere in the house. You can program lighting scenes which will turn on or off select lights in your home at a specifed time. In addition, all lights have the abil-ity to be dimmed, allowing you to set the mood of any room in the house. One more word on lighting, our systems are green. They are designed to greatly re-duce your energy consumption. This system has endless possi-bilities and can be controlled via the Internet, so even while away on vacation you can control your thermostat, or see which lights are on in the house. Are you lov-ing the new vision of your home yet? Theres moreLets talk television. plasmas, LCDs, home theaters, we do them all. And where shall we hang it? This of course can be integrat-ed into your home automation system, and distributed audio. We can do surround sound that will sound better than any movie theater youve ever watched a movie in. We can disguise the screens to look like paintings, have them hidden behind mir-rors, or we can mount it on the wall with 4 other fat screens to allow for all family members to be able to watch the show of their preferencedont laugh, we re-ally have done that one.OK back to retro-ftting. The above technologies can all be retro-ftted into your existing homemaybe not your dream home of yesterday but your home of today. No need to rewire the entire house, the majority of these systems are wireless and require little work cutting into walls. They are affordable and reliable systems which will make even a mundane home seem exciting and high-tech. The great part of this is that you can start small. Go with a distributed audio sys-tem. We will retro-ft it into your home. Later you can choose to add additional audio zones, or maybe lighting control. Down the road you decide you want to add in some more media, this system can be continuously added on to and all of it is retro-fttable, and therein lies the beauty of the ret-ro-fttable system. Home improvements also include the installation of carpet-ing, texture coating, fencing, air conditioning or heating equipment, and termite extermination. In order to protect homeown-ers, California has very strict legal requirements for contractors per-forming home improvements. A contractor performing home improvement is required to provide you with a written contract for any home improvements with a cost of more than $500. The contract must be in legible writing, in a form that clearly describes any other docu-ment that is to be incorporated into the contract, and signed by all par-ties. If the contract provides for a down payment before the work be-gins, it must be limited to the lesser of $1,000 or 10 percent of the con-tract price for home improvements other than swimming pools, and the lesser of $200 or 2 percent of the contract price for swimming pools, excluding fnance charges. In addi-tion, the contract must contain the following:1. The name, address, and li-cense number of the contractor and the name and registration number of any salesperson who solicited or negotiated the contract.2. The approximate dates when the work will begin and on which all construction is to be completed.3. A plan and scale drawing showing the shape, dimensions, and construction and equipment specifcations for a swimming pool and for other home improve-ments; a description of the work to be done, the materials to be used, and the equipment to be used or in-stalled; and the agreed price for the work.4. A payment schedule showing the amount of each payment in dol-lars and cents that refers specifcal-ly to the amount of work or services to be performed and the materials and equipment to be supplied.5. A statement that, when sat-isfactory payment is made for any portion of the work performed, the contractor must, before any further payment is made, furnish to the person contracting for the home im-provement a full and unconditional release from any claim or mechan-ics lien for that part of the work on which payment has been made.6. A statement advising the homeowner of the mechanics lien law and the recording of pay-ment bonds.7. A statement of what consti-tutes substantial commencement of the work under the contract.8. A notice that the contractors failure, without lawful excuse, to substantially commence work with-in 20 days after the approximate date specifed in the contract when work will begin is a violation of the Contractors State License Law.9. A notice in close proximity to the signatures of the owner and con-tractor, in at least 10-point type, that the owner or tenant has the right to require the contractor to have a per-formance and payment bond.10. Before any work is done under the contract, the contrac-tor must provide the owner with a copy of the contract, signed by the contractor. Once the contract has been signed, no extra work or change order may be required without the written authorization of the per-son contracting for the construc-tion of the home improvement or swimming pool. Furthermore, no change order is enforceable against anyone contracting for home im-provement work or swimming pool construction unless it clearly sets forth the scope of the work covered by the change order and the price to be charged. It is important to note that the failure to memorialize a home im-provement contract in writing does not always render an oral contract unenforceable. In a situation where the parties involved were acquain-tances, the owners had requested the work, and construction had been properly completed, a court concluded that the risk of fraud, which the statute was designed to address, was not present, so the court enforced the oral agreement. In another case, a home improve-ment contract was increased by substantial amounts of extra work that the owner ordered orally. The court ordered the homeowner to pay for the extra work, noting that the work was properly performed and that it would be unjust to al-low the homeowner to receive the work for free. The court also noted that the homeowner was general partner of a real estate and development frm involved in the construction business for 20 years, not an unsophisticated consumer whom this legislation was intend-ed to protect. In conclusion, it is very impor-tant that you insist on a written contract that complies with the re-quirements for home improvement contracts, and that you additionally document any changes to the con-tract in writing. But did you know that a slow economy brings a lot of opportunities for those who take advantage of them? Along with buying a business or real estate, it can be the perfect time to start many home improvement projects. Read on for surprising information and discover three reasons why its a great time for making home and property improvements! Reason #1: Lumber prices are low, low, lowAccording to Jeff Pardini of Hills Flat Lumber, lumber prices are at a 26 year low. He explains that lumber is not af-fected by infation like other commodi-ties. Its strictly infuenced by supply and demand. Many lumber mills have closed or resorted to staff reductions in order to ride the wave of the current economic cycle. Theyre sending ma-terials out at a loss to keep their staff working and their businesses running until demand and prices go up again. When the economy starts to heat up, (and Pardini states he has seen a recent up tick in sales) there will be more demand. Since there wont be enough lumber mills to supply that demand, prices will rise. Savvy homeowners are taking advantage of these amazingly low lumber prices and raking in the savings on their improvements before the demand and prices rise again.Reason # 2: Contractor availabilityGood professional contractors are available right now. When things are booming these contractors are often diffcult to get when you want them. Contractors such as Mike from M.A. Mone Construction who normally en-joy being booked far in advance are more available right now. In strong economic times many contractors are quite busy doing larger tracts of new homes and commercial work. These days Mike says hes doing more im-provements such as barns, sheds, horse arenas, water storage and septic sys-tems on existing homes and ranches. Hes also doing consultations for the do-it-yourselfers who need some pro-fessional guidance on their home proj-ects. You do what you can to keep busy until the cycle turns again he says. Mike also sees signs of life coming back to the industry. Hes been in construction since 1972 and owned his own company since 1977. He says hes lived through several of these cycles and once the upswing begins, he, like so many of his fellow contractors, gets more project offers than he can accept. Additionally, many contractors (like some of the lumber mills) close up shop in a down economy. This leaves a gap in the industrys ability to supply the demand for service when the cycle comes back around. With the combination of lumber prices being about 50% lower than they were a few years ago and contractor availability, Mike says now is a fantastic time to take advantage of this opportu-nity for making improvements to your home and property at reduced costs. Reason #3: Increase property val-ues and salabilityThough some home improvements will add to your personal enjoyment, many wont add much value to or increase the salability of your home. However, according to Teresa Dietrich of Scott Realty in Grass Valley, there are some improvements, especially in the rural areas, that can show returns of as much as a whopping 150% of what you invest. Well water storage is a good in-vestment that adds value and salability. A barn or RV storage can be utilized for purposes other than housing horses and motor homes and can pay off big when it comes time to sell. They can be con-verted to a workshop, artist studio, or guest quarters. This versatility appeals to a wider segment of buyers. Teresa clarifes that appraisers valuate non-liv-ing space such as barns and storage at a set amount per square foot. If youre building strictly for resale value, be sure to do your research frst to avoid over-building for the market. Knowledge-able realtors like Teresa can be a good source to tap before you get started. If youre considering making improve-ments to your land, ranch, or home, call Mike with M. A. Mone Construction in Grass Valley at 530-346-7457 for a FREE consultation. With both Engineering and General Building Contractor licenses, he of-fers services on a variety of projects includ-ing grading, drainage, water and septic sys-tems, barns, arenas, repairs, maintenance, and more. He also serves the owner/builder on many DIY projects. Call him today to discuss your needs. Top 3 reasons to do those property improvements now!
